Why this project is worth a look
Low-density scale
Thirty-seven villas create a very different ownership environment from a large condominium or a hundred-home estate. Fewer neighbours do not automatically mean perfect privacy or management, but they make the site plan easier to understand and make lot selection more consequential. Distance from the entrance, clubhouse and internal roads can materially change the experience of the same house type.
Still a build
The developer’s August 2026 update showed 8.09% overall construction progress, so a buyer is still taking development and handover risk. That conflicts with stale portal labels saying the project completed in June 2026. The contract should therefore be checked for the actual handover commitment, delay provisions, inspection process and the exact construction milestone that triggers each instalment.
A real clubhouse
The amenity list goes beyond a gate and security booth: clubhouse, pool, gym, family onsen, work areas, children’s facilities, gardens and an amphitheatre are all shown in project material. That can add genuine day-to-day value for resident owners, but it also creates a larger common-property budget. The management scope and recurring owner charges matter as much as the visual appeal of the facilities.
Title before labels
For a foreign buyer, a listing that says “freehold” is not enough to explain the land position. The selected plot, title deed, building ownership and contract structure need to be reviewed together. If a lease structure is used, registration and renewal terms matter; if another structure is proposed, it should be verified from the documents rather than accepted from sales language.

The project should still be treated as under construction in September 2026. The official The Title project page reported 8.09% overall progress for August 2026, with piling complete, structural work at 18.65% and building systems only just underway. That current developer update conflicts with older portal records that still label the project as completed in June 2026. Corporate reporting points to completion in 2027, while several current market listings use Q1 2027. The practical conclusion is not to rely on a portal’s “year built” field: the contractual handover date for the selected villa and the developer’s latest construction schedule matter more.

Five house types appear consistently across corporate and project materials: Aura, Selene, Myrrha, Lyra and Xenia. The developer group’s reporting gives headline usable areas of 328, 305, 406, 496 and 660 square metres respectively. Public project material groups the first three as three-bedroom homes and the two larger types as four-bedroom homes. Current listings, however, sometimes display different floor-area figures for the same model. That is a sign that portals are not using one consistent definition of internal, built-up, outdoor and plot area. Before reserving, the buyer should work from the lot-specific floor plan and area schedule rather than a single portal number.
A current DDproperty listing dated 11 September 2026 provides a lower market anchor of THB 29.02 million. Open listings then step up sharply by house type, with examples around THB 36 million for Selene, about THB 48 million for Myrrha, around THB 65 million for Lyra and roughly THB 97 million for Xenia. Those figures should not be read as a fixed developer price ladder. Lot position, land size, exact built area, fit-out, furniture package and remaining stock can all move the price. In a villa project, comparing two homes by headline model name alone is rarely enough.
The shared amenity programme is broader than the usual security-and-road package of a small villa estate. Project materials show a clubhouse, communal pool, gym, family onsen, meeting and work areas, shared kitchen, children’s room and playground, landscaped garden and amphitheatre. For a full-time or long-stay owner, that can make the estate more usable beyond the walls of the house. The trade-off is ongoing common-area cost and management rules. We did not find one reliable current fee schedule across the public sources, so common fees, reserve funds, maintenance scope and owner obligations should be checked in the estate documents rather than assumed from the amenity list.
Foreign buyers need to separate the villa itself from the land beneath it. Thai law generally restricts direct foreign ownership of land except for narrow statutory cases. Some Kirara listings are labelled “freehold”, while other market sources mention freehold and leasehold options, but those labels do not establish the legal structure for an individual foreign buyer. Before paying a reservation, the buyer should obtain the title deed for the selected plot, the proposed sale or lease documents, the ownership structure for land and building, and a clear allocation of transfer and registration costs. The legal documents, not the portal tag, determine what is actually being acquired.
Home types & sizes
The smallest model by the usable-area figure in corporate material, although some current listings display a different area for Aura. It is the entry point for buyers who want a private pool home without moving into the much larger four-bedroom formats. The selected lot’s internal area, external areas and land size should be checked against its own plan before reservation.
Market material commonly presents Selene as a single-storey three-bedroom option at a more manageable scale than the larger types. Current listings include examples from roughly THB 36 million, but the price varies by lot and specification. Family buyers should focus on the actual room dimensions and the relationship between indoor space, pool and garden on the chosen plan.
The largest of the three-bedroom types in the corporate schedule. It suits a buyer who wants more living and outdoor space while staying with three bedrooms rather than moving to a four-bedroom plan. Listings use inconsistent area definitions for Myrrha, so comparisons with Aura or Selene should be made from the full specification, not a single portal figure.
The first four-bedroom format and a clear step up in budget, with open-market examples in the mid-THB 60 millions. It is better suited to a larger family, frequent guests or an owner who needs more flexible private rooms. Lot comparison should include land area, parking and pool privacy as well as the house plan itself.
The flagship model and the most expensive format visible in current stock, with several listings around THB 97 million. At this level the buyer is paying for the scale of the house and plot, not simply an extra bedroom. The finish, furniture, MEP systems, pool and landscaping specification should be documented in detail and attached to the contract.
Model names and headline usable areas come from the developer group’s corporate reporting. Current lot listings sometimes use different area figures, so the selected villa should have a lot-specific plan separating internal area, external areas and land area. Prices vary with remaining stock and lot characteristics.
