Why this project is worth a look
A manageable building size
The Franz Group portfolio identifies 22 rooms, giving the development a more contained scale than a large resort residence. That can appeal to buyers seeking an apartment setting with shared facilities, provided the owners’ rules and maintenance responsibilities are acceptable.
Two practical unit sizes
The documented 60 sqm and 82 sqm formats suit different patterns of use, from a couple’s part-time base to accommodation with two bedrooms. The important comparison is the actual room layout and lease attached to each unit, not simply its advertised total area.
Shared outdoor amenities
A pool, gardens and rooftop space extend daily life beyond the apartment walls. Their real value depends on upkeep, access rights and the running costs allocated to owners, none of which can be established from an amenities list.
A tangible property
Handover descriptions and individual accommodation listings indicate an existing building rather than an early-stage proposal. This creates scope for a physical inspection, although it does not take the place of title, permit and contract checks.
About the project
Grand Apartments is a relatively small apartment development in Pererenan, on Bali's Canggu-side coastal corridor. The clearest starting point is the project owner's own portfolio: Franz Group lists Grand Apartments separately, with 22 rooms, one- and two-bedroom formats, 60 sqm and 82 sqm of living space, and a 1,250 sqm plot. Those are project-level figures rather than a sales inventory. The distinction matters in a building where some apartments may be held by individual owners and subsequently offered for resale or short-term accommodation. A live listing is not evidence that the developer still has units to sell.

Pererenan is the most accurate location label for this property. Administratively, it sits in Mengwi, Badung Regency, not in Kuta Utara, although estate agents routinely use “Canggu” as a broader marketing address. Short-stay listings for Grand Apartment 1BR and Grand Apartment 2BR point to Dalem Warung road, sometimes written Warung Dalem, while the Rumah123 development directory provides the map reference 949Q+JFR. A second property portal publishes a point for the development. Together, these make the neighbourhood identifiable, but neither establishes the legal lot boundary or proves that every similarly named holiday rental is part of the same registered building.
For a buyer planning to live here, the location needs a more practical reading than “minutes from the beach”. Pererenan has everyday shops, cafés and access to the neighbouring Canggu area. What it does not establish by itself is a walkable beach address. One property directory places Pererenan Beach about 3 km away, while sales copy alternates between very short journey times and roughly twelve minutes to the ocean. These are different starting points and different assumptions about transport. A buyer who wants to surf every morning or work without a scooter should test the route from the building entrance, not from a pin dropped in central Pererenan.
The design is built around two apartment sizes rather than a sprawling collection of floor plans. Official portfolio data show 60 sqm and 82 sqm. Third-party project descriptions associate the smaller size with a one-bedroom unit and the larger with two bedrooms; one portal puts the overall mix at fourteen one-bedroom and eight two-bedroom apartments. That split has not been independently checked against a current floor-by-floor schedule. The same portal also contains an inconsistent sentence describing 140 sqm two-bedroom apartments, so the 140 sqm figure should not be treated as an additional confirmed product.
The one-bedroom homes deserve a closer look than their area suggests. Indonesian resale advertisements describe a 60 sqm, two-level layout: an entrance-floor living room, open kitchen and bathroom, with the bedroom on a mezzanine above. The upper level can give a small apartment more separation between sleeping and living, but it also introduces a staircase and potential limitations for residents who want step-free access. The advertised 60 sqm is a total figure. No source reviewed provides a reliable split between net usable space, internal stairs and any secondary level, so a buyer needs the actual plan and a viewing before judging furniture placement or headroom.
The 82 sqm two-bedroom version offers a different trade-off. Seller descriptions mention a kitchen and dining area, storage and one bathroom, alongside two sleeping rooms. That may suit short holidays with friends or a family that is comfortable sharing facilities, but a second bedroom does not automatically mean two bathrooms or two equally private suites. Floor position, outside space, daylight and access to the communal pool are also unit-specific. The listings use the same building name across different properties, so even well-established project characteristics should never be mistaken for specifications of a particular apartment.
The development's common areas are a substantial part of its appeal. Multiple estate agencies describe a shared swimming pool, landscaped gardens, roof terrace used for yoga and outdoor films, a lobby and underground parking. These facilities can make apartment living feel less confined than a conventional small flat. They also create recurring costs and management decisions. Who has keys to the rooftop, whether guest access is restricted, what happens when the pool needs repairs and how owners share major maintenance costs are not answered in publicly available project documentation. Advertised amenities and enforceable rights to use them are not quite the same thing.
On construction, the evidence points toward a physically existing, handed-over property. Several agencies label Grand Apartments completed or ready for occupation; individual accommodation offers under the Grand Apartment name also appear on booking platforms. At the same time, older project catalogues show a 2024 delivery year in some places and an off-plan fourth-quarter 2025 target in another. Neither date can sensibly be adopted as the definitive handover date from these sources alone. A finished building is an advantage over purchasing an unseen construction promise, but it does not verify the building-use certificate, all permit conditions, or the legal status of the particular apartment being offered.
Pricing is unusually easy to misread here because the market appears to contain both developer-style listings and resales. Newhomes.id published a one-bedroom starting figure of USD 160,000, with a price update dated 1 April 2026. Separate sellers have shown 82 sqm two-bedroom apartments around USD 200,000 to USD 205,000. Meanwhile, several Indonesian resale advertisements from April through June 2026 described a 60 sqm apartment at IDR 2.1 billion with a lease running to 2049. These figures cannot be presented as one live price list: currencies, sellers, unit condition, furnishing, included fees and lease years remaining may all differ. No offer is verified as available on 21 October 2026.
The advertised tenure is more consequential than a small difference in asking price. Most agents describe a 25-year contractual lease with an option to extend for a further 25 years. Yet local resale listings describe about 23 years remaining, ending in 2049, and the Alnair project entry gives an end date of 8 May 2050. The dates could refer to different agreements or reflect incomplete catalogue records. Until the actual signed lease is available, neither possibility can be settled. An extension option is valuable only to the extent that the agreement specifies when it can be exercised, who must agree, what it costs and whether it binds successors to the landowner.
There is also a more fundamental ownership question. Buying a lease interest in an apartment is not equivalent to holding freehold land. Under Indonesian rules, foreign individuals cannot simply register Hak Milik land ownership in their own names; other residential rights can be available only under applicable conditions. One online advert labels the property as a lease, while another uses “strata” in a certificate field. That is not sufficient evidence of an individual registered apartment title. The land certificate, the name of the rights holder and the legal instrument transferring rights to this particular unit are needed before the buyer can know what will actually be owned, leased or assigned.
Franz Group is a defensible developer brand attribution because the project appears in its own portfolio and the company describes development, architecture and construction services on its website. However, a brand on a portfolio is not a named Indonesian contracting entity. The open materials do not identify the company or individual who would receive a specific buyer's payment, nor do they connect that party to a verified land title. The right questions are less about the brand's promotional track record and more about the documents signed for the unit: who grants the lease, who consents to an assignment, and who has authority to agree an extension years later.
Permits and rental operations require separate evidence. No project-specific building approval, certificate of fitness for use or spatial-use authorisation was accessible in the reviewed public sources. Indonesia's building administration distinguishes construction approval (PBG) from the fitness certificate (SLF), while planning compatibility is addressed separately through spatial-use procedures. Their absence from a website does not establish that the documents do not exist. The same caution applies to holiday letting: an owner cannot infer permission for commercial guest accommodation merely because an online travel listing exists. Building rules, operating permissions and the role of any rental manager have to be considered together.
For personal use, the proposition is clear: a modestly sized, seemingly completed residence with a pool and rooftop shared among a small number of apartments. As an investment, the case remains specific to the unit. Sales pages refer to attractive annual rental figures and rapid payback, but they do not supply audited booking histories or the full deductions for staffing, maintenance, replacements, utilities, taxes and commissions. A shortening lease term also changes the eventual resale proposition. Grand Apartments is therefore best compared through a real apartment, a real contract and a realistic annual operating budget rather than a headline yield on a brochure.
Ownership format
The units are marketed under contractual long-term lease arrangements, commonly described as an original 25-year term with an extension option. Resale advertisements refer to roughly 23 years remaining through 2049, while another project database gives 8 May 2050. Neither the underlying lease nor the land title or renewal clause has been examined.
Unit types & sizes
Resale descriptions show a duplex arrangement with the living area, kitchen and bathroom at entry level and the bedroom above. The 60 sqm figure is a published total, not a verified breakdown of usable floor space or mezzanine dimensions.
Get floor plans and current pricesAgents describe two bedrooms with a kitchen, dining space and storage, sometimes with one shared bathroom. The unit plan and floor position need checking; a contradictory 140 sqm claim on a third-party site is not accepted as a verified size.

Location
- The correct administrative chain is Bali → Badung Regency → Mengwi District → Pererenan village; “Canggu” is a useful wider-area label but not a substitute for the actual address.
- Accommodation listings for the one- and two-bedroom Grand Apartment units give Dalem Warung / Warung Dalem road. The street is a useful lead, not proof of the development’s cadastral parcel.
- Rumah123 provides the property-map code 949Q+JFR, while a separate listing carries coordinates. The pinpoint remains a third-party location reference rather than a surveyed boundary.
- Local cafés, shops and coastal attractions make the district usable for longer stays, but beach travel times and walkability vary. Unit position and practical access should be assessed on site.
- The property is inland within the wider Pererenan–Canggu area. Sea views, permanent rice-field views and direct beachfront access are not established as features of individual homes.

Price & purchase terms
- Current price: From 2,877,760,000 IDR
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.
Published payment terms
No consistent current payment schedule is publicly established. One agent asks for full payment on an advertised ready unit; another lists staged payments of 30% / 20% / 20% / 20% / 10%. Neither schedule should be assumed to apply to a resale or to a new offer without written confirmation.

Best for: A part-time Bali resident looking for a furnished apartment with a pool and communal outdoor space, without the responsibilities of maintaining an entire private villa.; An individual or couple interested in a compact mezzanine arrangement, comfortable with stairs and willing to check ceiling heights, storage and everyday usability in person.; A small family or two occasional visitors who prefer a separate second bedroom, provided the bathroom arrangement and shared amenities work for their needs.; A purchaser who values the chance to inspect an existing property and is prepared to review operating costs, the remaining lease term and the actual resale market before committing funds.; may not suit: Buyers who require direct freehold ownership of land or a perpetual entitlement: the publicly marketed transactions are time-limited lease interests, not verified permanent titles.; Anyone seeking a private villa with its own pool, garden and exclusive control of the grounds; the main recreational amenities at Grand Apartments are communal.; Investors relying on a promised fixed return, an automatic cost-free lease extension or the assumption that a marketplace starting price guarantees a currently available apartment..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The marketed original 25-year lease and proposed extension have not been checked against a signed instrument. Resale adverts show 23 years remaining through 2049; Alnair records 8 May 2050 as the end date. The precise unit term, renewal pricing and enforceability are unresolved.
- Franz Group is linked to the development through its portfolio, but the contracting seller, title-holding party, building approval (PBG), fitness certificate (SLF), authorised land use and cadastral parcel have not been verified from primary documents.
- Listings disagree on delivery (2024 or Q4 2025), handover status and available stock. Most show 60/82 sqm but one aggregator paragraph claims 140 sqm for two-bedroom units. A unit-specific floor plan, live inventory and written payment terms are still needed.
