The useful way to look at it today is not as a developer launch with an off-plan payment schedule, but as a resale property where every decision depends on the individual unit and the paperwork attached to it. Current project directories date completion to November 2015 and describe 110 units in total. The original launch material presented a single building with five apartment formats, from studios through two-bedroom layouts. That gives a buyer something concrete to work with: the building exists, the common areas can be inspected, and the condition of an actual unit can be judged rather than imagined from renders. At the same time, a property of this age deserves a different type of due diligence from a newly completed condo. Lift maintenance, pool condition, sinking-fund history, common-area repairs and the condominium’s management records can matter more to ownership costs than the amenity list itself.

The Kamala project can be separated from the similarly named Chic Condominium in Karon, but the distinction requires care. A 2014 launch article names New Style Property as the developer and gives the Kamala scheme seven floors, 110 units and five unit types. Phuket’s official environmental-approval database independently records THE CHIC @ KAMALA BEACH PHKET under New Style Property at Moo 4, Bang Wan Road, Kamala, Kathu. Those two records are important because several property portals blur the Kamala and Karon developments. Some pages carry a Kamala headline while the listing text, road and beach references clearly point to Karon. For this dossier, specifications are accepted only when the source can be tied back to the Kamala building. A buyer should apply the same discipline to any resale advertisement: the title deed and address matter more than the project label displayed by an aggregator.

At launch, the apartment mix was described as five layouts spanning roughly 40 to 100 square metres, from studios up to two-bedroom units. The open web no longer provides a dependable full schedule showing the exact size of each of the five types, so the range should not be broken into invented subcategories. The original concept also placed the apartments facing west, with sea views expected from upper levels. That is useful background, not a promise about a resale unit. Ten years later, a view depends on floor, orientation within the building, vegetation and surrounding construction. Any serious buyer should inspect the precise unit position and what is visible from it now. This project is a particularly good example of why unit-level evidence beats portal metadata: current listings around the Chic name have enough cross-linking between Kamala and Karon that an attractive floor area or view description cannot safely be transferred from one page to another.

The common facilities are straightforward rather than resort-scale: a communal swimming pool, garden area, gym, parking, 24-hour security and CCTV are listed on the current project profile. The original launch description also referred to two lifts. For 110 units, that is a practical set of shared amenities, but a resale buyer should focus on their present condition and on how the building is funded and maintained. A functioning pool on viewing day does not tell you whether major repairs have already been approved, whether lift work is pending or whether the sinking fund is healthy. Those questions are normally answered through the condominium juristic person’s records, recent common-fee information and meeting minutes. A well-kept ten-year-old building can be a more comfortable purchase than a poorly managed newer one; the point is that age shifts the investigation from promises to maintenance history.

The building sits inland within Kamala rather than directly on the beach. Official records place it on Bang Wan Road in Moo 4, while current directories use Soi Bang Wan, Kamala, Kathu, Phuket 83150. The project map puts Kamala Beach at roughly 1.9 kilometres by road. That location can work for someone who wants Kamala as a neighbourhood but does not need beachfront access from the lobby. It also means the word ‘Beach’ in older project naming should not be read as a literal beachfront position. Daily convenience is better judged on the ground: the walking route, evening lighting, traffic, drainage after heavy rain and noise around the specific side of the building are all more relevant to living there than broad area descriptions. Those details vary by unit and are not safely inferred from a map pin.

There is one material issue that makes this project different from a routine resale condo check. Phuket’s official EIA database contains a later 2017 entry for the same developer in Kamala titled The Chic @ Kamala Hotel, described as a modification and change of building use, with approval dated 6 December 2017. Contemporary property portals, meanwhile, continue to describe CHIC Condominium @ Kamala as a condominium and advertise residential rentals. The 2017 approval does not, by itself, prove that the entire condominium registration was cancelled or that every unit was converted to hotel use; an approval and its eventual implementation are not the same thing. But the record is too significant to ignore. Before purchase, the buyer needs current evidence of the building’s registered status, the condominium juristic person, the legal use of the selected premises and the seller’s title. Here, checking those documents is not a generic caution—it answers a specific conflict in the public record.

Foreign ownership needs the same project-specific treatment. Thai law allows foreigners to own condominium units in their own name only within the statutory foreign quota, capped at 49% of the aggregate unit area of a registered condominium. The condominium juristic person normally certifies the available quota for a transfer. Public sources do not show the current foreign-quota position at CHIC Condominium @ Kamala, and the later building-use record makes it unwise to label every advertised apartment as straightforward foreign freehold without checking. The relevant question is therefore not simply whether foreigners can own condos in Thailand—they can under the statutory conditions—but whether this particular unit is in a currently registered condominium, has the correct title and still has quota available. A transaction file should resolve those points before the buyer treats the advertised tenure as established.

No sale price is published here because the current online evidence is too messy to provide a responsible anchor. DDproperty has pages headed ‘Chic Condo Kamala’ whose detailed text identifies the property as Chic Condominium in Karon on Patak Road. One such page carries a THB 6.5 million asking price, but using it for Kamala would be a location error. FazWaz currently shows rentals at the Kamala project but no matched sale units on the project page. Rather than turn a mislabeled Karon listing into a Kamala starting price, the price fields are deliberately omitted. For a completed resale building, that is not a major loss of information: the meaningful comparison will be between identified units after adjusting for size, floor, fit-out, view, legal tenure and seller motivation. A fresh Bang Wan Road listing can be added later as a dated market reference once its identity is clear.

Taken together, the verified record is strong enough to describe a real completed Kamala project: the developer can be identified, the location is traceable, the building scale is consistent across reliable sources, completion is established and the original apartment range is documented. The remaining uncertainty is concentrated in the parts that matter most at transaction stage—current legal building status, foreign quota and unit-specific title rather than basic project existence. That makes CHIC Condominium @ Kamala a reasonable candidate for further unit-level review, but not a project where a buyer should rely on the first portal page that appears in search results. The sensible sequence is to match the resale unit to Bang Wan Road, obtain its title and condominium documents, resolve the 2017 building-use record, and only then compare its asking price and condition with other Kamala resales.
