Why this project is worth a look

Architecture with trade-offs

The narrow plots are used for two indoor levels, a pool and an outdoor roof lounge. That offers distinct spaces for guests and owners, but it also makes stairs, weather exposure and pool upkeep integral parts of everyday ownership rather than minor design details.

A manageable home format

The brochure presents a single underlying two-bedroom design at 188 sqm of building area. Rather than treating Ulin, Meranti and Jati as wholly different property classes, compare their plot position, façade, orientation and numbered-unit specifications.

Shared amenities have timing

A reception, café, coworking, wellness facilities and other services are contemplated across the completed scheme. They may improve guest convenience when operational, but the brochure itself makes their rollout dependent on later development phases.

Milestones need independent proof

The advertised payment structure spreads instalments across foundation, roofing, enclosure and handover. The practical protection does not come from the percentages alone: it comes from the buyer’s ability to confirm works, enforce deadlines and recover or withhold funds when obligations are not met.

Tenure shapes resale

A 25-year lease with an advertised renewal opportunity must be valued as a contractual interest. Its resale prospects will depend on the unexpired term, who must approve an assignment, the renewal mechanism and the operation rights attached to the villa.

About the project

JANA Kayana is a proposed collection of 18 private-pool villas in Abasan, within the wider Canggu property market in Bali’s Badung Regency. It is not a beachfront resort or a large detached-home subdivision. The developer’s 2025 materials place the scheme on about 2,300 square metres and revolve around one principal two-bedroom design. Each villa is advertised with 188 square metres of building area on a plot of roughly 98–107 square metres, plus a swimming pool and a rooftop lounge. Those numbers describe a deliberately vertical way of using land. They should not be read as 188 square metres of measured internal living space, and the plot size leaves far less room for a conventional garden than a large freestanding villa would offer.

The architectural arrangement is one of the clearer parts of the available material. Downstairs, a kitchen island, dining and living rooms sit alongside guest accommodation, with the pool and small outdoor areas close by. The main bedroom is upstairs, while a further open-air sitting area occupies the roof. There are design elements such as a yoga deck, lounging nets and planted edges. This can work particularly well for a couple who occasionally host friends: the bedrooms are separated and the outdoor spaces give different places to spend the day. It may be less convenient for anyone who wants all living areas on one floor. Before relying on the headline area, a buyer needs the dimensioned plan for the chosen villa, including the staircase, roof coverings, usable indoor space and wet-weather circulation.

Project identity is reasonably well established, but corporate responsibility is a separate matter. The JANA Group is the developer brand shown in the sales brochure and in Rumah123’s developer profile. The 2025 brochure describes a venture connected with PT CME Estate Indonesia, and a university account of the brochure’s preparation independently associates the JANA Kayana project with that company. Neither document demonstrates which company owns or leases the land, which entity would be the buyer’s contractual counterparty, or who guarantees completion. A sales agent is not automatically the developer, and a developer brand is not itself a land-title document. Any payment instructions need to be reconciled with the parties named in the signed instruments.

JANA Kayana has a more ambitious shared-facility plan than its compact plots might suggest. The brochure proposes a staffed reception, lobby, luggage service, parking, café, coworking, wellness space and an observation deck, with housekeeping and other guest services envisaged. The crucial detail is timing: the brochure presents these as facilities to be delivered as the development advances through three phases. A buyer taking possession of an early villa should not assume that every shared service is already operating or included in a particular management fee. The brochure also gives conflicting counts for the three phases. Both versions add up to 18 homes, but the allocation differs, so an updated signed site plan matters more than a phase label used in marketing.

The proposed tenure is a contractual lease, not foreign ownership of a freehold land title. JANA’s 2025 brochure advertises 25 years with an option for a further 25. That second period needs to be understood through actual wording: who can exercise the option, when notice is required, how a renewal price is fixed and whether the landowner is bound to honour it. Indonesian land law recognises several forms of land right, including Hak Pakai, a regulated right of use, but an ordinary lease agreement is not the same instrument. Nor does the brochure establish the registered title underlying this particular development. A buyer should also know whether the remaining lease term can be assigned, whether alterations and tourist rentals are permitted, and what happens to improvements when the agreement ends.

Advertised prices should be treated as separate, dated offers rather than a coherent market valuation. Rumah123 shows IDR 4.89–5.22 billion, while the 2025 JANA brochure starts at USD 340,000 and a Venaso Bali sales page displays USD 300,000. Those figures are in different currencies and may reflect different dates, units or commercial terms; there is no sound basis here to claim a discount or convert one into a verified contract price. The payment proposal is relatively detailed: USD 1,500 to reserve, then 20% after the lease agreement, followed by 20%, 30%, 20% and 10% at described construction milestones. Yet a staged schedule is only as dependable as its verification, refund provisions and recipient-account controls. The marketing material does not substitute for a signed construction and lease package.

December 2026 appears as the proposed completion month on Rumah123; the sales partner uses the broader description “late 2026”. As of 21 October 2026, neither statement is evidence that a specific villa, let alone all shared amenities, has been completed and handed over. There was no publicly verifiable JANA Kayana handover record or project-specific PBG construction-approval document and SLF building-fitness certificate in the reviewed sources. That means their status is unverified, not that the documents necessarily do not exist. The same distinction applies to permissions for short-term tourist accommodation. For a buyer, the decision sits at the intersection of build progress, enforceable lease rights and a realistic operating plan—not the scenic promise of a finished resort.

Ownership format

The 2025 brochure markets a 25-year contractual lease with an option for a further 25 years. This is not land ownership, and the extra term is not a verified entitlement: the lease itself, underlying land title, lessor and commencement date have not been established from public documents.

Home types & sizes

Two-bedroom private-pool villa
188 sqm building; plots approximately 98–107 sqm

The project’s core layout places living and guest accommodation downstairs, the principal bedroom on the upper level, a rooftop lounge above and a private pool outside. Ulin, Meranti and Jati appear as façade designations on the site plan rather than verified separate floor-area classes. Buyers need a numbered-unit plan and schedule of finishes.

Location

  • The relevant setting is Abasan, a quieter inland part of the broader Canggu market rather than a beachfront address. Marketing maps provide optimistic drive times to beaches and entertainment venues, but those are not verified travel times from a confirmed entrance. Day-to-day convenience will depend on the actual access lane, traffic at the intended hour and how guests reach transport and food without a car.
  • The location can be placed within Desa Tibubeneng, Kuta Utara District, Badung Regency. Tibubeneng’s village administration refers to Jalan Abasan in Banjar Tandeg. This establishes local geographic context; it does not prove that JANA Kayana sits on that precise road segment or identify a cadastral parcel. A project pin should only be supplied once it has been checked against the site or land documents.
  • The 2025 compound plan depicts a narrow internal route, visitor parking, an entrance and buggy assistance. What matters in use is more than the drawing: delivery access, turning room, emergency-vehicle entry, the legal right of access from the public road and who pays to maintain the route. These questions become particularly tangible when several villas are operating as guest accommodation at the same time.
  • Local government notices describe drainage clearing and bridge works along Jalan Abasan during 2026. They are not evidence of flooding at JANA Kayana, whose exact parcel has not been identified. They do, however, give a buyer a good reason to assess rainwater drainage, road conditions after heavy rain and any dependence on infrastructure beyond the property boundary once the site address is supplied.
  • The communal layout changes the meaning of privacy. A villa may have its own pool, yet share an entrance, service movement and close neighbours. Noise, lighting, maintenance access and screening from upper terraces are all unit-specific issues. The name “Canggu” cannot tell a purchaser which of the 18 plots enjoys the right balance of seclusion and convenience.

Price & purchase terms

  • Current price: From 4,890,000,000 IDR
  • Expected completion: 2026-12

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

How the payments run

  1. Reservation commitment
USD 1,500; brochure says the reservation expires after 21 days without a lease
  2. After lease signing
20% of the advertised contract price
  3. Substructure milestone
20% after foundation and substructure completion
  4. Roofing milestone
    30% following the roof-completion milestone
  5. Wall-covering milestone
20% when the rough wall enclosure is completed
  6. Final handover
10% on building completion, furnishing and equipment handover

The JANA brochure and sales-partner page outline a USD 1,500 reservation commitment, 20% after the lease is signed, followed by construction milestones of 20%, 30%, 20% and 10%. The brochure says a reservation expires after 21 calendar days without a lease agreement and describes payments in USD. It also links the construction programme to each buyer’s lease date. Refund terms, verification of milestones, payee identity and the current signed payment schedule still matter more than the promotional timeline.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: An owner who wants a repeatable Bali base rather than a hotel room. The combination of two bedrooms, kitchen, private pool and rooftop space may suit a couple spending extended periods on the island while hosting friends. It is best assessed as a multi-level dwelling: steps between living and sleeping areas, rooftop access, the pool edge and weather protection could make the same plan much less comfortable for young children or anyone with reduced mobility.; A buyer who wants to evaluate hospitality income as an operating business. Project material refers both to owner-run rentals and optional property management. Those choices can produce very different obligations: staffing, guest messages, cleaning, pool servicing, distribution through booking platforms, insurance and monthly reporting all have to be allocated. The brochure’s rental illustrations are assumptions, not trading records, and its own investment table excludes some taxes and management fees. An operator agreement and a permitted-use assessment are essential before treating any return projection as relevant.; Someone comfortable comparing specific plots inside one small compound. Since the central building design is broadly uniform, value may turn on setbacks, facade variant, sunlight, whether the pool can be overlooked, proximity to the entry and the amount of outdoor space. A buyer looking only at the promotional 188 sqm figure may miss the differences that affect day-to-day enjoyment and future resale. Properly dimensioned numbered-unit plans would make this comparison far more useful than a generic luxury-villa description.; A purchaser who is prepared for an off-plan contractual process, but not prepared to rely on assurances alone. The stage-linked payment proposal creates opportunities to document construction progress and resolve defects before the final instalment. It cannot eliminate completion or counterparty risk. Before committing significant funds, the buyer needs to know exactly which company receives them, what land interest supports the lease, when the term starts and what remedies apply if works or common facilities are delivered late.; may not suit: Buyers who need immediate, documented occupation, a functioning rental business and all shared facilities in place. The available completion dates are forecasts for late 2026, not independently verified handover records, and the last phase of communal amenities has not been demonstrated as operational.; Anyone expecting personal freehold land ownership, or who treats “25+25 years” as a guaranteed, fully priced 50-year asset. The second term is an advertised option whose enforceability and cost cannot be evaluated without the executed lease and the underlying title.; Investors who require assured yields, a set payback date or completely hands-off ownership at a known fee. Sales projections and the concept of optional management do not establish occupancy, net operating profit, licensing, recurring charges or a manager’s binding service obligations..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • A verified site parcel, coordinates, underlying land title and executed lease were not publicly established. The brochure links The JANA Group to PT CME Estate Indonesia and advertises 25 years plus a 25-year extension option, but the authorized lessor, contracting entity, commencement date and renewal terms remain unverified.
  • The brochure specifies a two-bedroom model, whereas several Rumah123 unit records say three bedrooms at the same 188 sqm building area. The brochure also distributes 18 units across three phases in two different ways: 3/7/8 and 6/5/7. Current stamped unit drawings and an updated master site plan are needed to resolve both issues.
  • December 2026 / late 2026 is a planned delivery target only. Independently verified site progress, project-specific PBG and SLF records, and authorization for the intended tourist-accommodation use were not found in the reviewed public material; this does not prove that any of them are absent.
