Why this project is worth a look
An observable community
Construction finished in 2019, so buyers can judge a real neighbourhood rather than a proposed master plan. That replaces construction timing risk with the need to scrutinise maintenance, prior alterations and the exact legal rights being sold.
Useful size differences
The original three designs span 96, 110 and 130 square metres. Their bedroom counts are only part of the story: bathroom provision, the downstairs flexible room and parking make the larger options different in ways families actually notice.
Shared space, not private acreage
The estate includes a clubhouse, pool, green areas and play facilities. These can make a compact land plot work well for family life, provided current upkeep, management and service charges support the amenities promised at launch.
Parking is a constraint
The two smaller designs began with one allocated bay; Turquoise Plus began with two. For a household with more than one car, this is worth examining before falling for a beautifully refurbished interior.
Resales need comparison
The 2026 asking-price spread includes an inconsistency for the same agency reference. Plot size, renovations, frontage, legal documents and condition are the meaningful basis for comparing two offers—not the project’s original promotional starting price.
About the project
Golden Town Phet Kasem is an established townhouse neighbourhood in Nong Khaem, on Bangkok’s western side. It contains 384 two-storey homes across approximately 39 rai and was completed in 2019. Golden Land launched the development before becoming part of the Frasers Property Thailand group. That history matters mainly because this is no longer a construction-stage purchase. New-home marketing materials explain the original design; they cannot tell you what a particular resale property looks like seven years later. Two neighbouring townhouses may have begun with the same floor plan and ended up with different extensions, maintenance histories and asking prices. The seller, the house and its legal documents now deserve at least as much attention as the original developer’s name.
Phet Kasem is a common name in this part of Bangkok, and Golden Town is used for several different communities. The one covered here is on Soi Phet Kasem 108, in Nong Khang Phlu subdistrict. Listings sometimes call it Golden Town Phetkasem, Golden Town Petchkasem or Golden Town Phet Kasem 108. Those are sensible variations of the same address. Golden Town Phetkasem 81, Golden Town Phetkasem–Phutthamonthon Sai 3 and the Khlong Thawi Watthana development should not be folded into it: they have their own sites and layouts. A resale advertisement with an abbreviated headline is not enough to establish which Golden Town a home belongs to. The actual soi, its entrance and the paperwork identifying the plot are much more reliable than the branding.

The community sits inside Soi Phet Kasem 108 rather than directly on Phet Kasem Road. An on-site review from the launch period placed the entrance about 900 metres into the soi and provided a map location. For someone familiar with central Bangkok condominiums, this changes the daily routine. You have a house in a residential neighbourhood, but you do not step outside onto an MRT platform. Lak Song is an operating Blue Line station; getting there still requires a separate journey from the estate. Older project descriptions promoted a proposed Phutthamonthon Sai 3 station. That proposed stop should not be treated as an existing transport connection or priced into the property as a certainty. The practical comparison is between travelling through the current road network and living somewhere with rail access immediately at the door.
The original product range was small enough to understand without a maze of floor plans. Amber has 96 square metres of living area, three bedrooms and two bathrooms. Amethyst increases the space to 110 square metres, adds a fourth bedroom and retains two bathrooms. Turquoise Plus has 130 square metres, four bedrooms and three bathrooms. All three are two-storey townhouses. Their advertised minimum land parcels were approximately 16, 18 and 20–21 square wah respectively; square wah is Thailand’s unit of land area, distinct from the home’s interior floor area. This is not just a question of whether a family needs three or four bedrooms. Two four-bedroom homes can feel very different when one has less living space and only one parking bay, while the larger layout makes room for another bathroom and two cars.
One of the more useful features in the launch-era plans is the flexible ground floor. A detailed inspection of the Amber show home described a living and dining area, a kitchen position, a bathroom tucked below the stairs and an additional room that could serve different household needs. The larger Turquoise Plus plan also incorporates a downstairs room, while the main sleeping accommodation is upstairs. It might work as a study, play space or guest room. It would be a mistake, however, to assume a downstairs room automatically provides accessible accommodation for an older family member. The inspected home had raised thresholds, and the bathroom arrangement, natural light and usable door width all make a difference. A floor-plan label tells you what a room is called; a physical viewing tells you whether somebody can actually live comfortably in it.
The original specification included tiled ground-floor finishes, laminate bedroom flooring, uPVC window frames and American Standard sanitary ware. The launch-period review also recorded ceiling heights of 2.7 metres downstairs and 2.8 metres upstairs. Those are historical specifications, not a warranty covering every resale unit in 2026. At the time, a fitted kitchen, sink and extractor were not listed as standard built-in items. Since completion, some owners have installed kitchens, covered parking spaces, changed the bathrooms or altered service areas. In a resale, such work can be more valuable than the original showroom finish—or less valuable if drainage, waterproofing or permission to build was handled poorly. Price the actual condition of the home and the quality of the alterations, not a theoretical version that once appeared in a brochure.
Shared facilities are part of the appeal for a family looking beyond an individual house. The community was designed with a clubhouse, swimming pool, exercise area, landscaped spaces, a children’s play area, security guards and CCTV at the entrance. An inspection from the original sales period described a 15-by-10-metre pool, a 16-metre main internal road and narrower residential lanes. These are helpful details for understanding the estate’s scale; they say little about how well the clubhouse, pool or gym are maintained today. With a completed development, maintenance is not a minor afterthought. An attractive gate can conceal a weak maintenance budget, while a modest-looking estate with clean common areas and responsive management may be easier to live in. The current arrangements and fee statements matter much more than a promise made at launch.
The number of parking spaces deserves a separate look. Amber and Amethyst originally provided one bay each; Turquoise Plus provided two. That distinction is significant for households with multiple drivers or visitors. A wide main estate road does not guarantee easy parking outside an individual plot, particularly after households have added roofs or altered their frontage. Visit at a time when residents are home, rather than relying on a quiet weekday photograph. A 16-square-wah parcel can be perfectly workable for a small family, but it does not offer the flexibility of a large detached-house garden. The trade-off is straightforward: more bedrooms under one roof, a manageable land parcel and shared amenities instead of extensive private outdoor space.
The resale market illustrates why a single project price can mislead. As checked on 10 October 2026, listing reference 65904 appeared on LivingInsider at THB 1.99 million; the agency’s own website showed THB 2.1 million for that reference. ZmyHome also displayed a privately advertised home at THB 2.2 million, while DDproperty showed asking prices of roughly THB 2.49–2.65 million for other houses. Larger or modified homes have been offered above that range. None of those figures is a registered sale price, and online advertisements can remain visible after a property has sold or its price has changed. Two homes at different prices are not necessarily comparable unless their plot dimensions, layout, extension permits, condition, furnishing and position within the estate are put side by side.
Foreign purchasers need to treat the land separately from the house in their legal assessment. This is not a condominium, so Thailand’s foreign quota for condominium units does not solve the ownership question. The project is described as freehold on DDproperty, but that is not evidence that a foreign individual can register ownership of the underlying land. Direct foreign ownership of Thai land is generally restricted, apart from tightly defined statutory exceptions. A lawful arrangement may instead involve a registered land lease, typically limited initially to 30 years, and potentially distinct rights over the building. Contractual renewal language should never be treated as an automatic extension. The correct structure depends on the individual plot title, the seller’s rights, registration requirements and the buyer’s status; no project-wide document establishing a specific foreign-buyer structure was found.
Budgeting goes beyond an asking price and a financing illustration. A 2018 account cited a common-area charge of THB 36 per square wah, and an agency description of a particular resale house mentions THB 587 per month. Neither replaces a current management statement for the exact plot. Transfer costs, taxes, repairs and any necessary work on extensions also affect the total, while an owner living overseas must consider who will inspect and manage the property. Golden Town Phet Kasem is most useful to evaluate as a lived-in Bangkok townhouse community, not as a speculative launch. The mature setting lets a buyer observe the roads, neighbours, facilities and building condition. It also means no two resale opportunities should be assumed equivalent merely because they share the same estate name.
Home types & sizes
The smallest launch design occupies 96 square metres of living space on an originally advertised plot of at least 16 square wah, with one parking bay. Its three-bedroom arrangement also included a compact flexible space downstairs in the show-home review. It can suit a household that values separate sleeping rooms more than private outdoor area, but an extended kitchen or covered car space should be assessed as part of the actual resale property.
Amethyst adds a fourth bedroom within an original 110-square-metre plan. The advertised minimum plot was 18 square wah, with one parking space and two bathrooms. It offers a practical extra room for a child or home office, though there is no extra bathroom compared with Amber. Viewers should concentrate on the proportions of the shared living space and how the owner has fitted the kitchen, not simply the four-bedroom headline.
The largest original townhouse combines 130 square metres, four bedrooms, three bathrooms and two parking spaces, with a land parcel advertised from around 20–21 square wah. The extra bathroom and broader reception area may matter more in daily use than the number on the floor plan. Some resale descriptions claim larger total areas; the buyer should identify any extensions and whether the original parking arrangement is still usable.
The 96, 110 and 130 sqm figures are original design specifications, not measured areas for every resale. Some listings quote more space after extensions; that does not establish a fourth standard house type. Land area is quoted separately in square wah and should never be confused with internal living space. Availability and price have to be checked home by home. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The entrance is on Soi Phet Kasem 108 in Nong Khang Phlu, Nong Khaem, Bangkok. The soi number distinguishes this estate from other Golden Town developments nearby.
- A launch-period site visit described roughly 900 metres between Phet Kasem Road and the estate gate. The approach road and its junction therefore form part of the daily commute.
- Lak Song is an operating MRT Blue Line station, but it is not at the entrance to the development. Historic references to a future Phutthamonthon Sai 3 stop should not be mistaken for a working station.
- Thonburi University, shops on the Phet Kasem corridor, Victoria Gardens and hospitals serving Nong Khaem provide local reference points. Their practicality depends on the route a particular household uses.

Best for: A family seeking three or four bedrooms in an established western Bangkok neighbourhood, and happy to exchange a large private garden for a compact plot and shared amenities.; Someone who prefers to inspect an existing street, its neighbours and clubhouse rather than judge a future community from renders. Each resale is a distinct property, with its own history and maintenance record.; A car-using household that can accommodate the last leg to Lak Song MRT in its routine. A two-bay Turquoise Plus may be more practical than a cheaper, beautifully renovated one-bay townhouse.; A buyer prepared to examine extensions, kitchen installation, title papers and ongoing expenses instead of accepting the original project specification as a description of today’s home.; Residents who would genuinely use the pool, playground and green space and are willing to review current management accounts to understand what keeping those facilities running costs.; may not suit: Anyone who needs a railway station at the estate gate. Lak Song is operational, but the home-to-station trip must still be made separately.; A foreign buyer expecting unrestricted personal ownership of a townhouse land plot. The legal regime is not the foreign-freehold condominium regime.; A purchaser looking for a turnkey new-build with standard fittings, uniform warranty cover and a fixed developer payment plan. Here the seller and the condition of the resale house drive the transaction..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Individual resale listings do not provide the plot title documents, encumbrance searches or a registered ownership arrangement for a foreign purchaser. A project-wide “freehold” label does not establish eligibility to own the underlying land.
- Current estate management accounts and fees have not been verified. A 2018 review quoted THB 36 per square wah, while one resale agency described THB 587 per month for a particular plot; the present charge and condition of shared facilities require documentation.
- Resale reference 65904 is advertised at THB 1.99 million on LivingInsider but THB 2.1 million on the Interhome agency site. Availability, final price and approval of any extensions were not established as of 10 October 2026.
