Why this project is worth a look
A very small scheme
Five houses make this a more intimate proposition than an apartment resort and may suit buyers seeking a private-home experience. Low density does not, on its own, establish quiet surroundings, professional security or reliable maintenance.
About the project
Ako Villas is presented as a collection of just five two-bedroom houses, each designed around a private swimming pool and outdoor living space. Listings describe two storeys and a usable rooftop retreat rather than the shared amenities of a large resort. That makes the proposition fairly specific: it is a private villa for a household, visiting friends or paying guests. The smaller community may appeal to people who dislike dense developments, but maintaining a house and its own pool is also different from holding an apartment in a fully staffed building.

The published mix consists of four regular villas and one corner home. NewHomes assigns 113 square metres of living area to the regular units and 130 square metres to the corner design, with reported plots of 125 and 153 square metres respectively. Pools, balconies, a sun deck and a rooftop sitting area are part of the marketing description. None of those surface figures should be combined into a new total: a land parcel, enclosed floor space and rooftop terrace measure different things. Another agency uses headline total areas of roughly 170–178 square metres, illustrating why a buyer needs the actual dimensioned drawings before comparing unit prices.
The villas are promoted as finished or fully furnished homes with a living and dining area, a kitchen and two bedrooms. There is less agreement about the exact bathrooms: the detailed NewHomes narrative says three, while a seller listing shows two. A different design could explain that variation, or the listings may simply be inconsistent. It is not safe to choose a figure without a plan for the specific house. The same applies to whether furnishings, appliances, pool equipment and outdoor furniture are already installed or merely included in an advertised package.
The rooftop space is one of the more interesting aspects of the concept. A generous outdoor level can make a compact two-bedroom home feel substantially less confined and may be a genuine reason to choose one villa over another. It needs to be judged as a real working part of the house, though. Waterproofing, drainage, slip resistance, safe balustrades and the ability to keep the area comfortable in rain or strong sun matter more than calling it a lounge. No detailed specifications or inspection reports were available to verify those elements.
The address deserves much more attention than the advertising gives it. Bali Dream Properties markets an AKO villa in Canggu, a broad area name often used in real-estate promotions. NewHomes gives a street-level location on Jl. Beringin in Dalung, Kuta Utara, Badung. ULU Homes and WorldEstate instead place the matching five-villa development in Pererenan. These are not equivalent neighbourhoods. Although the core product description points to the same small scheme, the evidence does not establish the particular land parcel. This dossier therefore uses the broader Canggu–Badung market location and does not assign a parcel-level map pin.
That distinction would materially change the experience of staying there. A house inside Dalung and one in coastal Pererenan may serve different guests, have different day-to-day traffic and offer different access to beaches, cafés and services. Brochure journey times become unreliable when the departure point has not been confirmed. A buyer deciding between personal use and frequent short stays needs a site map, the legal plot address and a realistic assessment of road access. The surrounding district is not a substitute for knowing which lane actually leads to the villa gate.
There is a separate question about the person behind the development. Bali Dream Properties features Ako Villas in its own collection and offers a villa for sale. NewHomes labels Bali Dream Properties the developer, but the company website also markets unrelated properties as part of a broader agency and service business. WorldEstate refers instead to AKO Villas as a development brand. A website using the AKO Villas name promotes projects called OASIS and REFLECTION, yet its public pages do not establish that the five houses discussed here are one of those projects. We have not seen corporate or project documents identifying the legal landholder, development entity and seller as one clearly connected chain.
Completion claims should also be kept separate from proof of delivery. One portal still gives Q4 2025 as the intended completion period while describing the homes as ready to move into. ULU Homes uses 2026 as its readiness reference and marks particular offerings as handed over. Either description could be outdated, and the labels are not evidence that every home was accepted by its buyer or cleared for lawful occupation. No unit-specific handover statement or building fitness certificate was publicly verifiable in the material reviewed. The safest status is therefore not a definitive declaration of completion.
The quoted prices have moved apart as well. NewHomes retains an early schedule of USD 199,000 for the four regular units and USD 219,000 for the corner villa, calling the lower figure pre-sale pricing. Bali Dream Properties now has a listing starting at USD 249,000, a figure also displayed by ULU Homes; the latter offers another layout from USD 269,000. These prices cannot be treated as interchangeable valuations of identical contractual rights. The available home, its specification, any remaining lease period and the date the figure was advertised could all account for differences. An actual purchase price must be tied to an identified unit and written offer.
Bali Dream Properties calls its specific offer leasehold. This matters because paying for a villa does not necessarily mean acquiring the land underneath it. With a contractual lease, the economic value of the deal depends partly on the term still running, the commencement date, the parties involved and the rules for assignment or renewal. None of those unit-specific terms was visible in a reviewed contract. A description of potential renewal is not an unconditional entitlement to an additional term, and a general statement that foreigners can buy in Bali does not answer what this buyer would legally receive.
Indonesia distinguishes ownership of land under Hak Milik, rights of use under Hak Pakai and building rights under Hak Guna Bangunan. Each is legally different from a private lease agreement. Foreign individuals should not assume that freehold-style marketing refers to land title they can personally register. In this case, the actual land certificate and the identity of its holder were not provided publicly, so no project-specific claim about the underlying title is justified. Before signing, the chain between the landowner, the developer or seller and the contracting buyer needs to be established from documentation rather than inferred from an agency profile.
Permission to occupy and operate the villa is another distinct matter. The Indonesian building framework uses PBG for building approval and SLF for fitness for use. Spatial-planning clearance and the licensing applicable to the proposed rental activity have to be examined against the actual land parcel. No project-specific PBG, SLF, spatial-use approval or rental operating licence was available for direct verification here. That is a limit of publicly accessible evidence, not proof the paperwork does not exist. It is nevertheless a limit that should prevent anyone from assuming a ready-to-rent house is automatically authorised for commercial short stays.
Income forecasts require similar restraint. Listings float expected returns of 15% or even 17–20%, and some mention exceptionally short payback periods. These are promotional scenarios, not independently demonstrated net yields from a verified operating history of the five houses. Actual cash left to an owner would depend on nightly rates, paid occupancy, platform fees, utilities, cleaning and laundry, pool maintenance, insurance where applicable, repairs, taxes and management fees. The contract must also say who holds guest payments and who makes decisions about maintenance and replacement purchases.
The resulting picture is neither a blanket endorsement nor a rejection. Ako Villas offers an intelligible private-house concept: five two-bedroom villas, two advertised internal sizes and outdoor space that could suit both personal stays and a rental programme. What is still missing is precisely the evidence that turns that concept into a measurable purchase: reliable parcel location, current unit availability, delivery documents, an enforceable lease and a clear costed management arrangement. Those missing pieces should shape a buyer’s next conversation more than any headline forecast.
Unit types & sizes
Advertised with a 125 sqm plot, private pool, sun deck, balcony and an outdoor rooftop sitting area. The detailed portal gives a 15 sqm water surface. The 113 sqm refers to the reported living area and should not be conflated with the plot or the outdoor levels.
Get floor plans and current pricesThe earlier unit breakdown associates the corner design with a 153 sqm plot, a 12 sqm pool and additional outdoor space. Its precise enclosed and outdoor areas need reconciling against a signed-off drawing; an up-to-date unit-specific price has not been established.

Best for: A buyer seeking a compact second home for a couple, family or visiting friends may appreciate two bedrooms and a separate pool rather than shared resort facilities. Stairs, rooftop railings and child safety should be considered against the actual completed design.; Someone intending to split the year between personal stays and rentals has a tangible starting point here, provided the management agreement defines owner-use dates, guest payments, maintenance authority and the standard of the delivered furnishing package.; An owner comfortable overseeing a small stand-alone property may prefer the directness of a private villa. The economics still depend on the enforceable land arrangement and the full operating budget, not a marketing percentage.; Buyers comparing villas with similar bedroom counts could reasonably focus on the regular and corner alternatives. Dimensioned drawings and unit-specific prices are essential before either design can be judged better value.; Not a clean choice for buyers who must be near a particular beach or need a verifiable walkable address before proceeding.; Not yet a documented ready-home purchase: the public evidence reviewed does not include the unit handover or fitness-for-use papers.; Unsuitable for a decision dependent on guaranteed rental yield or an assured lease renewal; neither has been evidenced by a project contract.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The plot location remains unresolved: NewHomes says Jl. Beringin, Dalung, while ULU Homes and WorldEstate place the scheme in Pererenan. No verified parcel address or site-level map point was obtained. NewHomes combines a Q4 2025 completion target with a ready-to-move label; ULU Homes references 2026 and individual handover claims. Unit handover records, PBG and SLF were not reviewed. A leasehold sale is advertised, but the term, renewal mechanism and underlying land title were not publicly evidenced. The legal role of Bali Dream Properties and its connection with the AKO Villas brand also remain unverified.
