A broad unit ladder

The same address offers studios, one-, two- and three-bedroom apartments, larger homes around 139 sqm and duplexes around 190 sqm. That gives buyers room to compare very different use cases within one development rather than switching projects every time the required size changes.

Resort facilities with utility

The lagoon pool is the visual centrepiece, but the confirmed amenity set also includes fitness, co-working, a kids’ club, a restaurant and landscaped areas. For long stays, that mix of everyday functions matters more than a pool-only resort concept.

Bang Tao as a base

The project sits in Choeng Thale within an established west-coast district. Beach access, shopping, restaurants, golf and services are all part of the wider Bang Tao environment, making the location workable for more than short holiday visits.

Construction-linked payments

Payments are spread across reservation, contract and construction milestones rather than being due all at once. The benefit is cash-flow staging; the risk is that most of the price is paid before handover, which makes the contract and progress monitoring important.

Diligence still matters

The scheme has expanded and current sources disagree on building count, total units and the later phase timeline. That does not erase the project’s identity, but it does mean that a buyer should tie every material promise to the selected building and the signed contract.

About the project

VIP Tropika is an off-plan resort condominium in Bang Tao, within Choeng Thale on Phuket’s west coast. The developer currently uses both VIP Tropika Bangtao and VIP TropiKa for the same development. What began as a smaller launch has expanded into a two-phase scheme, so older brochures and current sales pages do not always describe the same scope. By August 2026 the developer was referring to roughly 614 residential units, while early material covered about 300 homes in the first phase. The official project page also now describes a small hotel component. Those hotel rooms are not counted as residential condominium units in this dossier.

This is a large low-rise resort scheme rather than a boutique building. The developer’s current project page describes four residential buildings of seven storeys, with homes ranging from roughly 30 to 190 sqm. A newer phase-specific source describes five buildings across the two phases: two in Phase 1 and three in Phase 2. That is a meaningful planning discrepancy, not a reason to treat the names as different projects. A buyer choosing by pool view, building position or walking route should therefore work from the latest master plan for the selected phase instead of assuming that an early brochure still reflects the final arrangement.

The mapped project point is in Choeng Thale, Thalang District, at 7.9879384, 98.2989869. This places the development in the Bang Tao part of Phuket’s west coast, with the beach, Boat Avenue, Porto de Phuket, golf, restaurants and day-to-day services in the wider area. The practical attraction is not simply being near a beach; it is having a relatively mature residential and visitor district around the project. Published beach distances are inconsistent, however, ranging from about 400 metres to 1.5 kilometres. Buyers should check the real walking or driving route from their building rather than rely on a single marketing distance.

The unit mix is broader than in many single-building Phuket launches. It runs from studios around 30 sqm through one-bedroom homes around 45 sqm, two-bedroom homes around 60 sqm and three-bedroom layouts around 90 sqm, then larger Suite units around 139 sqm and duplexes around 190 sqm. Studios are split into A1 and A2 plans, while one-bedroom units have B1 and B2 variants. Live inventory shows that the nominal brochure sizes are rounded: individual studios, for example, can be just under or just over 30 sqm. The contract plan and registered area of the selected unit matter more than the headline category size.

The shared environment is organised around a large lagoon-style central pool. Confirmed facilities include a fitness centre, co-working space, kids’ club, restaurant, landscaped gardens, parking, 24-hour security and CCTV. That mix gives the project a stronger long-stay proposition than a building designed only around a pool and lobby, particularly for buyers who expect to work from Phuket or spend months rather than days on the island. The trade-off is scale: more than six hundred homes can create busy communal areas in peak periods, so future management standards and the way facilities are shared between phases deserve attention.

The project is marketed with both freehold and leasehold options. For a foreign buyer, freehold condominium ownership is subject to Thailand’s foreign quota, which limits aggregate foreign ownership to 49% of the saleable condominium area. Current listings already show both foreign-quota and leasehold units at VIP Tropika. That makes ownership form a unit-level question, not a project-level promise. Before reserving, a buyer should confirm whether the chosen apartment is being sold in foreign freehold or leasehold form, whether foreign quota remains available, and which transfer or premium charges apply to that exact offer.

As of 27 August 2026, the lowest visible market anchor we found in a current project catalogue was THB 4.439 million for a studio. This is not a NovAsia quote and should not be treated as guaranteed stock. A separate catalogue updated on 25 August showed a lower boundary around THB 4.56 million, while FazWaz showed current listings from roughly THB 4.62 million. The spread is expected in an off-plan project with different phases, floors, views and ownership forms. A useful comparison is therefore unit against unit on the same date, not one headline ‘starting price’ against another.

The developer payment plan shown by FazWaz starts with a THB 200,000 reservation deposit, followed by 30% within 30 days of contract signing, 30% when piling starts, 30% after structural columns and the roof are completed, and 10% at handover. Most of the purchase price is therefore paid before keys are delivered. For an off-plan buyer, the contract clauses on construction milestones, delay, project changes, cancellation and refund rights matter at least as much as the advertised discount. Other sales pages compress the wording of the milestones, but the 30/30/30/10 structure is broadly consistent.

Construction is no longer only a future promise. VIP Thailand published an update on 13 August 2026 stating that construction had started and maintains an August 2026 construction-update section for the project. The main developer page still gives 2028 as the expected completion year, and FazWaz lists December 2028. A newer phase-specific source, however, puts Phase 2 completion in 2029. Using 2028 as the main project anchor is reasonable today, but a Phase 2 buyer should rely on the completion date written into the contract for the selected building.

Ownership format

Freehold and leasehold options are marketed. Foreign freehold is available only within the 49% foreign quota of the condominium’s total saleable area; quota availability and the ownership form must be confirmed for the selected unit.

The largest confirmed residential format in the main unit range. The developer’s current page includes duplexes up to roughly 190 sqm, while the phase-specific source places Type F in Phase 2. It suits a buyer looking for maximum space within a condominium setting, but the selected Phase 2 completion date and final registered area should be checked before reservation.

Brochure sizes are rounded and live inventory shows small area variations. A1/A2 and B1/B2 are distinct layouts. Compare the actual plan, registered area, building, view and ownership form for each unit on the same date.
