That makes first-pass selection more about household needs than about decoding a long list of near-identical layouts.
An established estate
This is not a project that exists only in renderings. Completed houses, functioning common facilities, resale listings and an active Property Perfect sales page all coexist. Buyers can inspect the real streets and finished homes, but the trade-off is that an individual resale may no longer match the original developer specification or smart-home package.
Two pricing channels
Current resale-oriented project listings start below the range shown by the developer. That is useful because it stops one sales channel from becoming the assumed market price. The comparison still has to be like-for-like: plot, floor area, renovation, age, extensions, seller and legal position can matter more than the headline gap between THB 4.6M and THB 8.78M.
Eastern-road connectivity
The address makes sense for households whose routine is tied to Lat Krabang, Rom Klao, Ramkhamhaeng, the airport corridor and eastern Bangkok. The Pink Line is operating to Min Buri, while the eastern Orange Line remains future infrastructure with operation targeted for January 2028. The purchase case today should stand on the road network and actual driving pattern, not on a claim of immediate metro access.
Amenities without a tower
The clubhouse, pool, fitness room, green areas and security give residents shared facilities while the home remains a detached house with its own plot and parking. That can suit a family wanting more separation than a condominium without giving up a managed communal environment. The current common-area fee should be requested for the specific house, because a reliable up-to-date public rate was not found.

Perfect Park Krungthep Kreetha–Ramkhamhaeng is a low-rise community of detached two-storey houses by Property Perfect in eastern Bangkok. Independent project profiles consistently identify 221 homes on a site recorded as 46 rai, 3 ngan and 41 square wah, while Property Perfect still keeps the project in its active catalogue and accepts viewing registrations. That makes the buying context different from a clean-sheet launch: developer-held homes and privately resold houses can appear under the same project name. A quoted price therefore has to be tied to a specific house and seller rather than treated as a universal project price.
The housing format is straightforward. The practical house range falls into three useful reference sizes at roughly 120, 130 and 142 sq m, with three or four bedrooms. Typical plots are stated from 50 square wah and the layouts provide two parking spaces. The 120 sq m plan is the simpler three-bedroom, two-bathroom option; the 130 sq m plan keeps three bedrooms but adds a third bathroom; the larger plan moves to four bedrooms and three bathrooms. For a household, the meaningful difference is not only floor area. It is the choice between a compact family plan, a layout with more day-to-day flexibility, and a genuine fourth bedroom for a larger household, guests or a dedicated work room.

The physical address is more informative than the marketing name: Kheha Rom Klao 6 Yaek 6, Khlong Song Ton Nun, Lat Krabang, Bangkok 10520. In other words, the community sits in the Rom Klao–Lat Krabang side of eastern Bangkok. Krungthep Kreetha–Ramkhamhaeng is a broader location and access label, not a statement that the gate is directly on the fashionable central stretch of New Krungthep Kreetha Road. This matters when comparing projects. Buyers who are choosing the area by road name should map the exact entrance before a visit and judge the daily route from Kheha Rom Klao rather than from the headline location alone.
Transport today is primarily road-led. The area connects toward Rom Klao, Srinakarin–Rom Klao, Ramkhamhaeng and the wider eastern Bangkok road network, while the developer also references Airport Rail Link Lat Krabang and Suvarnabhumi Airport. Airport Rail Link Lat Krabang is listed at about 7.3 km and Suvarnabhumi Airport at about 10.5 km, so this should not be sold as a station-adjacent home. The Pink Line to Min Buri has been operating since the end of 2023. The eastern Orange Line is different: despite older project marketing referring to Orange Line stations, its current implementation schedule expects operation in January 2028 and construction systems work is still in progress. A purchase decision should therefore work on the current road and feeder-transport reality, with the Orange Line treated as future infrastructure rather than a present amenity.
Shared facilities are those of a gated housing estate rather than a condominium tower: a clubhouse, swimming pool, fitness space, landscaped common areas and 24-hour security. The detailed project profile also describes controlled gate access, CCTV, two green areas and outdoor activity space. Property Perfect promotes a smart-home package with phone-based control for lighting and selected electrical devices, plus a Wi-Fi camera and magnetic and motion sensors. On a resale house, those systems should be checked in person. Equipment that was originally supplied by the developer may have been changed, removed or upgraded by an owner, so a project-level feature list is not a substitute for an inventory of the actual house being sold.
Pricing now clearly reflects more than one market inside the same community. On 25 August 2026, active listings inside the project were being offered from about THB 4.6M up to at least THB 6.94M, while Property Perfect's own current direct-sales range was THB 5.99M to THB 8.78M. Other current market pages were quoting roughly THB 4.99M to THB 8.78M. Those figures should not be averaged into a synthetic project price. Remaining developer stock, plot position, fit-out, extensions and resale motivation can all produce different asking levels. The THB 4.6M figure is therefore only a lower market anchor. It is not a promise that any particular current house type is available at that price.
Foreign buyers need to separate the house from the land question. The project may be labelled freehold in market directories, but that label does not give a foreign individual an automatic right to register the underlying Thai land in his or her own name. Thai land law generally restricts direct foreign land ownership, subject to narrow statutory exceptions, and long-term leasing is a different legal structure that has to be documented. The project does not publicly confirm a standard foreign-buyer land lease package, the title type for a selected plot, or a specific to the project structure separating building and land rights. Those items should be reviewed for the actual property before money is committed. Nominee arrangements using Thai parties are not treated here as a normal or recommended route around the restriction.
The community itself is established, occupied and supported by an active resale market, but published completion timing is not fully consistent. The most common year is 2021, another project directory gives 2024, and Property Perfect's current page promotes a refreshed house series without publishing a separate completion date for it. It is therefore safer to treat the estate as operational and completed without tying the purchase decision to one disputed completion year. A buyer should focus on the status of the exact house: whether it is finished, who owns or sells it, whether it belongs to the refreshed series, and which floor plan and specifications are incorporated into the sale documents.
The best way to read Perfect Park Krungthep Kreetha–Ramkhamhaeng is therefore as an established eastern-Bangkok family estate with both direct developer sales and resale stock, not as a uniform new launch with one price sheet and one construction schedule. Its practical appeal is the detached-house format, three main size bands, communal facilities and access to the eastern road corridor. Its limitations are equally concrete: the rail network is not at the front gate, the marketing location is broader than the actual address, older and newer house-series names overlap, and foreign buyers must solve the land-holding question properly. If those conditions fit the buyer, the next useful comparison is between specific houses, plots, condition, seller and documents rather than between generic project brochures.

The smallest confirmed plan is a detached two-storey house with three bedrooms, two bathrooms, a multipurpose room and two parking spaces. Project profiles describe standard plots from 50 square wah. It is the clearest fit for a household that needs three proper bedrooms but does not need to pay for a fourth bedroom or a third bathroom.
The middle plan keeps three bedrooms but increases usable area to 130 sq m and adds a third bathroom. It also includes a multipurpose room, two parking spaces and plots from 50 square wah. The upgrade is therefore about a more comfortable household layout rather than simply adding another bedroom.
The larger refreshed plan, Teressa, is 142 sq m with four bedrooms, three bathrooms and two parking spaces. The fourth bedroom gives it the most flexibility, but this is also where the project's house-series refresh is most visible: older material shows an Amicia at 136 sq m, while some current project directories attach the Amicia name to a 142 sq m four-bedroom plan. The actual floor plan should be matched to the selected house rather than inferred from the model name alone.
Two naming sequences appear across the project's history: the newer Terra 120 sq m, Terris 130 sq m and Teressa 142 sq m range, and the earlier Aster 120 sq m, Adenia 130 sq m and Amicia 136 sq m range. The coexistence of Amicia 136 sq m and Teressa 142 sq m is consistent with a house-series refresh within the same estate. The selected home's actual plan, floor area and model name should be checked against seller documents.
