Why this project is worth a look
A genuinely separate first phase
Areeya’s primary disclosure lists Phase 1 separately from Phase 2, with a July 2007 launch and 262 land plots. That distinction prevents the later Premium project or the second phase from quietly contaminating the project record.
Cheap entry can hide capex
The resale market currently starts around THB 2.5M, but the relevant number is purchase price plus the work needed to make the house reliable. Roofs, wet areas, electrics and owner-built extensions can change the real cost much more than a small difference between asking prices.
More home, more responsibility
A two-storey townhouse with three bedrooms and its own plot gives a family more usable private space than many similarly priced apartments. The trade-off is greater maintenance responsibility and a location that makes more sense for households comfortable using the road network.
Land changes the foreign-buyer route
This is landed housing, so a foreign buyer cannot read a portal’s freehold label in the same way as a Thai buyer. The title, registered land owner and lawful structure for the building and land need to be resolved before a deposit is paid.
About the project
The Colors Kaset-Nawamin Phase 1 is the first stage of Areeya Property’s low-rise townhouse cluster off Lat Pla Khao Road in Chorakhe Bua, Lat Phrao. Areeya’s own capital-market disclosure separates it from Phase 2 and from the later The Colors Premium Kaset development, which matters because several property portals blur those names together. Phase 1 was launched in July 2007. The same company filing records 262 land plots for this phase and shows both land development and house construction at 100% by the reporting period. That primary record is a more reliable guide to project identity than later portal shells that sometimes combine inventory from neighbouring Areeya schemes.
The original product was a two-storey townhouse aimed at everyday urban living rather than a high-density condominium lifestyle. Areeya’s corporate description of the Colors line identifies a roughly 5.7-metre frontage for the two-storey format. A contemporary project profile covering The Colors Kaset-Nawamin phases 1 and 2 gives the original home configuration as 102 sq m, three bedrooms, two bathrooms, land from 16.76 sq wah and one parking space. Resale listings now show larger usable areas, including 155–160 sq m. Those figures should not be treated as proof that the original plan changed; older Bangkok townhouses are frequently extended, enclosed or measured differently by agents, so the selected house needs its own measured plan and inspection.

Location is one of the reasons buyers still look at the scheme. The houses sit within Areeya’s established Lat Pla Khao cluster rather than in a new peripheral estate. This is not a doorstep-rail project where most daily trips are designed around walking to a station. Its logic is more suburban: a landed home, usable family space and road access toward Kaset-Nawamin and the wider north-eastern Bangkok network. Historic project material and current listings both place the first phase in Chorakhe Bua, Lat Phrao along Lat Pla Khao Road. For a household that drives regularly, the trade-off can be attractive; for someone wanting a car-light central lifestyle, it is less compelling.
As of 8 October 2026 this is purely a secondary-market purchase. LivingInsider shows an asking price around THB 2.5 million in a listing refreshed in August 2026 for a three-bedroom, two-bathroom house, while other houses in the same phase are offered higher. The low asking price should be read as an entry point, not a project-wide valuation. Condition varies considerably in an estate of this age. Some homes have been renovated, while other listings explicitly indicate that work is needed. A buyer should therefore compare the purchase price with a realistic refurbishment budget and inspect roof condition, moisture, bathrooms, electrical work, rear extensions and any alterations made after the original handover.
Age is the central due-diligence issue, but it also creates a useful advantage: the neighbourhood is no longer hypothetical. Buyers can see the actual traffic pattern, the state of shared areas, surrounding development and the way the estate has aged. There is no need to rely on a launch brochure to imagine what the environment may become. The drawback is that two houses in the same project can be very different assets after years of owner occupation. A neat exterior does not establish structural condition, and a renovated interior does not prove that extensions or utility changes were properly executed. The individual property matters more here than the project brand alone.
Foreign buyers need to separate ownership of the building from ownership of the land. This is a townhouse estate, not a condominium, and Thai land ownership rules generally prevent a non-Thai individual from registering land directly in their own name except under narrow statutory exceptions. Portal listings may call the property freehold because that is the tenure available to an eligible Thai buyer, but the word does not remove the foreign-ownership restriction. Before paying a deposit, a foreign purchaser should review the land title, the registered owner, the plot boundaries and the legal status of the building, then use a lawful ownership or lease structure appropriate to the buyer’s circumstances.
For investment use, the case should be built from the economics of a specific house rather than a generic yield claim. There is evidence of both sale and rental activity around the project, but asking rents and asking prices do not establish completed transaction values. The relevant questions are how much renovation is required, what rent a comparable house in similar condition can actually achieve, how long vacancy might last, and whether the eventual resale buyer will discount an older unit against newer townhome stock in the same part of Bangkok. A well-bought, well-maintained house can still work, but the margin for error is narrower if refurbishment is underestimated.
Phase 1 therefore suits a buyer who values space and an established neighbourhood more than new-build finishes. It offers a relatively accessible purchase price, a conventional two-storey family layout and a real, observable residential environment. The limitations are equally tangible: older building fabric, inconsistent renovations, a location that works best with road transport and additional legal structuring for a foreign buyer because land is involved. The sensible comparison is not simply Phase 1 versus Phase 2; it is the selected house versus other resale townhouses once condition, title, renovation cost and daily travel patterns are put on the same page.
Usable-area figures also need careful interpretation in Phase 1. The historic project profile starts at 102 sq m, while current resale advertisements can quote materially larger homes. That does not by itself prove that Areeya originally sold a broad catalogue of factory layouts. In an estate that has been owner-occupied for many years, extra floor area may come from later extensions, and agents may not measure space in exactly the same way. A price-per-square-metre comparison can therefore be misleading. It is more useful to put the measured plan, land size and the rooms that physically exist beside the asking price. Where a house has been substantially extended, the buyer should understand what was added after handover and whether the documentary record matches the property being sold. This matters most when two nominally similar three-bedroom houses appear close in price: the better-value one may simply have a very different maintenance burden, parking arrangement or alteration history.
Ownership format
Resale listings are marketed as freehold, but the property includes land. A non-Thai buyer generally cannot own Thai land directly except under narrow statutory exceptions, so the land title, registered owner and permissible structure for owning the building must be checked for the selected house.
Home types & sizes
A contemporary profile covering phases 1 and 2 describes the base product as three bedrooms, two bathrooms, land from 16.76 sq wah and one parking space. Current Phase 1 listings may show materially larger usable areas, so buyers should separate the original house from later extensions or different agent measurement conventions.
The original layout source covers The Colors Kaset-Nawamin phases 1 and 2 together. It is useful for understanding the base product, but it does not prove that every Phase 1 house remains unaltered; the selected home needs documentary and physical measurement checks. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 2.5M based on a LivingInsider resale listing refreshed on 27 August 2026 and checked on 8 October 2026. This is a lower secondary-market asking-price anchor; availability, physical condition, final price and transaction terms must be confirmed for the selected house.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

- The primary material reviewed does not give an exact completion year for Phase 1. Areeya confirms the project was fully developed by the reporting period, but not the handover date of the final house.
- Areeya’s filing records 262 land plots for Phase 1. We do not convert that figure into a residential-unit count without a source that explicitly defines it as completed homes.
- The current recurring estate fee and the exact set of shared services still operating in Phase 1 as of 8 October 2026 have not been confirmed.
