Inspect the real thing
The development is completed and operating, so the buying decision can be based on an actual apartment rather than a sales gallery. A viewing can reveal the real outlook, pool noise, corridor condition, lift operation, walk from parking, clubhouse upkeep and the difference between buildings before price negotiations begin.
Amenities have substance
The shared facilities go beyond the usual pool-and-gym formula, with a clubhouse, fitness and recovery spaces, children’s rooms, work areas and multiple leisure zones. That can make a smaller apartment more usable for longer stays, but it also means management quality and recurring common-area costs matter more than they would in a simpler building.
More than one size
The 31–94 sqm range gives buyers several steps between a compact studio and a full two-bedroom home. Larger one-bedroom layouts are particularly relevant for couples or remote workers who want extra living space without paying for a second bedroom they may rarely use.
Near-beach, not beachfront
Bang Tao Beach is close, yet the project is set inland rather than directly on the sand. That distinction keeps expectations realistic: sea views are unit-specific, and the experience is residential Bang Tao rather than a beachfront hotel. For some buyers that is a better everyday compromise.
Different title options
Current market listings include both leasehold apartments and Foreign Quota freehold units. That creates flexibility, but the cheapest listing is not automatically comparable with a freehold alternative. Title type, quota status, unit position, size and condition need to be matched before the price difference means anything.
About the project
The Title Legendary Bang-Tao is a completed, large-scale condominium development in the Bang Tao area on Phuket’s west coast. It consists of nine seven-storey residential buildings with 637 units and was developed by Rhom Bho Property, the Phuket developer behind The Title brand and part of the AssetWise group. This is not a small beachside block with a lobby and one pool. It functions more like a resort compound, with several residential buildings, extensive landscaped common areas and a separate clubhouse. That scale creates choice, but it also makes unit selection more important. Two apartments with the same floor area can have very different day-to-day qualities depending on the building, floor, exposure, pool proximity, foot traffic and outlook.
The site is on Soi Cherngtalay 14 in Choeng Thale, Thalang. Developer materials are not perfectly consistent on the beach distance: one official launch release says about 500 metres, while the current project page says 700 metres. The sensible takeaway is that Bang Tao Beach is close, but this is not a true beachfront development. For many owners that distinction is useful rather than negative. The project is within the established Bang Tao residential and lifestyle zone, with restaurants, shops and services around the wider neighbourhood, and the Boat Avenue and Porto de Phuket area forms one of the nearest major everyday hubs. Buyers who want to walk out of a lobby directly onto sand should look elsewhere; buyers who prefer being near the beach without living directly on the busy seafront may find this position more balanced.

The unit range is broader than the usual one-bedroom-heavy resort condominium. The project includes studios from 31–36 sqm, several one-bedroom formats from roughly 40–61 sqm, and several two-bedroom formats from 65–94 sqm, grouped into eight plan families. That gives buyers a useful progression rather than forcing everyone into the same compact layout: a studio can work for occasional stays, a standard one-bedroom gives a clearer separation between sleeping and living space, larger one-bedroom variants provide more breathing room, and the two-bedroom plans can serve couples who work from home or families who need a genuine second room. Ceiling heights were listed at about 2.65–2.80 metres. Some ground-floor units were designed with direct access toward the pool zone, which can be attractive but deserves an in-person privacy and foot-traffic check.
The common areas are a major part of the product. The development includes large swimming pools, a children’s pool, a three-storey clubhouse, gym, yoga space, boxing gym, onsen, sauna, children’s and games rooms, a small cinema, music room, co-working and meeting areas, library, golf simulator, lounge spaces and landscaped gardens. A long facility list is not automatically a reason to buy, but here it changes how the property can be used: an owner staying for weeks or months can spend more time on site without treating the apartment as the only living space. The trade-off is operating cost and management quality. At the time of review, the common-area fee was listed at THB 75 per sqm per month and the sinking fund at THB 700 per sqm. Those figures should be rechecked against the condominium juristic person’s current documents before purchase.
Parking is another practical point that can get lost behind the resort imagery. Launch-period project data listed 248 parking spaces, including tandem spaces, equal to a stated 39% parking ratio. That matters in Phuket, where a car remains the easiest way to handle many daily trips. A buyer planning full-time use should ask how spaces are allocated, whether any are assigned, what rules apply to tenants and guests, and how crowded the car park becomes at peak evening hours. The same applies to pets: the current project profile states that pets are generally not allowed unless the condominium juristic office permits an exception. If a pet is part of the household, this needs written confirmation before a purchase decision rather than an assumption based on other resort condominiums.
By August 2026 the project should be judged as an operating completed property, not as an off-plan promise. Transfers had already begun in late Q2 2025, and later corporate reporting treats the development as completed with transfers continuing. The project website, however, still displays a construction-progress module at 99% for September 2025, so the public pages have not been updated consistently. The sensible record is therefore “completed” without asserting an exact completion month. For a buyer, the practical advantage is substantial: the buildings, common areas, approach road, actual views and finishing quality can now be inspected directly rather than inferred from drawings.
Pricing has shifted from launch pricing to a mixed market of remaining stock, resales and leasehold assignments. The lowest current listing found during this review was THB 4.45 million for a 31 sqm studio on leasehold terms. Current inventory also includes Foreign Quota freehold units, including one-bedroom apartments at higher prices, so the cheapest headline figure should never be treated as the price of a comparable freehold unit. For an overseas buyer, title structure is a first-order issue. Thailand allows foreigners to own condominium freehold only within the statutory foreign quota, limited to 49% of the condominium’s total unit area. A leasehold purchase is a different legal arrangement. Before paying a reservation, the buyer should verify the selected unit’s title, current quota availability, seller authority, juristic-person debt position and the exact transfer process.

Current listings include both Foreign Quota freehold and leasehold units. A foreign buyer can hold freehold only within the condominium's permitted foreign quota, capped at 49% of the condominium's total unit area; the exact title structure and quota availability must be confirmed for the selected apartment before reservation.
Unit types & sizes
The smallest format in the development. It can suit a solo owner, frequent short stays or a buyer who expects to use the common areas heavily. For full-time living, storage, kitchen layout and the separation between sleeping and entrance zones deserve a close look.
The standard one-bedroom option gives a clearer long-stay layout than a studio, with sleeping space separated from the main living area. Couples should compare the actual living-room width, balcony and kitchen arrangement because those details can matter more than a few square metres on paper.
A useful step up from the standard one-bedroom without moving into the largest one-bedroom category. The extra area can make room for a proper desk, more storage or a more comfortable living zone. The value of the upgrade depends on how the plan uses those metres, not simply on the headline size.
This size feels closer to a genuine long-stay apartment than a compact resort one-bedroom. It can offer more comfortable living, storage and work-from-home space. Buyers comparing it with a two-bedroom should decide whether a second enclosed room is genuinely needed or whether a larger shared living area is more valuable.
Another large one-bedroom family that needs to be judged by its actual geometry rather than the label. At this size it can work for a couple spending months in Phuket, hosting occasional guests or working remotely. The key is whether the extra area is used for a practical flex zone, terrace, circulation or living room.
The most compact route into a true two-bedroom layout. It can suit a small family, two adults who want separate rooms, or a couple needing a permanent office. At this size, the second bedroom and living room should be measured carefully because a two-bedroom label alone does not guarantee comfortable space for four people.
One of the development’s largest formats and a more credible full-time-home option. The additional area can support a proper living room and two usable bedrooms rather than a compressed holiday layout. Pricing is likely to vary materially by building, floor, view and title structure, so total price comparisons need context.
A large two-bedroom option close in scale to the Legend range. It is aimed at buyers who need two separate rooms without sacrificing the main living area. The two larger two-bedroom families are best compared plan by plan, especially for balcony size, bathroom placement, furniture layout and usable storage.
The project has eight confirmed plan families with published size ranges, but current secondary-market inventory changes continuously. Not every type will necessarily be available at the same time; exact area, furnishing, view, title structure and price must be checked unit by unit.
