Why this project is worth a look

An operating address

There is real guest accommodation here, not merely a proposed villa scheme. That offers useful evidence about day-to-day operation while leaving ownership and individual unit availability to be established separately.

Private outdoor living

The original residential product centres on private pools, kitchens and dedicated living space. The appeal comes with responsibility for upkeep rather than the simplicity of a managed apartment.

Two distinct home sizes

One-level two-bedroom villas differ materially from the larger two-level three-bedroom offering. Floor area, plot size and the identity of the actual home matter far more than the broad development name.

A visible resale signal

Resale asking prices can be compared with the old launch catalogue. They are an anchor for research, not proof of what a seller will accept or what a foreign buyer can lawfully acquire.

About the project

Domisili Villa Canggu sits at the meeting point between Bali's villa sales market and its holiday-accommodation business. Property portals still carry an original development listing for two- and three-bedroom homes, while the same Domisili address is actively marketed to travellers under Fays Hospitality. For a buyer, the distinction is not cosmetic. A guest-ready villa proves that a hospitality operation exists; it does not establish which houses are currently for sale, whether any one of them can legally be transferred to a particular buyer, or what rights an owner would have to join the rental programme.

The most useful starting point is the existing property rather than the old launch pitch. Fays Hospitality identifies Domisili Villa Canggu among the villas it operates, major booking websites accept reservations, and dated guest experiences reach back to 2024. A recruitment notice published in July 2024 already described ten private villas on Jalan Kayu Tulang Selatan under that operator. This makes the 'under construction' label still visible on Pinhome hard to treat as a reliable description of what visitors would find today. The complex has clearly had an operating component for some time, even though not every original sales or completion detail has been independently documented.

Domisili Villa Canggu, Domisili Villas Canggu and the longer hotel name, Domisili Villas Canggu Bali by Fays Hospitality, point to the same identifiable Canggu location and villa offering. The plural name reflects how the hospitality side presents its accommodation. We found no solid basis to split the two-bedroom houses, the three-bedroom houses or the hotel listing into separate master projects. Yet a complete lot-by-lot mapping between hotel inventory and sale inventory has not been published. That missing link matters whenever a particular guest villa is presented to a buyer as if it were a readily transferable individual property.

The address is on Jalan Kayu Tulang Selatan in the village of Canggu, North Kuta, Badung Regency. The older sales page shortens this to Jalan Kayu Tulang and uses a different postcode; travel platforms also provide the map locator 945W+M4C. The setting is inland Canggu rather than beachfront land. It offers access to the area's restaurants, wellness venues and west-coast destinations, but the experience depends on road conditions and the exact journey a resident or guest makes most often. That is a more sensible way to assess location than relying on a short advertised drive to a beach.

The original sales inventory is quite specific about the smaller homes. Pinhome describes a single-level, two-bedroom villa with two bathrooms and 108 square metres of building area on plots ranging from 117 to 121 square metres. Recent resale material describes a recognisably similar property with 120 square metres of land and the same 108-square-metre building figure. These are separate measures, not space that should be added together. Nor can the building figure be assumed to describe fully enclosed, air-conditioned living space: the way indoor and outdoor areas are arranged must come from the particular plan.

This size suits buyers who want a private house rather than shared resort facilities but do not need an expansive landholding. Two bedrooms can accommodate a couple, a small family or a group of friends; having a private pool changes the feel of everyday life and short stays. There are trade-offs. A pool, terraces and parking all compete for room on a compact site, and an open or semi-open lounge may appeal to holiday guests more than to someone working at home through wet-season weather. A viewing should settle questions about privacy, ventilation and the actual arrangement of the living areas, not just confirm the bedroom count.

The three-bedroom category cannot be treated as a single predictable floor plan. Pinhome assigns it two storeys, three bathrooms, a building area of 176–312 square metres and land plots of 170–328 square metres. At either end of those ranges, the buyer is considering a very different amount of space. That is why the individual villa identifier and both floor plans are essential to a meaningful comparison. The sales portal marks the three-bedroom category as sold out. Its earlier descriptions remain useful for understanding the product, but a published price range is not evidence that a three-bedroom residence is available to purchase now.

Private pools, gardens or outdoor relaxation spaces, living and dining areas, kitchens and on-site parking appear in the residential descriptions. The launch material also mentions security, camera monitoring, water treatment and backup electricity. These additional systems should be treated as advertised features rather than independently audited building specifications. A buyer needs to know whether the equipment serves the entire site or individual homes, how regularly it is serviced and which party pays when it fails. That level of detail is seldom included in a property portal, but it has a substantial effect on the running costs of a private villa.

The hospitality offer adds another layer, including guest reception, housekeeping and transfer arrangements shown on accommodation platforms. Those services exist in the context of a guest booking. They are not automatically free amenities for a private owner, nor proof that every villa can participate in the same management arrangement. It may be possible for an owner to appoint the existing operator, but the commercial contract would need to confirm that. Room categories on booking websites also include one-bedroom accommodation; without an original sales floor plan, that is not evidence of a separately sold one-bedroom villa type within the development.

Prices make much more sense once launch stock and resale stock are separated. Pinhome's legacy listing puts the two-bedroom houses at IDR 4.5–4.96 billion and the three-bedroom category at IDR 6–10.83 billion. The same page, however, displays an unavailable-property message and holds onto historical construction and stock indicators. Those ranges therefore describe advertised project pricing at some earlier stage; they are not a live developer price list. The mortgage instalment and deposit figures calculated by the platform are examples of financing assumptions, not a committed payment schedule agreed with the seller of a particular villa.

The clearest recent resale reference is IDR 5.5 billion for a two-bedroom Domisili villa, including a Rumah123 listing updated on 3 July 2026. It specifies two bathrooms, 120 square metres of land and 108 square metres of building area. Fays Realty also advertised a two-bedroom Domisili sale at that asking level, albeit in an older posting. Asking prices are not concluded transaction prices, and a listing may disappear or change. Furniture, appliances, pool equipment and any existing rental agreement could all differ between advertised homes. Transfer expenses and taxes sit alongside the price and need to be worked out for the proposed transaction.

Ownership is the main reason this cannot be presented as a straightforward 'freehold villa' opportunity. Pinhome's development entry labels the land as Hak Guna Bangunan, or HGB, a statutory building right. The named two-bedroom resale advertisement instead states SHM, the certificate abbreviation commonly used for Hak Milik, ownership of land. A broker's prose reinforces the latter with the English word 'freehold'. None of those advertisements supplies the actual land certificate or parcel record. Both statements may reflect different underlying plots, or one may simply be inaccurate. Until the title for the specific home is examined, there is no defensible project-wide ownership claim.

A foreign individual does not become entitled to hold Indonesian Hak Milik land just because a sales advertisement uses an English ownership label. Indonesian rules distinguish land ownership, building rights, use rights and contractual interests, and the available route can depend on the buyer's status, the land and the type of property. Hak Pakai, a right of use, may be relevant in qualifying residential circumstances; it is not something to assume exists here. Likewise, a purchase arranged through an eligible company does not mean the individual has acquired direct land ownership. The titleholder, legal entity and asset being transferred have to be identified separately. Nominee holding arrangements are not a reliable substitute.

No authenticated land lease setting out a term, commencement date and enforceable extension right was found for this project. There is therefore no basis for attaching a standard 25- or 30-year lease term to Domisili. If a particular home is offered under a contractual interest rather than a transferable registered land right, the remaining duration and conditions for assignment become part of its value. A buyer of resale property should also understand any mortgages, restrictions, easements or third-party interests affecting the parcel. A vague promise that the paperwork can be arranged later is not equivalent to seeing what the seller can lawfully convey.

The Fays name needs the same care. Pinhome categorises Fays Realty Indonesia as the developer, but Fays Realty's own materials describe property brokerage, project marketing and a broader service portfolio. Fays Hospitality explicitly presents itself as the villa operator. These roles may belong to related businesses, but a shared commercial brand is not a title document or a construction contract. The evidence supports identifying the hospitality operator and a sales-facing business, not naming a verified development company responsible for the land, construction and purchaser warranties. The developer field is therefore left unfilled rather than populated with an untested assumption.

There is equally no reason to infer that a missing public building document means an illegal project. The evidence of actual guests staying in the villas supports completion of the operating accommodation, while the sales portal has not kept its construction status current. What remains unverified is the documentary position of every original home: the applicable building approval, known as PBG, the fitness-for-use certificate, known as SLF, and the authorised use of the particular parcel. These cover different questions, and neither guest reviews nor a broker's reference to an older building permit can settle all of them. Their relevance must be assessed against the actual property and the legal requirements in force.

An operating resort address can help a prospective rental investor investigate reality rather than projections. Staff, check-in arrangements and guest feedback are visible in a way they would not be for an off-plan villa. But a hotel's ratings are not a profit-and-loss statement for an individual owner. Revenue received from guests is reduced by booking-platform charges, cleaning, maintenance, utilities, insurance where applicable, management fees, taxes, replacement furniture and unoccupied dates. The decision changes considerably depending on who receives the rent, which expenses are passed through and whether the owner can remove the villa from the pool or reserve it for personal use.

There is no verified guaranteed yield, occupancy percentage or historical net return for a purchasable Domisili unit in the material reviewed. Even a management agreement offered by Fays Hospitality would need its own financial terms and supporting operating records. A sensible assessment would use the selected villa's actual revenue and expense statements over identifiable periods, not extrapolate from advertised nightly rates. If those records are unavailable, the investment case has to remain conditional. This is especially important for owners buying from abroad, who may not be able to oversee repairs, cash collection or guest complaints on a daily basis.

For personal use, the decision is different. Someone who values a private pool, two bedrooms and access to Canggu amenities may find the smaller Domisili format practical, provided the outdoor living arrangement and local traffic suit their routine. Larger families or group-rental operators might prefer a three-bedroom property, but that category has no confirmed available stock in the original catalogue. Buyers who want to walk straight onto the sand, avoid ongoing pool maintenance or obtain a fully documented foreign-ownership route without transaction-specific legal work should not assume this project meets those goals. Its appeal depends on how the particular villa is intended to be used.

Because these are individual villas, condition matters to the eventual exit price as well as the owner's expenses. Tropical weather, pool equipment, air conditioning, drainage and the finish of outdoor surfaces all deserve attention after years of guest use. A furnished resale unit may come with worn appliances or fixtures that were perfectly adequate for occasional holidays but costly to replace. If there is an existing hospitality arrangement, buyers also need to know whether it is transferable, terminable and subject to an owner-use restriction. Those practical details can outweigh the difference between two seemingly similar asking prices.

Domisili should ultimately be assessed as an existing Canggu villa location with a documented hospitality presence, identifiable two- and three-bedroom sales history, and an active-looking but unconfirmed resale market. That is more informative than an off-plan promise, yet still short of a cleared purchase. The next decisive evidence is specific: the exact villa identifier and survey, the registered land title and holder, the transfer instrument, applicable building and use documents, a precise inventory of what is included, and—if rental income is part of the decision—the actual management contract and financial record. Until these are available, IDR 5.5 billion is an asking-price reference, not an endorsed purchase price or an investment forecast.
