The range starts at 46 sqm, then steps through 72 sqm and several genuine three-bedroom formats up to 191 sqm. That gives couples, families and long-stay owners more usable choices than a resort project built primarily around 25–30 sqm studios.

About the project

Citygate De Phuket is an under-construction condominium in Kamala on Phuket's west coast. The name needs a little care: this is not the older, completed CITYGATE development by the same developer. The new scheme is the one currently marketed with 274 homes across four seven-storey buildings. The developer's live site carries construction updates for June, July and August 2026, so the project has moved beyond a paper launch, but it is still a forward purchase rather than a ready home. Major project databases place completion in 2028. That makes the trade-off fairly clear: buyers can still choose from primary stock and staged payments, but they are committing capital well before they can inspect the finished condominium and its day-to-day operation.

The site is in Kamala, accessed from the Kamala–Patong road in Kathu District. This is a west-coast resort area with a noticeably different rhythm from central Patong: quieter for daily living, yet close to the beach and tourist infrastructure. The developer's own location map places Kamala Beach at 0.6 km, Carnival Magic at 0.5 km, Café Del Mar at 1.1 km and Patong Beach at 6.2 km. Those are useful location markers rather than guaranteed journey times. Phuket traffic, rain and high-season demand can change a short road trip quickly. A buyer planning to live here for months at a time should therefore test the real routine as well as the holiday map — groceries, school runs, work, gyms, medical care and the route to the airport all matter more after the first week.

The project's physical scale is relatively well documented: several current project databases converge on 274 units, four buildings, seven floors and a 9,078 sqm site. The current floor information places parking on the ground level across Buildings A to D and gives an approximate total of 141 car spaces, with an explicit caveat that capacity depends on vehicle size and actual use. Residential floors sit above that level, while the roof is planned around a restaurant, swimming pool and fitness area. For a resort-oriented condominium, this is a sensible amenity mix, but the master plan matters as much as the brochure list. A unit beside a lift core, pool deck, vehicle entrance or active communal zone can feel very different from an otherwise identical plan on a quieter side of the building.

The apartment mix is broader than the typical compact holiday-condo lineup. The developer currently states 46–191 sqm and one to three bedrooms. Live sales pages show 46 sqm one-bedroom homes, a 72 sqm two-bedroom, several three-bedroom layouts at 81, 84 and 96 sqm, followed by larger 125, 177 and 191 sqm formats. The 46 sqm entry unit is large enough to function as an actual one-bedroom rather than a disguised studio, which matters for longer stays. At the upper end, naming becomes less consistent between sales platforms: 125 sqm may be presented as a penthouse, while 177–191 sqm homes are described as duplexes or pool residences. The underlying floor plan, internal/external area, floor position and legal unit description are more important than the marketing label, so those should be matched before comparing prices.

As of 19 August 2026, two current project sources show the same lower asking reference of THB 6.21M for a 46 sqm one-bedroom. Current stock then shows THB 9.72M for 72 sqm, THB 10.935M for 81 sqm, THB 11.34M for 84 sqm, THB 13.44M for 96 sqm, with the larger three-bedroom formats moving sharply higher. These are market-facing figures, not a promise that a particular unit will remain available at the same price. Tenure can also affect the all-in cost. Current market terms publish a common-area fee of THB 80 per sqm per month, a THB 1,000 per sqm sinking fund and a THB 10,000 per sqm foreign-freehold premium. None of those should be treated as a substitute for the buyer's actual reservation form, price sheet and contract; they are useful numbers to verify before the deposit leaves the account.

The published payment schedule follows construction milestones. Thirty percent is due after signing the contract, another 30% when the superstructure is complete, 15% at the architectural/finishing milestone, 15% after furniture and interior completion, and the final 10% at handover. A reservation deposit is also mentioned, although the open FazWaz table does not state its amount. The milestone structure is more transparent than a vague monthly schedule, but it does not eliminate development risk: 90% of the price is scheduled before handover. A serious buyer should therefore ask for the exact contractual definition of each milestone, the handover deadline, remedies for delay, refund provisions and the payment destination before treating the percentage table as settled terms.

For an overseas buyer, the legal decision is not simply 'freehold or leasehold' in the abstract; it is whether foreign freehold remains available for the particular unit. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in a registered condominium building. Citygate De Phuket is marketed with both freehold and leasehold structures, and a foreign-freehold premium is also published in current market terms. Two apartments with the same layout can therefore carry different tenure and a different total acquisition cost. Foreign buyers who want long-term personal ownership should establish the remaining quota before reserving. Where a leasehold unit is being considered, the contract needs a separate review of term, renewal mechanics, assignment, inheritance and transfer costs rather than relying on a sales summary.

Ownership format

For a foreign buyer, freehold is available only within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area of a registered condominium building. Citygate De Phuket is also marketed with leasehold options. The tenure, remaining quota and any foreign-freehold premium must be checked for the specific unit.
