Why this project is worth a look
A plot of your own
The product is a detached two-storey home rather than a share of a high-rise. Outdoor space and household independence are real advantages, balanced by responsibility for the roof, drainage, building systems and garden.
Several routes home
The estate connects with a number of major roads on Bangkok’s western side. That gives drivers choices as daily destinations change, although a route map cannot tell you how a particular rush-hour journey will feel.
Room for generations
The four-bedroom arrangements can accommodate a multigenerational household, with ground-floor sleeping space featured in the published designs. For a family with ageing parents, that has far more practical value than an abstract claim about generous proportions.
Shared space, private home
A pool, playground, clubhouse and landscaped areas add things to do beyond the front door. Owners need to understand that these are jointly maintained amenities, not individually owned features, and that their condition depends on estate management.
A home you can inspect
There is no need to rely on an off-plan rendering to judge the available property. Buyers can assess the street, inspect the actual building and review maintenance records, while still checking alterations, title restrictions and common-fee obligations.
About the project
Setthasiri Charan-Pinklao 2 is a completed gated neighbourhood of 222 detached, two-storey houses in Bangkok Noi. It is not a condominium and it is not a launch where a buyer selects a standard unit from a sales gallery. The developer has sold through its inventory. A purchase today means dealing with an individual resale property, its owner, its land parcel and the condition of the particular building. Two homes advertised under the same project name can have very different renovation histories, garden space and ongoing costs. The project is a useful starting point for a search, not a substitute for comparing actual houses.
The number at the end of the name is worth keeping. Sansiri developed an earlier Setthasiri Charan-Pinklao as a separate project, with a different housing inventory and an earlier launch history. The developer itself lists the first scheme under 2014 and this second one under 2019. Some agent descriptions shorten both names, while other websites group nearby properties too casually. Anyone booking viewings should make sure the address and estate entrance belong to Charan-Pinklao 2 rather than the earlier development. The distinction matters when looking at sale comparables, house plans and maintenance information.

The estate sits on Erawan Park Avenue in Bang Khun Si, within Bangkok Noi on the Thonburi side of the river. Its practical appeal is a street-level, family-house setting connected to the city through several road corridors. Drivers can approach via the roads around Charansanitwong, Borommaratchachonnani and Ratchaphruek, including the route parallel to the Taling Chan railway. Several access options are helpful, but no route is permanently traffic-free. Before deciding that the location works, try the drive during an ordinary school morning and again when the household would usually return in the evening.
The Blue Line’s Bang Khun Non station is shown at roughly 2.2 km in the developer’s materials, with the Red Line’s Taling Chan station listed at about 3.9 km. Both are meaningful transport connections; neither turns this into a walk-out-of-the-gate rail location. A feeder trip may be part of daily life, particularly in heavy rain or when accompanying children. Buyers who want to live without a car should test that journey personally rather than relying on a property portal’s “near MRT” label. The relevant question is whether the whole door-to-door routine works, not merely whether a station appears on a map.
There is plenty of established city infrastructure on this side of Bangkok. The developer’s location material places Siriraj Hospital at approximately 4 km, Central Pinklao at 4.5 km and Makro Charansanitwong at 3.5 km. Those are useful reference points, not guaranteed travel times. A family connected to hospitals, universities or the older inner-city districts may find the address particularly practical. Someone working across the river at the opposite end of Bangkok could reach a different conclusion. The house may offer more room, but it cannot give back the hours lost to an inconvenient commute.
All homes are two storeys and the published configurations centre on four bedrooms. Sansiri’s later project brochure lists internal areas from 208 to 354 sq m and land parcels between 50 and 134 square wah. A square wah is a Thai land-area unit equal to four square metres, and it should never be confused with floor area. An unusually large plot may offer a better garden and separation from neighbours without adding much indoor space. Conversely, a property advertised with a bigger usable area may have been extended by its owner. What is physically present, what was originally approved and what can be transferred legally are related but separate questions.
A ground-floor bedroom is a substantial part of the appeal for extended households. It can be a comfortable place for older relatives, a guest who cannot use stairs easily, or a quiet bedroom separate from the upper floor. Larger designs also incorporate an upstairs family lounge, a separate working kitchen and a service room. None of those arrangements should be assumed solely from a four-bedroom count. Floor plans have evolved across the project’s marketing years, and resellers sometimes change partitions or add built-in furniture. Walk through the property with its actual plan and think about the household’s daily movements before concentrating on finishes.
The architecture borrows roof forms and proportions from traditional Thai residences, producing more character than a plain box-shaped house. The design language is easy to appreciate, but performance matters more than the label. A double-height living area can feel generous while creating different cooling and sound conditions from a standard room. Deep roof lines may provide shade, but maintenance quality, water ingress and the condition of seals and roof junctions must be established by inspection. A recognised developer brand helps identify the original product; it does not certify the present condition of a privately owned house several years later.
Shared amenities include a clubhouse, saltwater swimming pool with a separate children’s area, fitness room, landscaped grounds, playground and a space where residents can work outside their homes. The estate also advertises controlled entry, CCTV and round-the-clock security staff. These facilities are communal rather than features that necessarily come with every land parcel. This matters if the buying brief specifies a private pool: a communal swimming facility will not fulfil that requirement. For other families it is a sensible compromise, allowing children to enjoy shared space without each owner having to maintain another pool.
Although several major property databases describe the project as completed in 2023, the building story is more gradual. Earlier reporting referred to some homes being ready from 2019, and other databases use a 2022 completion date. This does not make the finished estate an unfinished development. It means the exact handover history of the house you are buying deserves its own attention. Ask when that home was accepted, whether the owner has changed equipment or remodelled wet areas, and whether any roof or drainage defects have been repaired. Actual inspection and dated records are more useful than trying to assign every building a single age.
Resale prices vary considerably. Recently refreshed DDproperty advertisements in early October 2026 included a four-bedroom house described as 322 sq m at THB 18.5 million, alongside higher asking prices. Older specialist-agent and portal listings have shown lower figures, including an advertisement at THB 11.9 million last updated in January 2026. Those should not be presented as equally current stock. Some entries are duplicates, some remain on websites after a sale, and homes differ materially in land size and condition. The starting figure here is a recent listing reference, not a guaranteed offer or a developer quotation.
The purchase price is only one part of the financial picture. A detailed project review from February 2023 gave a common-area charge of THB 45 per square wah of land per month, collected two years in advance at that time. There is no independently verified October 2026 tariff in the reviewed materials. A buyer needs the estate management’s current statement, including any arrears for the particular plot, as well as a realistic allowance for maintenance of the house itself. Taxes, registration costs and the sharing of transaction charges also depend on the signed resale agreement. An old marketing figure is not a substitute for a current settlement statement.
Foreign buyers need to distinguish ownership of a house from ownership of the land beneath it. Property advertisements often describe these houses as freehold, but that does not mean a non-Thai individual can simply take title to the plot. Thailand generally restricts direct foreign land ownership, with narrow statutory exceptions. A properly registered land lease, usually for no more than 30 years initially, and separate legal ownership of a building may be possibilities. Any renewal must have a sound legal and contractual basis; it is not automatic. The documents need to be established for the chosen property. The 49% foreign ownership quota familiar from Thai condominiums is not a route to freehold land in a detached-house estate.
The original developer brochure cites land title deed references for the wider site. A Chanote is a Thai land-title document, but historic estate-level references cannot establish clean title to the individual resale plot today. Before a deposit, the buyer needs to know who is registered as the owner, whether the land is encumbered, where its boundaries lie, what documents support ownership of the building and who is authorised to sign. Lease renewal language deserves particular scrutiny; an expectation of future renewal is not equivalent to a present registered property right. Nominee-company workarounds should not be treated as a routine solution.
This is best approached as a home for a household that genuinely wants to live on the Thonburi side of Bangkok. The established neighbourhood, choice of four-bedroom layouts and communal facilities are tangible features; guaranteed yields or inevitable capital gains are not. A careful buyer may discover that a quieter internal lane, a sound roof, a sensible plot shape or a clear title is worth more than a dramatic asking-price reduction. Once the legal structure and the actual condition are known, comparing Setthasiri Charan-Pinklao 2 with other family-house estates becomes a much more useful exercise.
Ownership format
These are landed houses, not condominium units. Listings advertise freehold sales, but direct land ownership is generally unavailable to non-Thai buyers. A registered land lease, commonly for up to 30 years with any renewal dependent on enforceable arrangements, and separately documented building ownership may be possible, subject to the contracts and title records; no foreign-buyer structure has been verified for a specific house.
Home types & sizes
The original compact design appeared in early project material, with four bedrooms and parking for two or three cars. It should not be treated as the same plan as the subsequent 181 sq m TARYN+ merely because both belong to the same design family.
A later four-bedroom configuration listed with three parking places. It offers the core family-house layout without stepping up to the largest designs in the estate. Plot shape, usable outdoor space and any owner changes still need a property-by-property check.
The developer describes a living room, kitchen and dining area, with parking for two or three cars. The four bedrooms are presented with their own bathrooms. It is worth seeing how the actual furniture and circulation work when several adults use the main living areas at once.
An upstairs family space and a service room with a separate bathroom offer more flexibility than a simple four-bedroom label suggests. Earlier third-party project descriptions disagree on the bathroom count, so the particular resale layout needs to be checked rather than inferred from the design name.
The brochure adds an upstairs sitting area, a food-preparation space and a separate service room, alongside three-car parking. Its extra square metres are intended for separating activities rather than simply increasing the bedroom count. The benefit depends on whether the household will actually use those secondary spaces.
This larger plan combines a double-height living space, upstairs family area, ground-floor bedroom and service accommodation, with three parking places. It is appealing for a sizeable household, but the greater building volume makes a thorough review of cooling, roofing and maintenance particularly worthwhile.
The largest published later-brochure design includes a double-height area, upstairs family space, distinct kitchen and preparation zones, service accommodation and parking for three cars. It works best when that extra footprint serves a real household need rather than becoming unused space to cool and maintain.
These are published design families from different marketing periods, not a live stock list. Earlier reviews also describe a 314 sq m TRINITY, whereas the later official brochure includes the 322 sq m TRINITY+ alongside ALIA and VENESSA. Design names, usable-area figures and bathroom counts have varied between sources. A resale advertisement needs its own floor plan, parcel area, building records and inspection; the original catalogue is useful context, not proof of what exists at that address now. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 18.5 million among recently refreshed DDproperty resale listings (2 October 2026). This is the lower asking-price anchor in that recent set, not a developer price. Older advertisements quote lower figures; the actual availability, price and terms of any specific house require direct confirmation.
- Completed: 2023
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: Families looking for a genuine detached house within Bangkok rather than an apartment with extra bedrooms. A private plot, four-bedroom layouts and shared places for children create several zones for the household to use at once. The strongest match is a family that will make use of those separate indoor and outdoor spaces every day.; Multigenerational households in which an older parent or regular guest would benefit from sleeping downstairs. The published plans offer that possibility, although level changes, door widths and bathroom accessibility still need to be assessed in the chosen building. “Ground-floor bedroom” is a useful starting point, not a certified accessibility specification.; People whose regular destinations are in Bangkok Noi, Pinklao or the wider western side of the city. Access to established hospitals and neighbourhood services may carry more weight than proximity to a fashionable business district. The location is strongest when it shortens journeys the household actually makes.; Buyers who prefer an existing home they can inspect before signing. Seeing the street, plot orientation, roof condition and altered rooms is an advantage over purchasing from plans. It also means accepting a proper resale due-diligence process, including checks on title, management charges and any unapproved extensions.; may not suit: Anyone expecting to walk to a train platform in a few minutes each morning. The MRT is a genuine connection but not an immediately adjoining station, and a car-free routine should be tested before committing to this address.; Buyers whose non-negotiable requirement is a private swimming pool or a turnkey investment with proven net rental returns. The advertised pool is communal, and scattered rental asking prices do not establish realised income, occupancy or management costs.; Non-Thai purchasers who require straightforward freehold title to a land plot in their own name. Land law is materially different from condominium ownership; an acceptable, properly documented legal structure must be available before this becomes a realistic purchase..

- Project databases give 2022 or 2023 as completion, while earlier reviews reported some homes ready in 2019; the handover date of an individual house requires its own documents.
- A February 2023 review cited a THB 45 monthly common charge per square wah of land, paid in advance; the October 2026 rate and any arrears on the selected plot remain unverified.
