Why this project is worth a look
A genuinely walkable MRT
Origin quotes roughly 70 metres to Fai Chai on the Blue Line. This is not the common Bangkok marketing shorthand of being 'near rail' after a shuttle or taxi ride; the station is part of the project’s everyday walking catchment. That matters for an owner-occupier who wants to move around the city without depending on a car.
A clear Siriraj use case
The project is tied to the Fai Chai–Siriraj side of Bangkok, with Siriraj and Thonburi hospitals among the developer’s nearest major landmarks. That does not prove rental returns, but it creates a straightforward residential case for medical staff, students, families making frequent hospital visits and people whose routines are centred on this part of the city.
More than micro-units
The published mix runs from conventional one-bedrooms around 34 sqm to 52–62.4 sqm formats and high-ceiling homes with an approximately 4.2 m volume. Buyers therefore have meaningful choices in how the space works, not just floor and view. High-ceiling units need extra care because registered title area and total usable area are not the same measurement.
A building you can inspect
By August 2026 the project had reached the completed, transfer-stage market, so a buyer can inspect the actual common areas and a real unit rather than rely on launch renderings. Road noise, lift operation, views, corridor condition and fit-out quality can all be checked on site. That reduces development-stage uncertainty, although legal and technical due diligence on the exact unit remains necessary.
About the project
SO Origin Siriraj is a single 19-storey condominium building with 256 residences on Phran Nok Road in Bangkok Noi, close to Fai Chai junction. It has moved beyond the off-plan stage. In December 2025, Origin Vertical announced that the main structural works had topped out and said inspections and handovers were expected in Q2 2026. In May 2026, Origin’s own corporate update named SO Origin Siriraj as one of two projects scheduled to begin ownership transfers during that quarter. By August, live listings were advertising specific units with floors, sizes and freehold tenure, while PropertyScout labelled the project ready to move. On that combined evidence we classify the building as completed. What we have not found is a public primary document stating a precise final completion or condominium-registration date, so the registry should not present an invented day or month as if it were official.
The building sits on Phran Nok Road in Ban Chang Lo, Bangkok Noi. Multiple property databases resolve it to 851 Phran Nok Road, Bangkok 10700, and independent location reviews converge at approximately 13.7548, 100.4700. Fai Chai station on the MRT Blue Line is the most useful transport reference. Origin quotes roughly 70 metres; listing portals sometimes show a slightly longer walk depending on the pin used, but the practical point is that this is a genuinely walkable station rather than a project requiring a feeder ride. The other location anchor is the Siriraj medical and university district. Origin quotes about 1.7 km to Siriraj Hospital and 1.6 km to Thonburi Hospital. That gives the project a clear use case for residents who need western Bangkok, the hospital cluster and the Blue Line, rather than buyers whose priority is Sukhumvit nightlife or a CBD address.

At 256 units in one tower, SO Origin Siriraj is a relatively contained high-rise rather than a multi-building mass-market compound. The developer lists 131 parking spaces. We deliberately do not convert that into a percentage or label the provision generous or inadequate, because the day-to-day experience depends on allocation rules, visitor parking and how the completed juristic person operates the building. A buyer who drives regularly should ask for the current parking regulations and whether any space is attached to a particular unit. The very short walk to the MRT reduces dependence on a car, which is a meaningful advantage in this location, but it does not answer the parking question for a household with one or two vehicles.
The unit programme is more interesting than a simple run of small one-bedroom apartments. Origin’s detailed project page gives standard one-bedroom units at 34.3–34.9 sqm, then larger layouts at 52–52.9 sqm and 61–62.4 sqm that it describes as two-bedroom units. A separate high-ceiling range uses an approximately 4.2 m floor-to-ceiling volume and distinguishes between the registered title area and the total usable space created inside the unit. The one-bedroom version is stated at 30.4–31 sqm on title and 42 sqm of usable area; the larger high-ceiling format is 34.6–34.9 sqm on title and 48 sqm usable. For price comparisons this distinction matters. A buyer should not compare a high-ceiling unit’s marketed usable area with a conventional unit’s registered area as though the two measurements represented the same legal thing.
There is also an official naming inconsistency worth knowing before shortlisting a floor plan. The detailed Origin project page calls the 52–52.9 sqm and 61–62.4 sqm layouts two-bedroom units. Origin Select, the group’s current catalogue, labels the 52 and 61 sqm formats as 1 Bedroom Plus. A similar difference appears in the high-ceiling range, where older materials use one- and two-bedroom descriptions while the current catalogue prefers 1 Bedroom and 1 Bedroom Plus. Rather than force a single label onto conflicting developer pages, the unit cards below preserve the confirmed size bands and explain the issue. If a separate sleeping room matters for a family, tenant profile or resale strategy, the only safe comparison is the plan and title documentation for the exact unit being offered.
The amenity programme is deliberately wellness-heavy. Origin lists a panoramic pool, fitness facilities, salt sauna and aroma steam room, private spa, meditation pod, gardens, a sky lounge, coworking, a multi-function workshop and food-oriented communal areas. Its December 2025 construction update also described in-unit emergency-call buttons connected to building management, night guidance lighting and softer flooring as safety-oriented design details. Those features can make sense for long-term residents, older family members or anyone who expects to use the building rather than treat it as a lock-up investment. They should not be read as a medical-service guarantee. In a completed condominium, the useful due-diligence question is which services are operating now, whether any are chargeable, who provides them and what the juristic person’s current rules are.
The project’s corporate trail is unusually easy to follow. Thailand’s Smart EIA Plus database identifies So Origin Siriraj Co., Ltd., registration number 0115565011573, as the project owner and records an approved final EIA report. At launch, Nomura Real Estate publicly described the development as a joint venture in which Nomura held 49% and Park Luxury, an Origin group company, held 51%. Current sales and corporate communication are under Origin Property and Origin Vertical. For a purchaser, brand recognition is useful context but it is not a substitute for transaction documents. The legal seller, the owner of the specific unit, the receiving bank account and the title to be transferred should all match the actual sale contract before funds move.
Pricing now reflects a mixture of developer stock, assignments and resales rather than a single launch price. Origin pages have shown historical starting points of THB 4.83 million and THB 4.99 million, while an older promotional page still displays THB 4.20 million despite campaign terms elsewhere on that page relating to earlier dates. We therefore do not treat the promotional number as a current developer guarantee. The working lower market anchor is THB 4,200,500 from a DDproperty listing reposted on 21 August 2026, also visible on PropertyHub with a late-August refresh. That is one unit, not a blanket floor for the project. View, floor, size, ceiling format, furnishing, contract status and whether the unit has already transferred can all move the price materially. For a completed building, same-day unit-to-unit comparison is more meaningful than quoting an old launch headline.

Ownership format
The condominium is marketed on a freehold basis. A foreign buyer can take direct title only within Thailand’s statutory foreign quota, which may not exceed 49% of the aggregate condominium-unit area in the building. Foreign-quota availability and the exact title for the selected unit must be checked before reservation; we did not find a specific to the project public leasehold programme.
Unit types & sizes
The core conventional one-bedroom format. It is not a micro-studio, but the usefulness of the space still depends on the exact plan, storage, kitchen position, exposure and floor. In a completed building, comparing several similarly sized units is worthwhile because outlook and road noise can matter more than a few tenths of a square metre.
Origin’s detailed page describes this size band as two-bedroom, while the current Origin Select catalogue uses 1 Bedroom Plus for the 52 sqm format. The floor plan therefore matters more than the marketing label. Anyone who specifically needs two enclosed bedrooms should verify the exact unit drawing before treating it as a true two-bedroom home.
This is the largest confirmed conventional size band on the main project page. It offers substantially more floor area than the standard one-bedroom, but the same naming conflict applies: one official page says two bedrooms while another calls the 61 sqm format 1 Bedroom Plus. The actual unit plan should settle the question before price comparisons are made.
The approximately 4.2 m ceiling volume creates additional internal living space, but Origin publishes two different area concepts for this format: the title area and a larger stated usable area. They should not be blended into a single figure. Price analysis, foreign-quota checks and future resale due diligence should start with the legal area shown on the exact unit’s title documentation.

A buyer should inspect the upper-level arrangement, stair design, true number of enclosed rooms and, critically, the area that will appear on the title for the specific unit being purchased.
Origin’s own pages use different labels: the detailed project page describes the 52 and 61 sqm formats as two-bedroom, while Origin Select calls them 1 Bedroom Plus. High-ceiling layouts also carry different marketing labels. The areas above are published figures only; none were calculated. - Origin’s own pages conflict on site area: the main project page and December 2025 news item state 1-3-2 rai, while Origin Select states 1-2-26.04 rai. Nomura published 2,503.9 sqm at launch. We have not selected or converted one figure into a definitive site area.
