Why this project is worth a look
Private space, shared life
The estate is planned around individual houses rather than hotel rooms, yet the owners are invited into a broader community. That social layer could be a genuine benefit for part-time residents, provided its rules, access and costs are understood separately from the property agreement.
Room to choose
Phase two is presented with two-, three- and four-bedroom homes. The difference extends beyond an extra bedroom: the published living areas range from 125 to 385 square metres, making these distinctly different places to spend several months or accommodate guests.
An inland setting
Private pools, garden space and a substantial overall compound are part of the appeal. Rice-field surroundings should be regarded as the present setting or proposed outlook, however, not as a permanent view right over neighbouring land.
A visible design language
The project leans into exposed concrete, stone, timber and broad glazing rather than a conventional tropical villa look. A completed show home makes the aesthetic easier to judge, but a buyer still needs the actual specifications and inspection rights for the selected house.
Services beyond the gate
Security, housekeeping, concierge support and rental management appear in the community offer. Whether they simplify ownership will depend on the management contract, fee structure, owner-use restrictions and the service provider’s actual performance.
About the project
Fields Complex is a private villa compound in Tumbak Bayuh, inland from the Canggu coastline. Its naming history is worth untangling before considering a purchase. Balivestor lists a development headed Global Base Complex and describes it as Fields. The community behind the project now trades as Global Base, while a founder has publicly explained that the Bali venture originally launched under the name Bali Fields. These references appear to describe one continuing estate, not three separate developments competing for the same buyer.

The product is a home within a gated neighbourhood, rather than a room in a managed resort. Each proposed villa type has its own pool and outdoor space. Global Base adds an unusual promise: ownership is intended to bring access to a community of internationally mobile entrepreneurs, with social gatherings and shared services around that idea. For someone dividing their year between countries, that could be meaningful. It is also a different proposition from simply buying square metres, and prospective purchasers should keep the lifestyle offer separate from their legal property interest.
The address is reasonably specific. Global Base places the estate on Jalan Gunung Agung in Tumbak Bayuh, within Mengwi district, Badung. Marketing frequently uses Canggu as a destination label, but this is not a beachfront or walk-to-Echo-Beach location. Access to the cafés, coast and evening activity associated with Canggu involves a journey. That distinction matters both to a resident’s daily routine and to a holiday-rental guest choosing between a quiet villa inland and a property on the coast. No verified plot number or reliable site coordinates were located in the reviewed materials.
Two public descriptions agree that the compound occupies 15,000 square metres. Beyond that, the figures diverge. The Global Base website presents 21 villas across three phases, whereas Balivestor lists 26 and also retains wording referring to an original scheme of up to 15 villas. The descriptions may reflect revisions, different phases or simply pages that were not kept in sync. There is no published, current lot-by-lot master plan that resolves the issue. Global Base’s newer 21-villa plan is the clearest published description, but it is not a verified count of completed dwellings.
Global Base describes seven villas in its sold-out first phase and another seven in phase two, offered in two-, three- and four-bedroom designs. It advertised a June 2026 start for the second phase, with completion expected in the second quarter of 2028. Balivestor, however, marks both phases one and two as sold out and carries earlier completion dates elsewhere on its site. An outdated sales banner could explain part of that difference, but it cannot be assumed. A buyer needs a dated availability sheet for the precise villa and phase, not a general statement about the estate.
There is enough detail to distinguish the proposed homes. The two-bedroom design has 125 square metres of stated living space on a 350–400-square-metre plot. The three-bedroom design is shown with 220 square metres of living space and a 400–450-square-metre plot. For the four-bedroom design the corresponding numbers are 385 square metres and 400–500 square metres. These are promoted design specifications, not independently surveyed measurements. The completed show villa is described separately: four bedrooms, 385 square metres of living space, a 600-square-metre plot and a 12-metre pool. It is not a reliable size template for every four-bedroom unit.
The show villa is said to have been completed in the fourth quarter of 2025, while the rest of phase one was approaching handover in the project’s second-quarter 2026 schedule. A finished show home is valuable evidence of what the developer intends to deliver, especially when finishes and landscaping are prominent selling points. It does not establish the practical completion of every other villa. Publicly accessible handover records, site-specific building approvals and certificates confirming that individual buildings are fit for use were not available for examination.
Pricing is historical rather than actionable. Balivestor’s dedicated project page starts at USD 325,000; another company page uses USD 335,000. Neither gives a dated live inventory or a phase-specific price list. The current Global Base site invites enquiries about phase two but does not publish a matching, verifiable figure for those seven homes. The older numbers indicate how the project was positioned, not what a particular villa can be bought for in October 2026. Taxes, furnishing, assignment costs and the lease term remaining at completion can all alter the real economics of the deal.
Legal tenure deserves the same distinction. Global Base advertises 25-year leasehold interests, but the underlying land certificate and individual lease agreements have not been reviewed. In Indonesia, a contractual land or villa lease is not the same thing as holding a registered land right, and foreign-buyer eligibility cannot be inferred from a sales label. The key questions are who controls the underlying land, who signs the buyer’s agreement, when the term begins, what the buyer may transfer and whether an extension is an enforceable right or only a future negotiation.
Ownership format
Global Base advertises a 25-year contractual lease. The underlying land title, contracting party, commencement date, assignment rights and any extension mechanism have not been verified against the documents for a particular villa.
Home types & sizes
The phase-two design occupies a stated 350–400 sqm plot and uses an L-shaped arrangement around a private pool. Sliding glass doors connect the living area to the outdoor deck, prioritising a comfortable day-to-day layout over sheer bedroom count. The 125 sqm figure describes living space, not the land. Exact plot boundaries, measurements and the furniture inventory still need to be reconciled with the villa being sold.
Get floor plans and current pricesThis design is advertised on 400–450 sqm of land, with a double-height living room, timber detailing and a 10-metre private pool. Three bedrooms make it more flexible for visiting family or a longer stay with friends, though the extra house and garden area also create upkeep obligations. The published 220 sqm is a design-stage living-space figure; it is not a certified as-built measurement or a confirmed basis for pricing an individual unit.
Get floor plans and current pricesThe largest published phase-two layout has two storeys, an expansive shared living area and a rooftop terrace, on a planned 400–500 sqm plot. It is the obvious fit when separate guest rooms and indoor-outdoor entertaining matter, but stairs, privacy between rooms and roof access deserve attention in the actual plans. The project’s four-bedroom show villa has a larger, 600 sqm lot and a 12-metre pool; those demonstration-home dimensions should not be transferred to this standard layout.

Location
- The clearest location reference is Jalan Gunung Agung in Tumbak Bayuh, Mengwi, Badung. Global Base publishes the street, and an independent street-directory listing also places the named development nearby. Neither an identifiable title parcel nor exact entrance coordinates were established from the reviewed sources.
- Canggu is the project’s broader market address, not its administrative village. That is normal marketing shorthand, but it should not be carried into legal paperwork in place of Tumbak Bayuh, Mengwi and Badung. A contract should identify the actual land rather than the nearest internationally recognised destination.
- The inland setting offers access to Pererenan and the wider Canggu area by road. Published drive times are promotional estimates and can change sharply with traffic, so they should not be mistaken for fixed commuting times. For a resident or rental guest, the relevant question is how the trip works at the hours they will actually travel.
- Rice paddies help define the setting today. They do not, on the evidence available, grant a perpetual right to an uninterrupted outlook. The access road, drainage, plot boundaries and permitted uses of adjacent land would all matter to anyone choosing a particular villa for its view or sense of seclusion.
- This is presented as a private residential compound rather than a beachfront hotel. The difference can be attractive, but it places more weight on the quality of estate management and the services that residents use routinely: security at the gate, pool care, garden maintenance, waste collection and access for contractors.

Best for: A part-time Bali resident may find this more compelling than a typical holiday apartment. Having a kitchen, pool and outdoor space makes extended stays feel like normal domestic life, while the larger layouts leave room for family and visitors. The trade-off is geography: an inland base gives up immediate beach access, and getting around becomes part of the daily routine.; Global Base also has a specific social audience in mind. It markets a network of internationally mobile business owners and hosts events intended to bring them together. Someone who actively wants that environment might place real value on it; someone seeking an anonymous private escape may find the community layer irrelevant. The membership rules, associated charges and whether privileges transfer on resale are not established in the material reviewed.; The estate could justify a closer look from an investor willing to assess an actual villa rather than a promised annual percentage. Different house sizes and an advertised management service create choices between owner occupation, long stays and short-term letting, subject to legal permissions. Net income would depend on verified rental receipts, operating costs, owner-use rules, repair reserves and the price paid for the remaining lease term. None of those can be taken from a headline return projection.; Resale-oriented buyers have a reason to separate completed villas from future-phase contracts. A finished home with transferable documents and a clearly measured remaining lease is a different purchase from an agreement tied to construction and future handover. Design quality may help attract a later purchaser, but the seller’s rights, timing, fees and management obligations will determine how practical an exit actually is.; may not suit: This will disappoint a buyer who imagines walking to the beach, surfing at sunrise and visiting Canggu’s coastal restaurants without transport. Tumbak Bayuh offers a quieter inland pattern of life, not a substitute for a beachside address. That is a legitimate choice, provided it is made deliberately.; Anyone requiring immediate, documented handover should also be selective. The project has a completed show-home claim and an evolving phase plan, but not a publicly verified completion record for every residence. A scheduled quarter and a construction update cannot stand in for the completed house, its inspection record and occupancy documents.; A purchaser who needs permanent land ownership, or who assumes a 25-year lease will automatically renew, is not being offered that certainty by the current public material. Tenure and resale depend on the original land interest, the lease agreement and rights granted by the appropriate parties. Those documents matter more than the terminology used in a sales presentation.; Finally, the development is not suited to an investment decision based solely on advertised rental yields. Professional management may be available, but the reviewed sources do not establish a binding fee schedule, audited occupancy or property-specific net return. A buyer seeking predictable cash distributions would need substantially more evidence..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The estate’s definitive composition remains unresolved. Global Base says 21 villas in three phases, while Balivestor displays 26 and also refers to an original 15-villa concept. A current numbered master plan and a verified count of delivered homes were not available.
- Completion dates and sales banners conflict. Balivestor retains February 2024 and February 2026 dates and marks phase two sold out; Global Base projected phase-one completion in Q2 2026 and phase-two delivery in Q2 2028 while inviting phase-two reservations. Actual handovers and October 2026 availability have not been independently established.
- The underlying land documents, villa-specific lease, legally identified seller and developer, PBG approval, SLF certificate and parcel-specific permitted use were not examined. The advertised 25-year term and USD 325,000/335,000 entry figures remain public claims, not confirmed contractual terms.
