A traceable paper trail

The project is supported by more than sales pages. A Thai corporate certificate and government EIA records link today's Sun Hills Lakeside back to the earlier Vega development, which gives buyers a practical trail to follow when checking the legal entity and project documentation after the rebrand.

Low-rise resort format

The current concept is built around three seven-storey blocks and a broad amenity programme rather than a single tower. That can suit buyers who value landscaped grounds, pools, sport and shared spaces more than high-floor views or direct beachfront access.

Smaller entry units

Studios start at about 30 sqm, and the market currently shows a lower price anchor around THB 3.2 million. The accessible ticket size is useful, but the cheapest listing needs context: building, floor, view, foreign quota and remaining instalments can materially change the actual deal.

Choeng Thale access

Sun Hills Lakeside sits within the wider Layan–Bang Tao lifestyle catchment rather than on the sand. Its appeal is stronger for buyers comfortable with driving or using a shuttle and who want access to west-coast shopping, dining, sport and services alongside beach time.

Documents over brochure claims

The changing specification is the main diligence point. Public sources disagree on both unit count and handover timing, so the latest sale agreement, approved plans, availability schedule and permit package matter more than either an old Vega portal page or a new Sun Hills marketing deck.

About the project

Sun Hills Lakeside is an under-construction condominium in Choeng Thale, positioned between the Layan and Bang Tao lifestyle areas rather than directly on the beach. Current project material presents a low-rise resort format with three seven-storey blocks, landscaped grounds, pools, wellness and sports facilities, social spaces and parking. The practical proposition is therefore not a beachfront apartment but a quieter inland base with road access to Phuket's west-coast beaches and day-to-day amenities. That distinction matters: buyers who expect to walk straight onto the sand may find the setting inconvenient, while people who value a self-contained residential environment may see the distance from the busiest beachfront strip as an advantage.

The project's naming history explains why online research can look contradictory. Older databases still use Vega Condominium, while environmental records refer to earlier project names including Ramada Plaza by Wyndham Phuket Bangtao Condo and Condo 2. The Thai project company was incorporated in 2022, later became Vega By Metrics Company Limited, and was renamed Vega By Sun Hills Company Limited on 21 August 2025. The current Sun Hills branding therefore sits on top of an earlier Vega/Metrics development trail. Address, government records and the corporate certificate connect these names closely enough to treat them as one evolving project rather than separate condominiums, although the commercial specification has clearly changed over time.

That paper trail is useful because it gives a buyer something more concrete than a sales brochure. The published English translation of the Thai Department of Business Development certificate identifies Vega By Sun Hills Company Limited under registration number 0835565022811 with registered capital of THB 45 million. Thailand's Smart EIA Plus database also contains environmental records linked to the earlier project. None of this proves that a particular sales contract is acceptable, and it does not replace title, permit or contract review. It does, however, make it possible to trace the current project back through its previous corporate and project names instead of treating the rebrand as a blank slate.

The final project size remains unresolved. Three buildings appear repeatedly in newer project descriptions and are consistent with the way the environmental material is divided, but published unit totals vary dramatically. Depending on the source and date, figures range from roughly 146–147 homes to 301–303, 350 and around 400–402. That spread is too wide to solve by choosing the most common number. It is more likely to reflect different versions or stages of the development than a harmless catalogue typo. For that reason, this record deliberately omits a total-unit figure. A buyer should ask for the latest approved master plan and current unit schedule by building rather than relying on a legacy portal count.

Handover timing has also moved between public sources. The current project sales page gives 2027, while MP Real Estate and several other profiles specify Q3 or September 2027. More recent partner listings, however, refer to Q1 2028 or March 2028 for final payment and key handover. The record therefore uses 2027 as the primary target year because it is the date stated on the current project page, but it should not be treated as a contractual promise. The signed sale agreement needs to state the completion or transfer deadline, any grace period and the buyer's remedies if delivery slips. As of the research date, the project is still marketed as under construction.

The clearest current inventory consists of studios and one-bedroom apartments. The public project page groups studios at roughly 30–48 sqm and one-bedroom units at 41.5–77 sqm, with finished, furnished examples and appliances shown as part of the package. Other current-market pages advertise two- and three-bedroom layouts, sometimes with much larger areas, but those sources do not agree on the sizes and the main sales page does not present them as consistently. Rather than combine incompatible layout tables, the unit mix below keeps only the two formats that are directly and coherently supported. Larger homes may exist in the current release, but they should be verified against a dated price list and floor plan.

Pricing illustrates why a single 'from' figure needs context. MP Real Estate carried a 30 sqm studio from THB 3.2 million, updated in May 2026, while the public Sun Hills Lakeside page showed its own 30 sqm studio from THB 3.805 million when checked on 5 September 2026. The difference is meaningful. A lower listing may refer to a different building, floor, view, payment position, ownership quota or stock status. THB 3.2 million is therefore useful as a lower market anchor, not as a promise that the developer will sell any currently available studio at that number. The cleanest comparison is a dated availability sheet showing unit number, area, floor, tenure, price and unpaid instalments side by side.

The published payment structure is straightforward on the surface: a THB 200,000 reservation deposit, 30% on contract signing, 65% during construction and 5% on transfer. One point is not explained: whether the reservation amount is credited against the 30% contract payment. It should not be added on top of the percentages unless the contract says so. The project page also lists a THB 700/sqm sinking-fund contribution and a THB 75/sqm maintenance charge. Those figures are useful budget inputs, but buyers should confirm the charging period, calculation area and timing. Any separate amount described as a foreign-freehold registration charge should be broken down rather than assumed to be the statutory government transfer fee.

For a foreign purchaser, the decisive issue is the tenure of the specific unit. Some current listings are marked as available under the foreign quota. Thai condominium law allows foreign freehold only while foreign ownership remains within the statutory ceiling of 49% of the aggregate unit area in the registered condominium. Where quota is unavailable, a long lease may be offered instead. A sales label such as 'foreign quota' is therefore only the starting point. Before paying a reservation deposit, the buyer should know which registered condominium the unit belongs to, whether foreign quota remains for that unit and what exact right will be registered at transfer.

Amenities are a major part of the project's proposition. Across current material, the recurring elements include multiple pools, fitness and wellness areas, spa and sauna facilities, coworking, restaurant and lounge space, children's facilities, landscaped areas, parking, security and CCTV. Sun Hills also promotes a planned Khabib Gym sports centre as part of its partnership with Khabib Nurmagomedov. These are meaningful differentiators only if they are actually delivered and economically sustainable. Before completion, it is sensible to separate approved common property from branded concepts, and to understand which facilities are included in owners' common fees, which may carry separate charges and whether any are shared with other Sun Hills projects.

Hotel-style management is another part of the sales story, with Unicorn Hospitality named in project material as the intended operator. That may be convenient for owners who do not want to manage guests themselves, but the operator's name is not a substitute for a management contract. The commercial terms matter: management commission, housekeeping and utility costs, owner-use restrictions, revenue remittance, maintenance responsibilities and the right to leave the programme. Promotional claims about rental yield or capital appreciation have not been carried into this dossier because they are not property specifications and are not guaranteed merely by appearing in marketing material.

The location works best for buyers who deliberately want the Choeng Thale side of western Phuket and are comfortable using a car or project shuttle. The current address, 29/24 Soi Khok Tanot 3, is repeated by the project page, MP Real Estate and newer Vega/Sun Hills profiles. Independent map-based listings place the project at approximately 8.0211, 98.3131. Layan and Bang Tao are the relevant beach areas, while Boat Avenue and Porto de Phuket form part of the broader everyday shopping and dining network. The project is therefore better understood as an inland resort residence connected to that cluster, not as a substitute for a true beachfront condominium.

Ownership format

Some units in the public sales inventory are marked as available to foreign buyers. A foreign purchaser can register condominium freehold only within Thailand's statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. If foreign freehold is unavailable for the selected unit, a long lease may be offered; the registered base term is generally limited to 30 years, while any later renewals depend on the contract and the parties. The tenure and remaining quota for the selected unit should be confirmed before reservation.
