That makes Kamala Regent more relevant to buyers who want real living space, but it also raises the importance of maintenance. A large apartment with tired systems can absorb money quickly, so condition matters as much as price per square metre.
Inspect reality
Because the project is completed, buyers can judge the actual buildings rather than a sales presentation. Pool condition, lifts, corridors, drainage, parking and exterior maintenance are all visible. For an older development, that evidence is valuable: it helps distinguish a well-run building from one where deferred maintenance may become the owner's problem.
Kamala everyday
The location is part of Kamala's lived-in neighbourhood rather than a sealed resort on the beachfront. Beach access, shops and restaurants are close enough to support longer stays and year-round use. The trade-off is clear: this is not a true first-line property, so buyers paying specifically for direct beachfront positioning should compare a different set of projects.

The developer's current property site identifies Kamala Regent as four buildings with 79 condominiums, while major project databases describe five floors and completion in December 2009. That removes construction-stage uncertainty, but it replaces it with a different due-diligence question: how well has a resort-style complex of this age been maintained, and what condition is the exact unit being offered today?
Space is one of the development's more distinctive features. Project-level data shows two-bedroom layouts at 106.31 sqm, three-bedroom homes from roughly 99.17 to 210 sqm, and top-floor penthouses in the 197-217.28 sqm range. Current resale feeds also contain one-bedroom and four-bedroom descriptions, which suggests that the secondary market includes reconfigured, combined or differently classified units. A buyer should therefore treat the listing label as a starting point only. The registered floor area, title plan and any alterations matter more than whether an agent calls the property a one-, three- or four-bedroom home.

The project sits inside Kamala rather than directly on the beach. That distinction is useful because it sets the right expectation from the start. Independent accommodation and property sources place Kamala Beach at roughly a kilometre from the complex, with everyday shops and restaurants around the local street network. This works well for someone who wants Kamala as a liveable neighbourhood with access to the beach, not necessarily a true front-row seafront address. Buyers who define their search by uninterrupted sea frontage should compare this location with genuine beachfront stock rather than relying on the general 'Kamala Beach' label used in some marketing.
The shared facilities are broad for a development of this era: swimming pool, gym, sauna, parking, lifts, 24-hour security and CCTV are consistently reported, while project materials also mention key-card access, internet and an on-site restaurant or bar. The practical question is not whether these items appear on a checklist. On a completed property, their current condition is what affects daily use and future expenses. A sensible viewing should include the pool plant, lift operation, corridors, drainage, exterior finishes and the standard of housekeeping, because weak maintenance can turn an otherwise attractive large unit into an expensive ownership problem.
Running costs deserve the same attention as the purchase price. Current project data reports a common-area fee of THB 35 per sqm and a sinking-fund figure of THB 300 per sqm. On a large unit, even a modest per-square-metre charge becomes meaningful. Before paying a reservation deposit on a resale, the buyer should obtain an up-to-date statement from the condominium juristic person, confirm whether the unit has outstanding fees, and ask what major repairs are planned. A 2009 complex may face capital expenditure for façades, waterproofing, lifts, pool systems or other shared equipment, so a low asking price is not enough to assess the real cost of ownership.
There is active resale and rental inventory in 2026, which is useful evidence that the project still trades rather than sitting outside the market. In August 2026, the secondary market included a one-bedroom freehold listing at THB 4.5 million, while larger three-bedroom and penthouse homes were offered at materially higher prices. Multiple sale and rental listings were available at the same time. Those numbers should not be converted into an assumed yield. The units vary dramatically in size, fit-out and configuration, and some may have private pools or substantial renovation. Any return analysis needs to compare like with like and include owner costs, vacancy, management and future maintenance.
Identity is unusually important here because several neighbouring developments share the Regent naming. The Regent Property Group website lists Kamala Regent, The Regent Kamala and The Regent Pool Villa separately, with different addresses and unit counts. Search portals do not always preserve that distinction cleanly. This dossier covers Kamala Regent only: the four-building, 79-condominium development associated with G-1 Land Co., Ltd. The neighbouring The Regent Kamala and the separate pool-villa project are not treated as phases of the same condominium, and their specifications have not been imported into this record.
For a foreign buyer, the key legal question is not whether an advertisement says 'freehold' but whether the selected condominium can actually transfer into foreign ownership at completion. Thai condominium law allows foreign freehold ownership within a 49% cap on the aggregate saleable area of the condominium. Several current Kamala Regent listings are explicitly marketed as freehold, which is encouraging but not conclusive. Before funds are committed, the buyer should verify the title deed, seller identity, foreign-quota availability and the juristic person's records. If the quota is unavailable, any leasehold or alternative structure needs separate legal review rather than being assumed from the project name.
Kamala Regent is most compelling for buyers who value floor area and an established Kamala setting more than new-build presentation. In newer west-coast projects, a similar total budget may buy substantially less internal space or require acceptance of construction risk. Here the trade-off is different: larger homes and a mature neighbourhood come with an older building stock that deserves closer technical inspection. That can be a sensible exchange for the right buyer, especially when the unit has been well maintained, but the project's age should be priced into both the negotiation and the reserve for future work.
A good inspection should therefore be split into two separate exercises. First, look at the development: exterior condition, roofs, drainage, lifts, pool, parking, security, common-area finances and planned repairs. Then inspect the unit itself: registered area, alterations, moisture, air-conditioning, windows, plumbing, furniture, view, noise and title status. Resale condominiums are not uniform products. Two apartments in the same Kamala Regent building can carry very different ownership costs and resale prospects, so the final decision should be based on the exact unit and its documents rather than the project name alone.

Ownership format
A foreign buyer can hold a condominium unit freehold in their own name when foreign-quota capacity is available within the statutory 49% limit of the condominium's aggregate saleable area. If the selected unit cannot transfer within that quota, leasehold or another lawful ownership structure has to be checked against the title and contract. Several current Kamala Regent resale listings are explicitly advertised as freehold, but the title position of the chosen unit still requires verification.

A large-format resort condominium layout with enough internal space for longer stays rather than hotel-style use. On resale, the condition and any alterations can matter more than the nominal bedroom count.
