Why this project is worth a look

Inspect before buying

The buildings are complete and the neighbourhood is occupied, so condition, access and common-area maintenance can be assessed on site. A resale still needs property-specific diligence; one owner's refurbishment may be far better than the next.

Flexible two-level living

The original 115-square-metre scheme separates family space from bedrooms and includes a multipurpose room. That room may be a useful study or nursery, but its suitability depends on the layout and any alterations made since handover.

Parking actually differs

UT-18A was planned with one space and UT-18B with two. This is a meaningful choice for working households with cars, provided the real driveway still functions as intended.

Everyday shared amenities

A communal garden, children's area, gym and guarded entrance offer practical amenities rather than a large leisure complex. Their current upkeep, staffing and financial health matter more than an old facility list.

Understand the land rights

A townhouse plot does not benefit from the condominium foreign-freehold quota. For a foreign buyer, determining whether an appropriate lawful land-and-building arrangement exists is a prerequisite, not a detail to resolve after agreeing the price.

About the project

Unio Town Phetkasem 110 is an established townhouse community in western Bangkok, not a new condominium release or a rail-adjacent investment pitch. The development contains 129 two-storey homes, with private front doors and the everyday separation between living space downstairs and sleeping space above. Its real appeal is something a brochure cannot offer: buyers can inspect an actual property in an occupied neighbourhood. They can see how a street works, whether the shared grounds are maintained and what the house has become since its first owner moved in. That last point cuts both ways. A finished development removes construction-delivery uncertainty, but the risks of an individual resale are much more personal: alterations, maintenance, the seller's title and the condition behind freshly painted walls.

Start with the address rather than the brand. The estate sits off Phet Kasem Road in Soi Phet Kasem 110, in Nong Khang Phlu, Nong Khaem. The entrance is approximately 600 metres inside the soi, according to a detailed visit to the site. That is a short local drive, but it makes a difference if you expect to use public transport on foot. The main road has the everyday shops and transport connections associated with a long-established residential corridor. Between your gate and those services, however, the streetscape is that of a local road rather than a continuous pedestrian promenade. Walk the approach at the time of day you would normally use it; the experience with shopping bags, young children or after dark can be quite different from looking at a pin on a map.

Read moreShow less

The most consequential transport detail is what the estate is not: it is not within an easy walk of an operating MRT stop. Lak Song remains the western end of the Blue Line's current passenger network, and getting there from this address requires a road journey first. Older promotional material talked about a possible future Blue Line station further west. Treat that as a historical planning reference, not a service a household can use in October 2026. A buyer commuting across Bangkok should test the complete door-to-door trip, including traffic, parking or feeder transport and the final train leg. For someone working locally around Phet Kasem and Nong Khaem, the balance may be much more favourable than for a daily cross-city commuter.

There is a small but useful distinction in the development's corporate history. Ananda Development is the consumer-facing brand consistently associated with Unio Town. Helix Co., Ltd. also appears as the project developer in local property records, and Ananda identifies Helix as part of its group. Those names describe the same housing estate, not separate phases with different homes. The distinction matters because a resale buyer is unlikely to be contracting with either company. The owner named on the title, the party accepting payment and any lender holding security over the property must be identified for the particular house. Corporate brand recognition is helpful context; it does not settle the legal questions of a private resale.

Major property directories identify the scheme as completed in 2019, although they do not agree on the exact month. Either way, this is housing with several years of occupation behind it. That changes the inspection strategy. Instead of asking whether a developer will reach a construction milestone, look at roof junctions and ceilings, drainage during heavy rain, the electrical installation and any evidence that the original building has been extended. Also ask what the estate's common infrastructure now costs to run.

The original floor-plan range was compact and purposeful. Both UT-18A and UT-18B were presented as two-storey houses with approximately 115 square metres of usable space and a frontage about 5.7 metres wide. The standard layout includes two bedrooms, a flexible additional room and two bathrooms. It provides a living and dining area downstairs, kitchen space and upstairs rooms that can accommodate a small household with a changing mix of work and family needs. The houses are not enormous, so the way furniture, storage and circulation fit together matters more than an abstract floor-area number. A floor plan can look comfortable on paper yet feel crowded if the owner has filled the rear yard or changed the internal partitions.

A and B differ most clearly in parking. UT-18A was designed with one car space and UT-18B with two; an independent site review recorded 44 plots of the first type and 85 of the second. That split is unusually helpful because it tells buyers this was not a scheme where every unit offered identical day-to-day convenience. Two-car families should identify the type early and check the real driveway dimensions, gate clearance and manoeuvring space. A generous parking claim in a resale advertisement is not enough if extensions or built-in fixtures have reduced the original footprint. Equally, a one-car household might prefer to spend its budget on a better-maintained A-type home or a plot with a more useful outdoor area.

Do not be surprised when a resale advert calls one of these houses a three-bedroom property. Ananda's original description provides two bedrooms plus a multipurpose room, which some sellers may count as a third bedroom or may have converted. That can be perfectly practical for a study, child's room or occasional guest, but the label alone tells you almost nothing about ventilation, daylight, air-conditioning or usable wall space. Ask for a current floor plan and inspect the room itself. Compare the title and approved building information if walls have moved or outdoor areas have been enclosed. The meaningful question is not whether an agent used 'two' or 'three' in a headline; it is whether the space meets your actual requirements and how it came to be configured that way.

The ground floor is arranged for ordinary home life rather than hotel-style amenities. The original design links a sitting area with dining and cooking space, and the back of the home gives some owners scope for a more substantial kitchen or utility zone. In Bangkok households, separating heavier cooking from the main living area can be useful, but alterations should never be taken for granted. A covered extension might make a house far more convenient while also affecting drainage, natural light, access to external walls or compliance with estate rules. Check whether any modifications are properly authorised and ask how water leaves the plot in a downpour.

Common facilities are deliberately modest. The project information refers to a shared garden, a children's play area, a gym, a guarded entrance and CCTV coverage in key common areas. That is a different proposition from a large resort complex with pools and extensive leisure staffing. For a household that simply wants somewhere for a child to play or a quick exercise session close to home, that may be enough. But the presence of a feature on a 2018 or 2021 list says little about its working order today. Look at the condition of the landscaping, equipment, lighting and access system on an ordinary weekday. Ask how security is staffed and whether residents have recently approved any special maintenance expenditure.

There are two distinct measurements to keep straight: usable floor space and land area. The developer's description uses 115 square metres for the house, while the original land plots start at roughly 18 Thai square wah. Some resale properties, particularly end or corner homes, advertise materially larger plots. They should not be compared with an inner-row home solely by bedroom count. Additional land may offer more outside space, but the legal boundary is what the land title says, not what a fence or listing photograph suggests. An old review also circulated inconsistent floor-area figures in one place, making original plans and current documents more reliable than a portal's headline. Never assume a renovation increased the legally recognised floor area just because a seller advertises a larger home.

The estate's running costs need their own conversation. Ananda's historic project article described common-area fees of THB 50 per square wah of plot area, with an advance-payment arrangement when homes were first sold. Some large portals reproduce the number against square metres instead, which is a different basis and should not be silently treated as equivalent. Nor does a historic sales document establish what today's residents actually pay. A resale buyer should request a current fee statement from the estate's management, evidence that the seller has cleared any arrears and details of what the service charge covers.

As of the 10 October 2026 research check, the search-visible resale market includes an asking price of THB 2.4 million in a LivingInsider listing last updated in September. Other advertisements show figures around THB 2.83 million and THB 3.49 million. These are different individual homes, not a developer price list or verified completed-sale prices. A cheaper listing may have ceased to be available, need more repairs or involve terms not obvious from the headline. More expensive corner units may include a larger plot, fittings and additional alterations. Compare total acquisition cost, required repairs, transfer-related charges, furnishings and the seller's readiness to complete before deciding that one asking price represents better value.

The ownership question is unusually important for an overseas buyer because Unio Town is a landed-house project. Thailand's foreign condominium quota does not apply to a townhouse plot. In the ordinary case, a foreign national cannot directly acquire freehold title to Thai land. The law contains narrow exceptions, but they should never be assumed to cover an ordinary property purchase. A properly structured lease of land, generally with an initial term of up to 30 years, may be considered in some situations, potentially alongside distinct rights over the building. Whether that arrangement is available for this specific estate, and whether the current seller can grant it, has not been established. Future extensions must not be presented as automatic or risk-free.

Land and building rights are not necessarily identical. Thai government guidance recognises circumstances in which a foreigner may own a structure on land they do not own, but this requires an actual legal arrangement and clear documentation. It is not something a buyer obtains merely by changing the name on an ordinary townhouse listing. Ask who owns the land, who owns the building, what is registered, whether a lease can be registered where necessary and what happens if the land is sold or the parties disagree. Using a Thai nominee to hold land on a foreigner's behalf is not a dependable substitute for lawful ownership. If the available rights do not suit the buyer, the sensible decision may be to choose a different property type rather than engineer an improvised workaround.

The legal file for any purchase should be built around the chosen address, not a general project brochure. It needs the land title, identification of every person who must consent to the sale, details of mortgages or other encumbrances, an agreed way to discharge existing loans and clarity on who pays taxes and transfer expenses. If the current home differs from its approved original design, relevant permits and drawings become part of that discussion. Confirm that any shared-area dues are paid and obtain the current estate rules, including any restrictions affecting pets, extensions or the way a house may be used. These are ordinary diligence questions, but they are especially significant when the transaction involves land as well as a residential structure.

This community could work as a longer-term rental home, although that is a very different proposition from buying a holiday apartment. The more natural tenant profile is a household whose work, school or family network is in western Bangkok and that values parking and a separate room for study or work. Actual rental income would depend on the property's condition, furnishings, lease duration, vacancy, management arrangements and the owner's legal ability to let it. A few historical listings cannot establish a reliable present rent, and the large portals show little consistent rental stock for this particular estate. Any yield figure without verified rent, expenses and real comparable transactions would simply give the appearance of precision.

For a purchaser making a home rather than chasing a marketing story, the choice is fairly clear. The project's strengths are a manageable two-storey layout, established shared facilities and the ability to examine a finished house before committing. The trade-offs are a location built around road access rather than walking to rail, a limited amount of interior space, and the need to scrutinise every resale separately. The original A-versus-B parking distinction is worth understanding, but condition, land-title clarity and the quality of later work will matter just as much. An overseas buyer also has to settle the land-rights issue before discussing deposits. If those constraints fit your circumstances, the project merits a visit; if they do not, a lower headline price will not fix the mismatch.

Home types & sizes

UT-18A — two bedrooms plus flex room
115 sqm
2 bathrooms

The original plan provides one parking space across a frontage of roughly 5.7 metres. Two bedrooms and a flexible room sit above the main living area, giving a small family a choice of work or sleeping arrangements. A contemporary project review counted 44 plots of this type; a resale home's present layout must still be inspected.

UT-18B — two bedrooms plus flex room
115 sqm
2 bathrooms

The floor-area specification matches the A plan, but the front of the plot was configured for two cars. For a two-driver household that can have more practical value than small decorative differences in the house. An on-site review identified 85 original B plots; check whether later alterations have compromised either parking position.

These are the two original developer layouts, not a guarantee that every resale home remains unchanged. Each was advertised at 115 sqm with two bathrooms, two principal bedrooms and a flexible room; original plot sizes began around 18 Thai square wah. Corner plots may be larger, and resale agents sometimes describe the flex room as a third bedroom. Current measurements, approved alterations and a type-specific sale price are not independently established for each available home. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Small families who want proper separation between living and sleeping areas, with a spare room that can become an office, nursery or occasional guest room depending on its actual condition.; Households already tied to jobs, relatives or schools in western Bangkok and comfortable making most everyday journeys by road rather than walking to rail.; Two-car buyers willing to search specifically for an original UT-18B and verify that the available parking area was not reduced by later alterations.; Purchasers who prefer the tangible diligence of a completed resale home: condition, estate maintenance, legal documents and neighbouring plots can be evaluated before commitment.; may not suit: People who need to walk directly to an operating MRT station as part of a car-free commute.; Foreign nationals expecting the same straightforward foreign-freehold route available for eligible condominium units; this is a house on land, and the rights differ substantially.; Buyers seeking an extensive private garden, resort-scale amenities or a demonstrable short-stay rental return rather than ordinary family housing..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • No verified estate-specific arrangement has been found under which a foreign national can obtain lawful rights to a particular townhouse plot. Any land lease and separate building title must be established through the selected property's documents.
  • Several resale advertisements describe three bedrooms, while the original developer layout specifies two bedrooms plus a flexible room. Without an inspection and approved plans, it is unclear which homes were altered and which were merely relabelled.
  • Ananda's historic common-area fee uses THB 50 per square wah of plot land, whereas FazWaz presents THB 50 per square metre. The current charge, billing basis and arrears must be confirmed by the estate's management.
