Why this project is worth a look
Transit is the anchor
The project’s strongest objective location feature is its advertised 80-metre proximity to Fai Chai MRT. That makes the building easier to understand than projects sold on vague ‘central Bangkok’ language: the rail connection is tangible. The trade-off is equally clear — this is a Fai Chai address, not a Wang Lang riverfront residence.
You can inspect reality
Completion in 2023 means buyers can judge the actual building rather than a sales promise. Noise, corridor condition, pool maintenance, lift traffic and the view from a specific floor can all be checked before transfer. For a resale buyer, that evidence is more valuable than launch-period renderings or promotional positioning.
Small layouts, real choices
The unit range is narrow in size but not identical in function. At 26 sqm, Noble offered both open- and closed-kitchen plans; larger one-bedroom formats reach 31.5 sqm, while the 34.5 sqm plus layout adds more separation. A buyer should compare plans, not listing labels, because resale advertisements do not always preserve the developer’s original type names.
Amenities sit above
Most of the signature shared spaces are concentrated on the upper levels, including the pool, fitness and yoga areas, lounge, shared kitchen and gardens. That gives the amenity deck a different feel from ground-level facilities beside a driveway. The remaining question is operational quality today, which can only be judged from the maintained building, not the original facility list.
Resale pricing is granular
A THB 3.4M listing around 31 sqm provides a useful lower market anchor as of early October 2026, but other similar units are priced higher. Floor, view, fit-out and seller motivation matter, and foreign buyers also need to confirm quota availability. The cheapest headline is not automatically the cheapest executable foreign-buyer deal.
About the project
NUE Noble Fai Chai - Wang Lang is a completed high-rise condominium on Phran Nok Road in Ban Chang Lo, Bangkok Noi. The building has 22 above-ground floors and two basement levels. Noble’s current project page states 355 residential units plus one commercial unit and lists condominium registration number 4/2566. That changes the buyer’s task completely compared with an off-plan purchase: there is no need to judge whether a promised tower will be delivered as shown. You can inspect the actual common areas, the exact unit, the view, the noise profile and the building’s day-to-day condition before committing. Noble Development is the project brand and developer named across the market, while the legal notice on Noble’s own page says the condominium was registered by Continental City Company Limited. On a resale transaction, the seller and the unit title matter more than the brand name alone, so title status, juristic-person clearance and the ownership route should be checked at unit level.
The name joins Fai Chai and Wang Lang, but the building itself sits on the Fai Chai side of Bangkok Noi rather than on the riverside at Wang Lang. Noble advertises the project as roughly 80 metres from Fai Chai MRT on the Blue Line and about a five-minute drive from Siriraj Hospital. That is the location proposition in practical terms: fast rail access from the Thonburi side, with the Siriraj and Wang Lang corridor close enough to be part of everyday life, without paying for a riverfront setting that the project does not actually have. Buyers who expect a walk-out riverside atmosphere should reset that expectation. Buyers who prioritise a short MRT connection may find the trade-off more compelling. A site visit should still include the real walk from the lobby to the station, because crossing conditions, shade and the route at peak hours can matter more than a quoted distance.

The residential stock is compact by design. Noble currently shows a 22.5 sqm one-bedroom, two 26 sqm one-bedroom layouts with either a closed or open kitchen, a 31.5 sqm one-bedroom and a 34.5 sqm one-bedroom-plus layout. Earlier launch-era reviews show additional near-identical size variants at about 23.3, 30.5 and 33.8 sqm. That variation matters on the resale market, where listing labels are not always consistent and a unit marketed as a ‘large one-bedroom’ or even ‘two-bedroom’ may not match Noble’s original naming. The safe reference is the unit plan and title, not the agent’s headline. With 355 homes in a single tower, this is not a boutique, low-density building. Its strengths are the combination of a compact entry size, rail proximity and a comparatively large amenity package; buyers seeking a quiet, small-community feel should look elsewhere.
The amenity planning is one of the more distinctive parts of the scheme. A detailed launch review places parking in the two basement levels and on floors two and three, residential units plus a garden on floor four, homes on floors five through twenty-one, and the main recreation deck on floor twenty-two. That upper level includes garden areas, a lounge, yoga space, fitness room and swimming pool, with another garden on the roof. Noble’s live page confirms the core facilities, including the double-height lobby, outdoor gardens, infinity-edge pool, fitness area, sky lounge with a shared kitchen and rooftop landscaping. The practical benefit is that the main leisure spaces sit above the traffic and parking levels. The practical caveat is that an attractive facility list says nothing about how well those spaces are being maintained three years after completion; a resale buyer should inspect the equipment, pool deck and common areas rather than relying on launch imagery.
Car users deserve a separate check. Launch-era project reviews reported parking for roughly 40% of the residential stock, including tandem spaces. That can be workable for a transit-oriented building, but it is not the same as every unit having a dedicated bay. Current parking allocation rules were not available on the public project page, so a buyer who drives regularly should confirm the juristic person’s actual policy before treating parking as part of the purchase. Recurring building costs also need a fresh check. Two independent sources from the sales period cited a common fee of THB 55 per sqm per month and a sinking fund of THB 600 per sqm. Those figures are useful history, but the post-handover juristic person can operate under updated budgets, so they should not be used as a 2026 ownership-cost assumption without confirmation.
The project now has a genuine secondary market. In early October 2026, the lowest current residential asking price we could confirm was THB 3.4 million for a unit around 31 sqm, while other similar-sized listings were higher. That spread is more informative than the old launch price because the building is completed and sellers now price individual units according to floor, view, fit-out, condition and urgency. For a foreign buyer, price is only one filter. Thai condominium rules allow foreign freehold ownership only while the aggregate foreign share stays within 49% of the condominium’s total unit area. The current foreign quota for this building is not published on the project page, so it has to be confirmed for the chosen unit through the condominium juristic person before transfer. If freehold quota is unavailable, leasehold may be offered, but that is a materially different ownership proposition and should not be treated as equivalent.
Ownership format
A foreign buyer may hold a condominium unit in freehold while aggregate foreign ownership remains within 49% of the total unit area in the registered condominium. If the foreign quota is unavailable, leasehold structures may be offered instead; the exact structure and current quota availability must be confirmed for the selected unit before funds are transferred.
Unit types & sizes
The smallest layout shown on Noble’s current project page. It suits a single occupier or couple who prioritise a compact footprint and MRT access over storage and generous living space. Resale stock can include near-identical size variants, so the title and unit plan should be the final reference.
A compact 26 sqm plan with the kitchen separated from the living area. It is the more practical of the two M layouts for occupants who cook regularly or want food preparation kept out of the main room. Because the total area is identical to the open-kitchen version, the choice is mainly about daily use rather than size.
The same 26 sqm footprint with a more open kitchen-and-living arrangement. It can feel less compartmentalised and may suit an occupier who cooks lightly and values a continuous main room. Resale pricing alone will not tell you which M layout works better, so plan shape and furniture placement matter.
The larger standard one-bedroom format. Launch-era material also showed variants around 30.5–31.5 sqm, so resale listings near 31 sqm may fall within this family. The project’s lowest confirmed current asking price in early October 2026 was found in this size range, but one seller’s price should not be treated as the type-wide market value.
The largest layout currently displayed by Noble. The plus room creates more flexibility for a desk, occasional guest use or storage, but the apartment remains compact rather than a conventional large family unit. Resale listings around 34–35 sqm can use inconsistent bedroom labels, making the original plan especially important.
Noble’s current page shows the main sizes at 22.5, 26, 31.5 and 34.5 sqm. Launch-era material also records nearby variants at 23.3, 30.5 and 33.8 sqm. For a resale purchase, confirm the exact area and layout from the selected unit’s plan and title rather than relying on the listing label. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Noble markets the project as roughly 80 metres from Fai Chai MRT on the Blue Line.
- The physical address is on Phran Nok Road in Ban Chang Lo, Bangkok Noi; the building sits on the Fai Chai side rather than at the Wang Lang riverfront.
- The developer quotes an approximately five-minute drive to Siriraj Hospital, placing the Siriraj–Wang Lang corridor within the project’s everyday catchment.
- The building is close to the Phran Nok and Charan Sanit Wong road network, so view direction and traffic exposure should be checked from the actual unit.

Price & purchase terms
- Current price: From THB 3.4M based on a PropertyHub resale listing refreshed on 4 October 2026. This is a lower secondary-market anchor, not a fixed project price; availability, condition, ownership structure and transaction terms need to be checked for the individual unit.
- Completed: 2023
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A good fit for buyers who want a completed Bangkok condominium that can be physically inspected before purchase rather than taking construction risk.; Well suited to people who value a short MRT walk more than generous floor area; the core layouts run from roughly 22.5 to 34.5 sqm.; Potentially practical for residents whose routine is tied to Siriraj, Wang Lang or the Blue Line on the Thonburi side of the city.; Relevant to investors who prefer an established resale and rental market, provided the decision is based on the chosen unit’s actual acquisition price, rent and recurring costs rather than a headline yield promise.; may not suit: Not an obvious choice for a household that needs multiple full-size bedrooms and substantially more living space; Noble’s official range is dominated by compact one-bedroom and one-bedroom-plus formats.; Drivers who require a guaranteed dedicated parking space should verify the current juristic-person rules first; launch material reported parking for roughly 40% of units including tandem spaces.; Buyers expecting a Wang Lang riverside lifestyle may be disappointed by the name: the actual building is at Fai Chai on Phran Nok Road.; Foreign buyers who require freehold should not commit until the condominium juristic person confirms that foreign quota is available for the specific transfer..
