The site is on Bandon-Cherngtalay Road, opposite Porto de Phuket. That distinction matters. A resident can plug into Cherng Thale's restaurants, supermarkets, shops and services very easily, but the beach is still a separate trip. This is not a first-line beach residence and it is not a secluded resort hidden away from activity. Its location works best for people who want the Bang Tao lifestyle district itself — not only the sand — to be part of everyday life.

Heritage is also a genuinely large development. It contains 789 residences across seven seven-storey residential buildings on roughly 25,350 square metres of land. That scale explains the unusually broad amenity programme: multiple water areas, wellness spaces, work facilities, children's areas and social spaces can all be supported inside one compound. The trade-off is equally clear. A 789-unit project will never feel like a 60-unit boutique building. There will be more residents, more circulation through the common areas and a more demanding operation behind the scenes. Buyers should decide whether they value a deep facility set more than a small-community feel before getting attached to an individual floor plan.

As of 16 August 2026, this should still be treated as an under-construction purchase even though the project is well advanced. The developer's July 2026 progress update reports 91.1% overall completion, with piling and structure at 100%, architecture at 96.7% and system installation at 95.1%. Rhom Bho Property's corporate reporting also keeps Heritage in the construction-and-sales category, while an official company update says the project is among the Phuket developments scheduled for completion and ownership transfer during 2026. In practical terms, the construction risk is very different from buying a project at excavation stage, but the buyer still needs the contractual handover date, building-specific readiness and transfer documentation for the actual unit. A project-wide percentage is not a substitute for those checks.

The unit mix is broader than in many resort condominiums. The published range starts with one-bedroom homes from 32 square metres and stretches to large three-bedroom formats of up to 190 square metres. Between those ends are one-bedroom-plus layouts, conventional two-bedroom homes and enlarged two- and three-bedroom versions. That makes Heritage relevant to more than holiday-home buyers. There are compact units for a lower absolute entry price, but there are also layouts large enough to consider for long stays and family use. The size bands overlap, so bedroom count is a poor shortcut here: a larger one-bedroom-plus can compete directly with a smaller two-bedroom, and the better choice depends on the actual plan, storage, secondary-room usability, orientation and building position.

The amenity package is one of the defining features. Published project material lists multiple swimming areas, lap and children's pools, hydrotherapy water features, jacuzzis, a lazy-water section, waterfall features, a rooftop onsen, gym, yoga space, coworking and meeting rooms, library, mini theatre, children's zone, dining areas, rooftop social spaces, barbecue areas and landscaped gardens. The point is not that every owner will use every facility. The more useful takeaway is that the development is designed to function like a self-contained resort environment, where a resident can work, exercise, spend time with children and relax without leaving the compound. Rental-focused buyers may find that easy to communicate to guests; owner-occupiers should focus just as much on how such an extensive facility set will be managed and maintained after handover.

Published project data currently states a common-area management fee of THB 85 per square metre per month and a one-off sinking-fund contribution of THB 850 per square metre. Those numbers should be read in the context of the facility programme rather than as isolated charges. Before committing, the buyer should request the current transfer-cost sheet for the selected unit, including how many months or years of common fees are collected in advance. Parking is reported at about 77% of the number of units, including tandem spaces. That is meaningful capacity for a resort-style condominium, but it does not automatically mean one dedicated parking bay per apartment. Anyone planning to keep a car full-time should confirm the actual parking rules and allocation method.

The developer is Rhom Bho Property Public Company Limited, operating the Phuket-focused The Title brand. Heritage appears in the company's own corporate reporting as a 789-unit condominium under construction and sale, and Rhom Bho publishes recurring investor information alongside project progress updates. That gives buyers more ways to cross-check the status of the development than relying only on broker marketing. It should not be mistaken for a due-diligence substitute. The sale contract, exact unit, ownership basis, foreign-quota availability, payment obligations and transfer costs still need to be reviewed at unit level.

Pricing needs the same unit-by-unit discipline. The official The Title Residence website currently advertises a starting point of THB 4.4 million, while public listings in August 2026 begin in the mid-THB 4 million range and then spread widely according to size, floor, outlook, furnishing and ownership structure. A headline 'from' price is therefore useful only as an entry marker. It does not prove that a suitable Foreign Quota unit is available at that amount today. The meaningful comparison is between like-for-like units: usable layout, size, building and floor, ownership form and the remaining payment schedule. Once those five pieces are aligned, the price becomes much more informative.

Ownership format

Condominium: a foreign buyer can hold freehold title within the statutory 49% foreign ownership quota of the registered condominium. Current project listings include both Foreign Quota units and leasehold offers, so the ownership basis of the selected unit must be confirmed before reservation.
