Why this project is worth a look
Beach without isolation
The Modeva sits in the part of Bang Tao where a beach-oriented lifestyle does not require giving up everyday services. The project material quotes 500 metres to Bang Tao Beach and about 1.3 km to Porto de Phuket and Boat Avenue. That is useful for long stays because groceries, restaurants, sport and services are spread through the same Choeng Thale corridor. It is not beachfront, however, and buyers should physically check the route and beach access point rather than treating a brochure distance as a door-to-sand promise.
A real unit range
The 29–148 sqm programme gives buyers more than a token choice of bedroom counts. There are larger 'plus' layouts, duplexes and penthouses as well as conventional one- and two-bedroom units. This makes the project relevant to couples working from home and to families who need genuine separation between living, work and sleeping areas. The trade-off is more homework: two units with the same bedroom label can have very different floor areas and usability, so the plan matters more than the filter name.
Amenities with purpose
The shared programme covers exercise, wellness, work and family use rather than relying on a single signature pool. Residents are offered lap swimming, hydrotherapy, gym and cycling areas, onsen and sauna facilities, coworking and meeting rooms, a library, co-kitchen, theatre and children's spaces. For people spending months at a time in Phuket, that can reduce daily trips outside the project. The same complexity makes management standards and operating costs a central due-diligence point, not an afterthought.
Pet ownership planned in
Building B is formally designated as pet-friendly, and the project includes a pet park and grooming space. That is a meaningful practical feature for owners who would otherwise face uncertainty over condominium pet rules. It should not be interpreted as a blanket rule for all seven buildings. A buyer with a pet should confirm the building-specific regulations, permitted animals, size limits, lift rules and access to common facilities before choosing a unit.
Construction is trackable
The developer publishes measurable construction progress. In July 2026 the project stood at 71.1% overall, with the structure almost complete at 99.8%. That creates a more useful basis for monitoring than vague 'nearing completion' language. It still does not remove handover risk: architectural work, systems, landscaping, testing and approvals remain after the main structure is up. Buyers with a hard deadline should rely on the contract and future official updates, not the progress percentage alone.
About the project
The Modeva Bang-Tao is a large, low-rise condominium development in Choeng Thale, positioned close to the Bang Tao beach corridor rather than inside an isolated resort compound. The project is one development, not a collection of separately marketed phases: seven residential buildings, labelled A through G on the master plan, sit on a 25,328.60 sqm site and contain 859 units in total. Six buildings follow the standard residential format, while Building B is designated for residents with pets. That scale is the first thing a buyer should understand. The Modeva offers far more shared space and unit choice than a small boutique condominium, but it will also be a community of hundreds of owners, residents and tenants. Buyers looking for a quiet block with a few dozen neighbours should not mistake resort-style landscaping for low density. The proposition here is a substantial residential campus where pools, wellness, work and family spaces are part of the everyday product.
Construction is well advanced but the project is not yet complete. Rhom Bho Property's July 2026 update reported overall progress at 71.1%, with piling finished, the structural work at 99.8%, architectural work at 58% and building systems at 55.5%. Those numbers are useful because they give buyers a real checkpoint rather than another rendering. Market platforms currently show December 2026 as the expected completion date, yet the latest developer progress page we found reports percentages rather than a contractual handover date. Treat December as the working market schedule, not a promise. Anyone timing a relocation, a school start or the beginning of a rental strategy should ask for the contractual handover date, the allowed grace period and the buyer's rights if delivery moves.

The developer is Rhom Bho Property Public Company Limited, the Phuket-focused company behind The Title brand and an AssetWise affiliate. The Modeva Bang-Tao appears in the company's public reporting as an 859-unit residential condominium, while AssetWise described the project value at launch as roughly THB 6.2 billion. Public-company reporting is helpful because it creates more of a paper trail: project launches, corporate disclosures and construction updates can be checked against one another. It should not be read as a substitute for transaction due diligence. The sale and purchase agreement, the title structure of the selected unit, foreign-quota availability and transfer conditions still need to be examined at unit level. A large listed group reduces some information opacity; it does not make every contract term automatically buyer-friendly.
The unit mix is broader than the usual one- and two-bedroom off-plan menu. The official brochure runs from 29 to 148 sqm and groups the stock into one-bedroom units at 29–51 sqm, one-bedroom-plus units at 55–58 sqm, two-bedrooms at 65–95 sqm, two-bedroom-plus layouts at 93–111 sqm, two-bedroom duplexes at 112–113 sqm, two-bedroom penthouses at 79–118 sqm, three-bedroom duplexes at 146–148 sqm and three-bedroom penthouses at 130–148 sqm. Within those groups, the brochure shows several individual plan sizes. That matters because bedroom count alone is not a good comparison tool here. A compact two-bedroom and a 90-plus-sqm two-bedroom serve different households even if a portal puts them in the same filter. Buyers should compare the actual plan, storage, circulation and room proportions before comparing price per unit.
Amenities are not a decorative side note at The Modeva; they are a major part of what residents will be paying to maintain. The brochure separates 33 outdoor facility zones from 26 indoor facilities. The list includes multiple pools and jacuzzis, a 50-metre lap pool, hydrotherapy, a gym, cycling fitness, golf simulator, sauna, steam room, salt sauna, private onsen and spa, coworking, meeting rooms, library, co-kitchen, theatre and several children's spaces. Pet facilities include a park and grooming area. This breadth can be genuinely useful for long-stay residents who work remotely, have children or prefer to spend more time inside the development. It also makes future management quality important. Current project data on FazWaz shows a common-area fee of THB 85 per sqm per month and a one-off sinking fund of THB 850 per sqm. Those figures should be checked again in the transfer documents and juristic-person budget.
Parking deserves a separate reality check. The official brochure states approximately 330 conventional spaces plus around 33 tandem spaces, subject to vehicle size and usage. With 859 units, a buyer should not assume that every apartment comes with its own dedicated bay. If you plan to live here full time with a car, ask how spaces are allocated, whether any bays are assigned, how visitor parking works and what happens at peak occupancy. The issue also matters for rentals because Bang Tao is not a place where every tenant wants to rely on walking. A beautifully landscaped pool network is visible in the brochure; parking rules are the kind of mundane detail that often determines whether daily life feels easy after handover.
The location works because beach access and practical Choeng Thale amenities sit in the same general corridor. The developer brochure gives 500 metres to Bang Tao Beach, 1.3 km to both Porto de Phuket and Boat Avenue, 1.2 km to The Waldorf Phuket, 2.4 km to the Bangkok Hospital clinic and 17 km to Phuket International Airport. The 500-metre beach figure should be treated as a project reference point rather than a guaranteed walking route from every building to a particular beach entrance; other property platforms show a longer beach distance, which can reflect different measurement points or road routing. The more meaningful takeaway is that the project is not dependent on a single resort facility. Restaurants, groceries, schools, sports and services are spread through the surrounding Choeng Thale area.
Foreign ownership needs to be checked at the selected-unit level. Under Thailand's condominium rules, qualifying foreign buyers can hold condominium freehold in their own names as long as foreign ownership remains within the statutory 49% of the total unit area of the condominium. Current Modeva listings include units marked Foreign Quota or Freehold, while the market also advertises leasehold options. The important point is that 'the project accepts foreigners' is not enough. Before paying a material deposit, the buyer should know whether the exact unit is being sold as foreign freehold, Thai quota or leasehold, and what documentation will support that status at transfer. If a leasehold structure is proposed, the registered term and any renewal language need to be read literally rather than converted into an assumed permanent right.
Pricing has moved since launch, so old brochures are a poor substitute for a live availability sheet. AssetWise initially quoted a broad THB 4.1–18.7 million range in 2024. In the current secondary and developer-linked market, small units are being advertised around the mid-THB 4 million range, while larger two- and three-bedroom units can sit well above the original launch ceiling. For the registry, the lower market anchor is THB 4.524 million from an active DDproperty listing dated July 2026. That is a market reference, not a guaranteed developer price and not a NovAsia offer. Building, floor, view, fit-out, tenure and remaining stock can all change the final number. The sensible comparison is therefore unit against unit: obtain the current availability sheet, confirm tenure, then compare the real purchase price and payment timing.

Ownership format
A foreign buyer can hold condominium freehold within the statutory 49% foreign quota of total condominium unit area; leasehold is used for other market offerings. The exact tenure must be confirmed for the selected unit.
Unit types & sizes
The core one-bedroom range is unusually broad rather than a single repeated plan. Official unit drawings include 29, 32, 33, 37, 41 and 43 sqm examples within the wider range. It can work for one person or a couple, but storage, desk space and balcony orientation matter more here than the bedroom count alone.
A useful middle ground between a standard one-bedroom and a full two-bedroom. The extra area gives more room for work, storage or an occasional guest setup without moving straight into the larger family layouts. The exact use of the additional space depends on the selected plan, so the drawing matters.
The main family category spans a wide 65–95 sqm range. A 65 sqm plan and a 95 sqm plan should not be treated as equivalent simply because both have two bedrooms: one may prioritise price efficiency while the other gives much more breathing room in shared areas. Compare kitchen, storage and bedroom separation carefully.
A larger single-level two-bedroom format for buyers who want space without the stairs of a duplex. At this size the apartment can function as a genuine long-stay home rather than only a holiday base. Current listings include examples around 104–105 sqm, but pricing and availability need to be checked unit by unit.
A tightly sized duplex option where the value is in vertical separation rather than simply more floor area. Splitting living and sleeping functions can add privacy, but internal stairs are not ideal for every household. Families with very young children, older relatives or broad rental-market ambitions should weigh that trade-off.
The two-bedroom penthouse label covers a wide size band, so the word 'penthouse' alone tells you very little about the actual scale. Ask for the exact unit number, floor, orientation, outdoor area and plan. Do not assume that features shown on the largest penthouse apply to every apartment carrying the same category name.
One of the largest formats in the development, with a very narrow 146–148 sqm size range. It suits a household that wants three proper bedrooms and clear separation between levels. For an investment purchase, the higher ticket narrows the tenant pool; for own use, stair design, storage and building position matter more.
A large-format category aimed at buyers who want three bedrooms without relying on a conventional compact condo layout. Sizes vary materially across the range, so the category name should never replace the actual floor plan. Current listings include units around 146 sqm, but view, tenure and stock must be checked individually.
