Why this project is worth a look
Only 36 homes
The low unit count is a concrete project characteristic rather than a marketing adjective. It should mean less internal traffic than a very large estate, although it says nothing by itself about current management quality, road condition or how well the shared facilities are maintained.
Genuinely large houses
The original plans run from 462 to 532 sqm with four or five bedrooms, multiple family spaces and staff accommodation. That makes the estate relevant to a household that will use the space. It also means air-conditioning, cleaning, repairs, landscaping and pool maintenance can be significant recurring costs.
Two clear base plans
Grand Galicia and Grand Alicane provide a useful reference point on the resale market. A buyer can identify the original model first and then focus on what has actually changed: extensions, internal alterations, pool work, replacement systems and any difference between the physical house and its documents.
Road-first connectivity
Ratchaphruek Road makes sense for a car-based household, but the estate is not built around a station at the gate. Buyers who already drive may see that as an acceptable trade-off for a large house and plot. Buyers determined to live car-free have more natural options elsewhere in Bangkok.
Resale quality varies
After nearly a decade, two houses that started from the same plan can be very different assets. Inspection history, renovation quality, pool and building systems, land title and actual running costs matter more than a portal's minimum asking price.
About the project
Grand Bangkok Boulevard Sathorn - Pinklao is a small gated estate of large detached houses on Ratchaphruek Road in Bang Ramat, Taling Chan. With only 36 homes on roughly 19 rai, it is much lower-density than the large suburban compounds that can run into hundreds of plots. The original developer inventory has long been sold, so the buying decision today is entirely about individual resale houses. That matters because the condition can vary widely after nearly a decade of occupation. One house may remain close to the original specification, another may have been comprehensively renovated, and a third may have altered rooms, landscaping, pool equipment or parking. The project name tells you the baseline; the actual property inspection tells you what you are buying.
The developer identity is clear. The project was created by SC Asset Corporation Public Company Limited and still appears in SC Asset's legacy project archive under the Grand Bangkok Boulevard brand at Sathorn-Pinklao. Historical developer material placed the launch level at around THB 30 million, but that number belongs to the old primary market and should not be used as today's price. On 7 October 2026, DDproperty showed resale asking prices from THB 26.5 million. The comparison is useful precisely because it demonstrates how little a launch price says about a mature resale house: current value is shaped by the plot, renovation quality, building condition, pool, furnishings, seller motivation and the legal position of the particular title.

Project identification deserves unusual care because SC Asset has several developments with very similar names. The property covered here is the 36-house Grand Bangkok Boulevard Sathorn - Pinklao on Ratchaphruek Road in Bang Ramat, Taling Chan. It is not Grand Bangkok Boulevard Sathorn in Bang Khae, and it is not Grand Bangkok Boulevard Sathorn - Ratchapruek. Search portals and agent advertisements can blur those names because the same district and road references recur across the wider area. For a resale purchase, the address, plot number and seller's title should settle the identity; the marketing name alone should never be used as legal proof that the listing belongs to the right estate.
The original house range was unusually simple. Grand Galicia is the smaller plan at about 462 sqm, with four bedrooms, five bathrooms and parking for three cars. Grand Alicane is about 532 sqm, with five bedrooms, six bathrooms, three parking spaces and a private pool in the original specification. Both were designed with several reception or family areas, a dining zone, Thai kitchen, pantry and staff accommodation. Those details are more informative than the bedroom count alone. A substantial portion of the floor area is dedicated to shared family life and service functions, which can work very well for a larger household but can feel excessive to a couple that simply wants a spacious Bangkok base.
Building area and land area also need to be kept separate. Historical project profiles put the original plot range at roughly 102–129 square wah, while 462 and 532 sqm refer to the houses themselves. A resale buyer should still use the selected property's land title for the actual plot area rather than assume that every house fits the original range. Corner plots, boundaries and later alterations can materially change how two homes of the same model feel and how much exterior space they require the owner to maintain.
Public records do not agree perfectly on the completion year. A current DDproperty resale listing, Hipflat, Thailand-Property and FazWaz place completion in November 2016. PropertyHub and PropertyScout show 2017. The sources otherwise describe the same 36-house estate rather than separate phases, so the difference looks like a reporting convention rather than a second development. November 2016 is used in the main record because it is the more specific date supported by several independent databases. For a buyer in 2026, however, the technical condition matters far more than whether the completion label says late 2016 or 2017. Roofs, façades, air-conditioning, water systems, electrical work and any private pool deserve house-level inspection.
The shared amenity package is appropriate for a compact gated community: a clubhouse, communal pool, fitness room, landscaped common areas and leisure space. Detailed older reviews and DDproperty also describe controlled entry, key-card access, CCTV and 24-hour security, while the original house specification included magnetic and shock sensors. A resale buyer should treat these as features to inspect rather than brochure promises. An estate approaching ten years of operation can still be very well maintained, but the relevant questions are how the common property looks today, what the current maintenance budget is, whether owners are in arrears and whether any significant repair programme is expected.
This is primarily a road-based location rather than a station-door lifestyle. The estate fronts Ratchaphruek Road. BaanFinder places Taling Chan station on the SRT Light Red Line at roughly 2.2 km, with Fai Chai and Bang Khun Non MRT stations around 3.1–3.2 km away. Rail is therefore available in the wider area, but residents should not choose the estate on the assumption that daily life will be built around a five-minute walk to a metro entrance. The more convincing use case is a household with cars that wants substantial private space in western Bangkok while retaining access to the city's main road and rail networks when needed.
Resale analysis also requires a clear separation between original house types and the house that exists today. Grand Galicia and Grand Alicane are useful reference plans, but owners can change kitchens, convert staff rooms, reconfigure living spaces, replace pool systems or add covered outdoor areas over time. Some listings now describe bedroom counts that differ from the original specification. A stated 462 or 532 sqm therefore helps identify the starting design but does not prove that the current plan is unchanged. Material alterations should be checked against the house and land documents, not accepted simply because an agent's advertisement presents the property as a familiar model.
Foreign ownership is the most important legal distinction from a Bangkok condominium. Portals often label detached-house projects as freehold because a qualifying Thai purchaser can buy the house and land in the ordinary way. That label does not mean a foreign individual can simply register the underlying Thai land in their own name. Thai government guidance states the general restriction and the narrow statutory exceptions. For a foreign buyer, the land title, registered owner and building rights need to be examined first, followed by a lawful structure suited to the specific property. A registered land lease with separately documented rights over the building may be relevant, but the exact structure cannot be promised at project level.
The project is therefore better understood as a lifestyle-led family asset than as a packaged investment proposition. Its low density, large houses, staff areas and three-car layouts create a distinctive product, but they also narrow the eventual buyer and tenant pool. Running costs, garden and pool maintenance, renovation needs and resale time can all be materially higher than for a condominium. An investor would need to underwrite the individual house using a real purchase price, verified annual costs, realistic long-term rent and a conservative exit assumption. The public sources support the physical project and an active resale market; they do not support a guaranteed yield or a claim that the property will be easy to resell.
Ownership format
A foreign individual generally cannot own the land under a house like this directly. A lawful purchase structure therefore needs separate analysis of the land rights and the building rights; a registered land lease with separately documented rights over the house may be used in appropriate cases. The land title, registered owner, lease term and registrable rights must be verified for the specific resale property before a deposit. Statutory exceptions to the general land-ownership restriction exist, but they are not the normal route for buying a house.
Home types & sizes
The smaller of the two original models is still a very large Bangkok house, with two reception areas, a family lounge, dining space, separate Thai kitchen, pantry, staff room with bathroom and three-car parking. A September 2026 DDproperty resale listing for this model was asking about THB 26.5M; the actual plot and condition require separate inspection.
The larger original design includes two reception rooms, a separate family area, dining space, Thai kitchen, pantry, two staff rooms, three-car parking, a covered terrace and a private pool. Modified resale houses can now appear with a different bedroom count, so the Grand Alicane name should not substitute for checking the actual plan.
These are the original house types, not a promise of current availability or an unchanged layout. Individual resale homes may have been altered; plot size, condition, furnishings, pool and registered modifications need to be checked house by house.

Location
- The estate fronts Ratchaphruek Road in Bang Ramat, Taling Chan, Bangkok 10170.
- BaanFinder places Taling Chan station on the SRT Light Red Line at roughly 2.2 km, so this is not a station-at-the-gate location.
- Fai Chai and Bang Khun Non MRT stations are roughly 3.1–3.2 km away according to BaanFinder.
- The location is more natural for a car-based household; both original house models provide three parking spaces.

Best for: Larger families that will genuinely use four or five bedrooms, multiple living areas and staff accommodation.; Buyers who want a low-density 36-home gated estate and prefer a detached house to a condominium or townhouse.; Car-based households for whom Ratchaphruek Road and western Bangkok matter more than a short walk to a metro entrance.; Resale buyers willing to assess the condition, renovation history and documents of the individual house rather than rely on the SC Asset brand alone.; Foreign buyers only if they are prepared to establish a lawful land-and-building rights structure for the specific property before committing.; may not suit: Foreign buyers expecting straightforward direct ownership of the underlying land in their own name, as if they were buying a condominium unit.; Anyone whose daily routine depends on walking to rapid transit from the front gate.; Small households for whom 462–532 sqm would create more maintenance and running cost than useful space.; Buyers looking for a new-build developer warranty, primary-market payment plan and uniform condition across available stock..

- Completion timing conflicts: DDproperty, Hipflat, Thailand-Property and FazWaz use November 2016, while PropertyHub and PropertyScout use 2017. No primary completion or registration document was found in the public source set.
- The current estate maintenance charge as of 7 October 2026 is not confirmed by a management document. Older portals publish incompatible rates and units, so no fee is presented as current project data.
- Public project pages label the estate as freehold, but the land-title type and any lawful structure for a foreign buyer are property-specific. Ownership cannot be confirmed without the selected plot's title documents.
