Because Diamond has been operating since 2018, buyers can judge the property as it exists today. Building condition, pool maintenance, lift quality, noise, landscaping, management responsiveness and the finish of a specific apartment are all observable. That removes construction-completion risk but introduces a different question: how well has the project aged? A careful buyer should compare several buildings and not assume every unit in the same estate has been maintained to the same standard.

Bang Tao, not beachfront

The location gives access to the Bang Tao area without being a true first-line beachfront development. That distinction matters. The project may offer a better entry point than direct-beach stock, but daily convenience depends on the actual walking route from the selected building and on how the buyer plans to use the apartment. Holiday guests, long-stay tenants and owner-occupiers can value the same location differently, particularly if they do or do not have a car.

Resort-style common areas

A 50-metre central pool, reception, restaurant, fitness room, sauna, children's facilities and on-site management give Diamond a stronger resort component than a minimal residential condominium. This can support lifestyle use and make the property easier to understand for holiday renters. It also increases the number of assets that have to be funded and maintained. The practical due-diligence question is therefore not simply whether the facilities exist, but whether the current common-area budget and reserve are adequate for an eight-year-old development.

Compact core layouts

The original one- and two-bedroom plans are mostly compact, starting around 33 sqm and extending to 66.45 sqm in the published standard types. That suits buyers who prioritise location and shared amenities over internal space. Larger resale units should be treated separately because they can be penthouses, merged homes or non-standard configurations. Comparing price per apartment without checking the exact plan can hide major differences in usability and future resale audience.

A visible resale market

Multiple platforms still show active Diamond inventory in 2026, from smaller units near the lower end of the market to large apartments and penthouses. That gives a buyer more evidence than a single developer price list and creates room to compare sellers. It does not prove fast liquidity. Duplicate agency feeds, different ownership structures and variable renovation standards can make the headline number of listings look larger than the true choice. Confirming which units are genuinely available is part of the negotiation process.

About the project

Diamond Condominium is a completed low-rise residential development in Bang Tao, within Choeng Thale on Phuket's west coast. The project appears online under several names — Diamond Condominium, Diamond Condominium Bang Tao and DIAMOND Condominium Phuket — but the address, building plan and developer references point to the same estate on Soi Cherngtalay 14. It should not be confused with Diamond Condominium Patong, which is a different building elsewhere on the island. The key advantage of researching Diamond today is that buyers are dealing with an operating property rather than a promise on paper. The buildings, common areas, management, rental activity and individual unit condition can all be inspected before a decision is made.

The core project data is unusually consistent across the official site and the stronger property databases: six buildings, up to seven storeys and 295 units, completed in May 2018. The official master plan identifies A1, A2, B, C, D1 and D2 and places a 50-metre swimming pool at the centre of the development. Reception, a restaurant, fitness facilities, sauna, children's areas, parking and management functions sit around that shared resort-style space. For an owner, that creates a more serviced environment than a basic condominium block. It also means there is more common infrastructure to maintain, so a viewing should include the pool plant, lifts, corridors, landscaping and the general standard of upkeep rather than focusing only on the apartment interior.

The address is specific enough to use directly for navigation: 106 Soi Cherngtalay 14, Srisoonthorn Road, Choeng Thale, Thalang, Phuket 83110. This places Diamond between Bang Tao Beach and the commercial part of Choeng Thale. The developer site describes the beach as walkable and mentions more than 600 metres, while FazWaz uses roughly one kilometre as the nearest-landmark distance. Those figures can coexist because different buildings, gates and points on the beach produce different routes. A buyer who expects to walk daily should check the actual path from the chosen building, including road crossings and conditions after dark, rather than relying on a single marketing distance.

The original unit programme was compact and fairly easy to understand. The official unit-plan page shows a 33.10 sqm Type A one-bedroom, a 50.20 sqm Type D one-bedroom, a 50.20 sqm Type B two-bedroom, a 62.10 sqm B1 variant with a larger terrace, and a 66.45 sqm AA1 two-bedroom. Penthouses were offered on the top floor with private lift access and were described as bare-shell units with scope for individual interior planning. The resale market now contains larger two- and three-bedroom homes as well. That does not necessarily mean the original project had a broad catalogue of standard three-bedroom plans; some larger units may be penthouses, combined apartments or later reconfigurations. Their title documents and approved layout should therefore be checked individually.

As of 6 September 2026, there is active resale inventory. FazWaz displayed units from about THB 4.22M, while PropertyHub had a recently updated 33 sqm listing at THB 4.25M; larger units and penthouses were priced well into eight figures. In a completed project this spread is more informative than a single headline price. Building position, floor, pool access or view, renovation quality, furnishing, title type and seller motivation can all change the number materially. The practical comparison is between genuinely similar units inside Diamond and then against nearby completed alternatives in Bang Tao. A lower asking price is useful only after confirming that the ownership form and condition are equivalent.

The project's own website still promotes a 5% annual rental guarantee for five years. That should be treated as an advertised programme, not as a forecast for every unit on the resale market. Diamond has been completed for years, current sellers may have bought under different contracts, and any guarantee is valuable only if a current legally enforceable agreement names the paying counterparty, the calculation base, payment dates, owner-use restrictions and what happens on resale. A secondary-market buyer should build a rental view from recent comparable rents and actual operating costs. If a seller says an old programme transfers with the unit, the contract and the operator's written confirmation matter more than the website headline.

Developer attribution is supported by primary evidence. The current Diamond Condominium website identifies the project as being by Silk Projects Co., Ltd., and its contact page gives the company address in Thalang. Thai corporate database DataForThai records Silk Projects Co., Ltd. under registration number 0835550002909, incorporated in 2007 and still operating. Georid, by contrast, attributes the development to Serene Innovations and Developments, a newer company. Because that conflicts with the project's own site and multiple established portals, the registry entry uses Silk Projects and treats the Serene attribution as a secondary-source discrepancy rather than a reason to split the project identity.

Foreign ownership needs to be checked at unit level. Thai law allows qualifying foreign buyers to own condominium freehold only while aggregate foreign ownership remains within 49% of the building's total saleable unit area. Thailand's government information portal confirms that limit. Diamond's live listings include units marked as foreign-quota freehold as well as leasehold stock, so buyers should not assume every resale apartment has the same legal package. Before paying a deposit, the condominium juristic person should confirm quota availability for the selected unit and the seller's title should be reviewed. The same check should be repeated close to transfer, because quota availability can change as other units are registered.

Ownership format

Foreign buyers may hold condominium freehold within the statutory foreign quota, capped at 49% of the building's total saleable unit area. Current listings in the development include both foreign-quota freehold and leasehold stock. The title status of the selected unit and the remaining foreign quota should be confirmed with the condominium juristic person before a deposit and again before transfer.
