Why this project is worth a look
An identifiable second estate
This is an independently launched 84-home community, not a second spelling for Sansiri's earlier 234-home estate. That clear distinction is essential when assessing resale evidence: nearby Setthasiri developments can have quite different homes, plots and prices.
Houses built around households
Five original plans and two-storey layouts offer the possibility of separate family, work and sleeping areas. More square metres are not automatically more useful ones, though. Internal changes and the way each floor is arranged deserve as much attention as the advertised area.
A contained residential setting
With 84 homes, this has the character of a defined gated neighbourhood rather than a large apartment development. Whether it actually feels quiet depends on which internal road a house faces, access traffic and its neighbours, so the estate should be visited outside the sales appointment window.
Shared space beyond your plot
The clubhouse, swimming pool, exercise room and gardens could support everyday family routines without the upkeep of a private pool. Their value depends on current management, opening arrangements and maintenance—not simply on their presence in historic marketing materials.
A road-oriented location
Multiple western-Bangkok road connections may suit drivers with varied daily destinations. Buyers who rely almost entirely on rail travel should make a different calculation: proximity on a map is not the same as a direct, pleasant walk to Fai Chai MRT.
About the project
Setthasiri Ratchaphruek–Charan 2 is an established gated community of detached, two-storey houses in western Bangkok. The decision here is not whether to reserve a newly built unit on a standard floor plan. It is which individual home to buy, how much land comes with it, what has been altered since construction and what ownership can legally be transferred. The estate comprises 84 homes. Its scale and shared facilities make it worth a look for households seeking more room than an apartment offers, but the age of the community changes the due-diligence process. What the original developer promised is useful context; the property standing in front of you is what matters at purchase.
There is an unusually easy naming mistake to make. Sansiri first launched Setthasiri Ratchaphruek–Charan with 234 homes and subsequently marketed this 84-home project as a separate development. Setthasiri Ratchapruek–Phran Nok and Setthasiri Charan–Pinklao 2 are also distinct estates, despite being part of the same wider brand family. Listings sometimes shorten the spelling or omit the final number. The differences are not editorial trivia: a resale price attached to the wrong estate could mislead a buyer about the site, the age of the property, its facilities and the land actually offered. Matching the estate name, road and title documents is essential before making comparisons.

The original launch announcement scheduled sales for 11–12 May 2013. Sansiri described five house designs with built areas ranging from 176 to 379 square metres and an opening price beginning at THB 12 million. That figure belongs to the launch, not the current resale market. The homes were already described as ready to occupy in a 2020 property review. Published completion dates are inconsistent, however: ZmyHome says 2014, Sansiri-affiliated Plus Property says 2016, and FazWaz still displays an implausible off-plan tag. It would be misleading to turn any of those database entries into a verified handover date for an individual house. The actual house records and condition are more relevant now.
The estate sits in Bang Phrom, within Taling Chan district, near the Phra Thep Road corridor. Older directions refer to Soi Paknam Krachomthong; access is also described from Soi Pak Nam Fang Nuea 11. It is a western-Bangkok residential setting rather than a walk-out-of-the-lobby rail location. Drivers can approach through the Ratchaphruek and Charan Sanit Wong road systems, depending on the journey. Fai Chai MRT on the Blue Line is nearby in the broader neighbourhood, yet published distances vary according to route and measurement. Anyone planning a daily commute should test the precise starting point and arrival time rather than assuming a station shown on the map means a comfortable walk.
The initial product was designed for family living: detached houses across two storeys, at least 60 square wah of land for the original smallest plots, and a range of indoor layouts. Square wah is the local unit used for land area, not the same figure as a home's floor area in square metres. That distinction matters when an advertisement puts both numbers side by side. A generous built area may come with a modest garden; a house on a larger plot may have less usable indoor space than expected. Likewise, the bedroom count is only one part of the story. A household with an older relative, young children or someone working from home should inspect the location of bedrooms and bathrooms, the staircase and the separation between shared and private spaces.
The architecture drew on Thai riverside forms, combining contemporary massing with timber-inspired details, prominent roofs and tall interior volumes. Those choices give the estate a more recognisable identity than a conventional row of generic detached houses. They do not establish the quality of every resale house. Owners may have changed flooring, subdivided rooms, extended a kitchen or enclosed an outdoor terrace. A striking entrance and well-kept living room say little about the roof membrane, hidden moisture, drainage after heavy rain or the age of the air-conditioning systems. For a completed house in Bangkok, inspection of these less visible components can matter more financially than decorative finishes.
Residents were offered a clubhouse, saltwater swimming pool, fitness room, playground and two landscaped green areas. Sansiri's own launch materials identify the pair of gardens, while project databases independently list the pool, gym and security arrangements. A staffed gate, CCTV and controlled access have also been described. This is a plausible setting for children to use shared outdoor areas without every family needing a private pool. But a list of facilities from the launch period is not a maintenance certificate. The current operating hours, quality of upkeep, reserve funding and rules for owners, tenants and pets need checking through the estate management and an in-person visit.
Asking prices should be read as individual properties, not as a universal rate for this development. DDProperty carried a three-bedroom resale asking THB 10.9 million for 178 square metres and a four-bedroom, 180-square-metre house at THB 11.5 million in July 2026. PropertyHub displayed a much larger 288-square-metre home on 102 square wah of land at THB 22 million, with the listing refreshed in October. Those are materially different homes, and the larger asking price does not demonstrate market appreciation. No completed transaction series was established in this research. The THB 10.9 million figure is therefore a useful low market reference, but not a currently guaranteed offer or a price approved by the developer.
There is also the cost of keeping a house running. DDProperty publishes an estate maintenance rate of THB 45 per square wah of plot area per month; without a current invoice or management resolution, that cannot be treated as the confirmed amount payable on the next transfer. Beyond the common charge, the owner is responsible for the house itself. Air-conditioning systems, roof and drainage repairs, pest control, painting and garden work can make two similarly priced houses very different financial propositions. The sensible comparison is the total cost of acquiring a particular home in its actual condition, plus credible near-term work, rather than the purchase price alone.
Foreign purchasers face a more fundamental distinction. A detached house with its own plot is not a condominium unit, so Thailand's condominium foreign-quota regime does not apply. Listings describe the estate as freehold, which is meaningful for an eligible Thai owner but does not override restrictions on foreign ownership of land. Ordinary non-Thai buyers generally cannot register the land in their own name, apart from narrow statutory exceptions. A registered lease of land, usually for up to 30 years, and a separate building interest may be possibilities, but neither should be presumed available for a particular resale. Future lease renewals are contractual matters rather than automatic property rights. The land title, seller's authority and any registered encumbrances should be reviewed before money is committed.
This is easier to assess as a lived-in family home than as a formula for rental returns. There is no verified set of achieved rents, vacancy periods, owner expenses or actual completed sales from which to produce a defensible yield. Larger homes can appeal to families wanting a garden and privacy, yet the tenant pool is narrower and less standardised than for small city apartments. A future buyer will also care about the home's condition, the legal position of the plot and what alterations were properly approved. Sansiri's involvement establishes who developed the community; it does not remove the need to price and inspect the specific property. A cautious investor would model a real listing, real holding costs and a credible exit rather than project-wide marketing averages.
Ownership format
Resale advertisements describe house-and-land ownership as freehold, but this does not give an ordinary foreign buyer an automatic right to own Thai land. A registered land lease and possible separate ownership of the building would need to be established from the documents of the particular property; no foreign-buyer structure has been verified.
Home types & sizes
The smallest of the original designs. Three bedrooms can work well for a household that wants a detached home without paying for many spare rooms. On resale, inspect storage, alterations and the true interior arrangement; the published figure is the design specification, not a fresh measurement of the house for sale.
This plan adds a fourth bedroom without moving into the estate's largest floor areas. That room might accommodate a relative or a home office, but bathroom positions and access matter. Buyers hoping for ground-floor sleeping accommodation should not assume the original layout provided it; check the actual house.
A much larger footprint while keeping the original three-bedroom arrangement. The appeal may lie in living and family spaces rather than an extra bedroom. This is the type to inspect carefully if entertaining, multigenerational visits or generous circulation are priorities; renovations may have reshaped the rooms.
One of the larger catalogue homes, with a notable discrepancy: one project profile gives three bedrooms and another lists four. Neither description should be adopted as the final plan for a resale house. The survey, approved changes and actual room count matter more than the label, particularly when the fourth room drives the decision.
The largest published design, intended for households that genuinely need several substantial rooms. It also brings greater maintenance exposure: finishes, climate control and exterior work cover more space. Published parking counts disagree, so a buyer with several cars should inspect usable parking on the particular plot rather than rely on generic brochures.
These are the five original house designs, not five houses currently on the market. Listed floor areas are historic design areas, not recent measurements. Sources disagree on the bedroom count for Siripapha and the parking provision for Sirithada. Resale advertisements may show different numbers after alterations or because their measurement method differs: recent advertisements include 178 and 180 sqm, neither an exact match for the five catalogue figures. An asking price should not be assigned to a model merely because the areas are similar. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project belongs to Bang Phrom subdistrict in Taling Chan, Bangkok. Directions use both the older Soi Paknam Krachomthong name and the Phra Thep Road corridor; using the estate's full name and its gate pin is more reliable for a first visit than a road name alone.
- Ratchaphruek and Charan Sanit Wong offer different routes across western Bangkok. That flexibility matters to households with several regular destinations, although junction delays can alter the picture considerably between a weekday commute and a weekend viewing.
- Fai Chai on the MRT Blue Line is the principal rail reference. Project sites disagree over how far away it is, and straight-line proximity says little about the actual footpath. Anyone relying on the train should walk or test the intended first-and-last-mile journey personally.
- The wider district has established shopping and medical destinations, including The Circle Ratchaphruek, Central Pinklao, Foodland, Thonburi Hospital and Siriraj Hospital. Their presence helps frame the neighbourhood, but no guaranteed drive times or direct doorstep access should be inferred.

Price & purchase terms
- Current price: From THB 10.9 million in a DDProperty resale listing dated 30 July 2026, reviewed on 10 October 2026. This is a lower asking-price reference, not a developer quote; availability, the condition of the house and the final terms need direct confirmation.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family settling in Bangkok for the long term, looking for three or four bedrooms, private outdoor space and somewhere children can use shared facilities. The real benefit comes from the floor plan, plot and working amenities, not from the Setthasiri name on its own.; Households whose jobs, schools or relatives take them regularly around western Bangkok by car. The road options may work well when daily destinations align with this corridor. They are less persuasive without checking real rush-hour routes from the actual front gate.; Buyers comfortable with a completed resale property, where the community and neighbours already exist. They can observe traffic, upkeep and maintenance before committing, rather than relying on a launch forecast. The trade-off is the need to inspect older building systems and any modifications.; A purchaser whose entitlement to the house and underlying land can be documented and registered lawfully. This is straightforwardly different from buying a foreign-quota condominium. Non-Thai buyers need the ownership structure resolved before treating any house as a usable purchase option.; may not suit: Someone who needs a reliably walkable rail commute into central Bangkok every working day. The MRT serves the wider area, but this is a house estate oriented around local roads. A large living room does not make up for an inconvenient last-mile journey repeated twice a day.; A buyer wanting a brand-new house with an uncomplicated developer warranty and minimal near-term renovation exposure. Here, the condition of the roof, drainage, finishes and services varies by individual property, and that variation can dominate the true acquisition cost.; A foreign investor seeking immediate title to a Thai land plot or an advertised rental yield that can be treated as verified income. Neither direct ordinary foreign land ownership nor a defensible project-wide rental return is established by the available evidence..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict: ZmyHome gives 2014, Plus Property records 2016 and FazWaz retains an off-plan label. The development is clearly occupied and complete, but those entries do not verify the final handover year of the whole estate or of an individual home.
- Original design specifications vary across sources. The 288 sqm Siripapha appears with either three or four bedrooms, while parking provision for the 379 sqm Sirithada differs. The configuration of an actual resale home requires inspection and supporting alteration records.
- The freehold labels in listings do not establish the land title type, registered owner of the building or a registrable structure for a foreign purchaser. Title copies, encumbrance records and any proposed long-lease documentation for individual houses were not available.
