Why this project is worth a look
Space without a tower
A private entrance and two floors make it easier to separate work, sleep and shared family activities. The trade-off is the townhouse format itself: party walls, small plots and neighbours close by, with privacy varying from one address to another.
Layouts with meaningful differences
The three house plans change the bathroom count and parking allowance as well as the bedroom count. For a household with several adults or more than one car, those details are often more decisive than a modest difference in headline floor area.
Shared everyday amenities
The pool, gym, garden and clubhouse offer reasons to stay within the estate for recreation. Their value depends on present upkeep and the management costs paid by residents, so the facilities deserve an inspection of their own.
Several routes across Thonburi
Kaew Ngoen Thong Road links into a network of major western Bangkok roads. That is useful for drivers making regional trips, but a station several kilometres away and traffic-sensitive journeys mean this is not an effortless rail-commuting address.
A neighbourhood you can inspect
Homes are already built and resale stock appears on the market. Buyers can assess real streets, household modifications and common-area maintenance instead of relying on launch-stage renderings, while still demanding proper title and contract checks.
About the project
Golden Town Siriraj–Ratchaphruek is a 254-home, two-storey townhouse development in Bangkok Noi, on the Thonburi side of Bangkok. It belongs to Frasers Property (Thailand)’s Golden Town range. Buyers get an individual front door and a house plan that includes parking, while the development retains shared facilities and controlled access. That is a very different proposition from a condominium unit: there is more scope for family routines to spread across rooms and floors, but the condition of an individual roof, exterior wall and service area matters directly to the owner. The estate is substantial rather than intimate, and homes within it need not offer the same level of privacy or the same amount of usable outdoor space.
Despite the words Siriraj and Ratchaphruek in the name, the actual address is on Kaew Ngoen Thong Road, in Bang Khun Si subdistrict. The distinction is useful when planning daily life. The developer lists Siriraj Hospital at about 4.8 km and the Blue Line’s Yaek Fai Chai station at about 2.6 km. These are relevant connections, not door-to-door walking conveniences. Someone whose main destination is the hospital may find the western Bangkok location practical; someone expecting to step out of the gate and straight onto a train would be better served by a different type of property.

Access by road is the more convincing part of the location story. Charansanitwong, Ratchaphruek, Borommaratchachonnani and Phran Nok–Phutthamonthon Sai 4 provide alternative approaches to several parts of Thonburi. The ability to choose a route is valuable, though it does not eliminate school-run congestion or peak-hour queues. Actual driving time is highly dependent on the destination and departure hour. Public transport users should look at the full journey from the house to the station, including the internal walk through the estate, local transport connections, rain and the last part of the return journey. A distance on a brochure is not the same as an easy daily commute.
The shared amenities are part of the proposition, but their usefulness depends on how often the household would actually use them. Frasers lists a clubhouse, swimming pool, fitness room, landscaped garden and security-controlled entrance; independent project profiles also record a playground and CCTV. A young family may appreciate somewhere for children to play without leaving the estate, while an adult working from home may welcome a workout close by. These spaces still need staffing, cleaning, upkeep and rules. Prospective owners should inspect them as they exist now, rather than treating an amenity list as proof of present-day maintenance standards.
There are three original layouts with distinct trade-offs. Saint Paul is the compact option: 96 sqm, three bedrooms, two bathrooms and one parking space. Southampton adds a fourth bedroom at 103 sqm, but still has two bathrooms and one planned parking space. Notting Hill has four bedrooms, three bathrooms and room for two cars, plus a dedicated prayer or flexible-use space. The current individual-plan description on the developer website calls the last layout 120 sqm; the same website’s summary and several external profiles give 117 sqm. That difference is left unresolved rather than being disguised as a single specification.
The bedroom count alone understates how differently these homes might work. A fourth room can become a child’s bedroom, a guest room or an office, but its dimensions, window placement and privacy determine whether it succeeds in that role. Four bedrooms sharing two bathrooms may be perfectly workable for one household and an everyday irritation for another. Likewise, a parking allocation for one car is a meaningful constraint for a family with two vehicles. Buyers should check actual parking dimensions and access, especially where a previous owner has added a gate, an extension or storage at the front of the house. Even a larger nominal parking provision is only useful if the household’s real cars can use it.
The developer makes a point of the Thai-style kitchen, and that is worth evaluating on practical rather than decorative grounds. Frequent cooking creates heat and strong aromas; it also needs ventilation, durable surfaces and sensible routes between preparation, washing and storage. An older sales review describes prepared rear service areas and house features intended for domestic tasks. But a show home is not evidence of what remains in a resale unit. Owners sometimes enclose utility space or convert it into an extended kitchen, which can improve day-to-day use while creating questions about drainage, airflow, roof coverings and approved alterations.
This is a completed residential setting, not a purchase of unbuilt houses. A DDproperty feature dated August 2024 described the scheme as complete and ready to occupy, and Home.co.th also identifies the project as completed. A resale buyer can therefore judge a real street, the neighbour relationship, the pool and the actual house. There is still a distinction between the date first homes became available and a formally evidenced date when every home in the estate was completed. Zmyhome assigns the project to 2023, but the sources reviewed do not establish one definitive full-estate handover date. For most buyers in 2026, the condition and lawful status of the chosen house will matter more than an unsupported exact completion month.
The developer identity is comparatively clear. Frasers Property (Thailand) appears on the project’s own sales page and in multiple specialist directories. That does not, however, settle who the seller of an individual home is. The party signing a new-build contract may be different from the owner in a resale transaction, and a listing could be offered by an agent rather than the registered titleholder. A buyer needs a coherent chain from the title documents to the contracting party and payment recipient. This is not paperwork for its own sake; it prevents the money, the promised house and the person entitled to transfer it from becoming three separate stories.
Price references must not be blended. A resale advert refreshed on 7 October 2026 asked THB 4.59 million for a house in the scheme. The developer’s September 2026 page displayed a starting price of THB 5.59 million, while earlier editorial project profiles carried launch-era figures far below either level. There is no reason those quotations should match: a resale owner, a particular developer-held unit and an old introductory campaign are not equivalent products. Plot size, position within a row, number of bathrooms, parking, renovations, furnishings and seller motivation can all change the asking price. None of these advertised figures establishes what remains for sale today or what a buyer will ultimately pay.
Ownership costs continue long after the transfer. Reviews published in 2023 and 2024 referred to a common-area charge of THB 55 per square wah of land each month. That is useful historical context, not a verified October 2026 management bill. The current rate, arrears, extraordinary charges and the services covered should come from the estate’s management records for the particular property. Budgeting must also allow for utilities, insurance where appropriate, preventive maintenance and repairs. With a townhouse, the buyer inherits responsibilities that may be less visible during a short viewing: roof drainage, damp patches, plumbing pressure, exterior finishes and the quality of any rear extensions.
Foreign ownership deserves special attention because this is not a condominium. Thailand’s familiar 49% foreign quota relates to qualifying condo ownership and does not provide a route to own the land beneath a townhouse. Direct foreign ownership of land is generally restricted, subject to rare statutory exceptions requiring special conditions and official permission. Depending on the transaction, a legally registered land lease and separate rights over a structure may be examined, but no project-specific foreign-buyer tenure package for Golden Town Siriraj–Ratchaphruek was verified. Standard leases of immovable property are limited to a 30-year term, and pre-promised renewals should not be mistaken for an unconditional 90-year registered right. Nominee-company arrangements do not cure the underlying land-ownership problem.
There is evidence of a rental market, though not enough to claim an investment return. A PropertyHub rental listing updated in October 2026 advertised a four-bedroom house here at THB 30,000 per month. That is one asking rent, not a lease contract, achieved rent, occupancy figure or yield study. Families renting a townhouse will compare commuting patterns, vehicle access, children’s rooms and the condition of appliances against other houses in the area. If the property is being bought for income, the real test is whether a specific unit can attract tenants at a sustainable price after vacancy periods, agent fees, repairs and ongoing costs. The information available does not justify guaranteed-rent language.
For a buyer choosing a home rather than buying a concept, the strongest case is straightforward: several genuinely separate rooms, relatively modest two-storey proportions and shared recreation in a lived-in western Bangkok neighbourhood. The weak points are equally specific. It is not a walk-out metro property, a detached home with walls on all sides, or an obvious direct land-freehold purchase for a foreign national. A worthwhile shortlist would compare particular houses in this development by their documented land rights, size, location within the estate, condition and total annual cost. The name on the gate is only the starting point.
Home types & sizes
The entry layout has three bedrooms, separate living and dining functions, a Thai-style kitchen and provision for one car. It may suit a smaller household that wants bedrooms rather than an oversized reception area. Internal room dimensions, storage and any extensions need to be seen in the individual home.
A fourth bedroom is fitted into 103 sqm without increasing the bathroom count or the planned parking capacity. That flexibility can help when a parent works from home or children need separate rooms, but two bathrooms may be the constraint in a busier household.
The plan adds a third bathroom, space for two cars and a dedicated prayer or flexible-use area. The developer’s individual layout states 120 sqm, while its summary and other directories say 117 sqm. The signed floor plan and house documents should settle the area for the property being sold.
These are the original product types, not confirmed units currently in stock. Published usable floor area is separate from plot size, and a resale house may have altered service areas or extensions. The 117/120 sqm discrepancy for Notting Hill remains open rather than being averaged. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 4.59 million in a PropertyHub resale listing refreshed on 7 October 2026. This is a lower asking-price reference, not a recorded sale; confirm that the specific house is still available and check its condition, inclusions and contract terms.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.
