G-1 Apartment is an established low-rise property in Kamala on Phuket’s west coast. Its unusual feature is the overlap between residential and hospitality use. Public project data records six floors, 42 residential units and completion in January 2010, while the same 11 Moo 5, Kamala, Kathu, Phuket 83150 address has long been marketed for daily, monthly and long-term stays, including studios and one-bedroom accommodation. For a buyer, that mixed history matters more than the label used on a booking page. The key question is what the selected transaction actually conveys: an individually titled condominium unit or another form of occupancy and operating right.

This is a relatively small building by current Phuket resort-development standards. Forty-two units across six floors is a very different proposition from a multi-building compound with hundreds of apartments and large shared facilities. The recurring amenity set is straightforward: a rooftop or upper-level pool, reception or lobby, parking, CCTV, round-the-clock security and hotel management. That operating history can be useful for an owner who wants local support, but it should not be confused with an automatic right to run short-term rentals from every privately owned unit. Building rules, licensing and the exact management arrangement need to be checked separately.

Public information on the apartment mix is thin. Studios and one-bedroom units are confirmed, and one one-bedroom format is described as having one bathroom and 60 square metres. That is enough to establish a basic unit mix, but not enough to reconstruct a complete schedule of sizes, stacks or orientations. More recent hotel listings at the same street address use the name G1 Touch Blue Sky and advertise rooms of roughly 32 and 60 square metres. Those figures are not carried into the project data because the sources do not prove that the newer hotel inventory maps one-for-one to the original condominium titles.

The location is one of the better-documented parts of the file. Multiple independent records point to 11 Moo 5 in Kamala, and mapping data for the same address clusters around 7.94918, 98.28869. Published location information places Kamala Beach roughly 0.8–0.9 km away. That is useful orientation, not a promise about the walking route or the view from a particular apartment. Older guest material describes both mountain outlooks and rooms without a sea view, which is a reminder that a coastal address does not make every unit a sea-view unit.

The developer is identifiable rather than anonymous. G-1 Land Co., Ltd. appears in Thai corporate data as G-1 LAND COMPANY LIMITED under registration number 0105550021799, registered on 26 February 2007, with the company shown as active in the available record. That confirms a traceable corporate entity behind the development, but it does not answer the questions that matter at resale: who owns the chosen unit today, whether there are registered encumbrances, whether common charges are clear, and what documents will be produced at transfer.

Ownership is the main item that should remain conditional. G-1 Apartment is described as a condominium, but the sources reviewed for this dossier do not include the condominium registration, an individual unit title deed or a current foreign-quota certificate. Thailand’s general rule allows qualifying foreigners to own condominium units only in a building registered as a condominium and within the statutory 49% foreign-ownership ceiling. That rule is useful context, not proof that a particular G-1 Apartment unit is available in foreign freehold. A buyer should expect the seller and condominium juristic person to document the unit title and quota position before money is committed.

Because the building dates from 2010, the diligence question is no longer construction delivery. It is condition, maintenance and governance. A finished property lets a buyer inspect the actual apartment, common areas, access and neighbourhood before purchase. It also makes the maintenance record more important. A rooftop pool concentrates some of the issues worth looking at: waterproofing, deck condition, pumps, drainage and the history of major repairs. None of the public material reviewed provides a current common-area fee, sinking-fund balance or capital-repair schedule for G-1 Apartment, so those should be obtained directly rather than estimated from neighbouring projects.

There is no defensible current purchase price in the public material we found. No available sale inventory was visible in the project profile at the time of checking. An older group page displays an accommodation rate starting from THB 2,000 per night, but the page does not provide a reliable update date and the figure is a lodging rate, not a property price. It would be misleading to convert that historic hospitality rate into an investment assumption. If a resale unit comes to market, its asking price should be benchmarked against current Kamala properties with a similar title structure, size, condition and management rules, not against a legacy room rate.

The property therefore makes more sense as a due-diligence-led resale than as a brochure-driven investment story. A buyer who wants a compact, established Kamala base may value the manageable building scale, recognisable address and serviced-apartment heritage. Someone buying primarily for rental should go further: confirm whether the selected unit can participate in any present management programme, who holds the relevant hospitality licence, what revenue and expenses belong to the owner, and whether short-stay use is permitted under the building’s rules. The public evidence does not support any guaranteed-return or occupancy claim.

One additional identity issue deserves to stay visible. Current travel and hotel listings use the G1 Touch Blue Sky name at the same 11 Moo 5 address, with a similar rooftop-pool hospitality profile. That strongly suggests continuity of use at the site, but the available evidence does not establish whether it is a simple operating-name change, a new hotel tenant, or a different commercial arrangement inside the same building. We therefore do not merge G1 Touch Blue Sky into the project’s legal identity. A purchaser should ask the current management to explain the relationship in documents, especially if the investment case depends on hotel-style operation.

In short, G-1 Apartment is a real, completed and geographically well-identified property with a traceable developer and enough history to inspect rather than speculate about. What is missing is equally important: there is no verified current sale inventory, no specific to the project foreign-quota evidence, no current owner-cost schedule and no complete public unit register. Those gaps do not make the project unusable; they define the work that has to happen before a resale purchase can be judged on its own merits.
