Why this project is worth a look

An operating development

UNU has progressed beyond launch renders: identifiable villas are being offered to paying guests. That gives a purchaser a chance to inspect how the design, finishes and services work in real use. It does not replace documentary confirmation of completion and legal entitlement.

Private outdoor space

A dedicated pool and enclosed courtyard provide a different proposition from an apartment of comparable internal size. They are attractive for private stays and potentially for rentals, but they also mean pool servicing, water treatment and landscape upkeep become recurring owner costs.

A focused choice of layouts

The project has distinct one- and two-bedroom designs rather than a broad mix of unrelated products. Some actual homes have rooftop amenities or extra wellness features. Those details are unit-specific, so comparing two villas requires their individual floor plans and inclusions, not just bedroom counts.

Visible rental activity

Listings for individual UNU villas provide evidence that the property is already being marketed for accommodation. They also reveal that guest-facing operations may involve a company other than the developer. That is a useful reason to ask for a real management agreement and property-level income records.

About the project

UNU Villas is a twelve-home collection in the northern Pererenan market, developed and marketed under the Octo Bali Group name. It is not an apartment tower or a hotel with rooms sold individually. Each home is offered as a private villa, with its own pool and residential living space. The project attracts two quite different buyers: people who want a compact Bali home for themselves, and owners intending to let a property to visitors or longer-stay residents. The distinction matters, because the experience of living beside a pool is much easier to assess than whether an advertised rental projection will turn into a reliable net return.

The precise location is best understood through two names. Octo calls the setting North Pererenan, a familiar label for the lifestyle and property market around Canggu. Accommodation records for individual UNU homes, however, identify Tumbak Bayuh in Mengwi district, Badung Regency. A sale listing also gives the Jalan Raya Tumbakbayuh–Pererenan road corridor, while a booking page publishes the location code 94FQ+V27 for Villa 11. These details are more useful than the general Canggu label, though a location code for one building is not a substitute for a surveyed site plan establishing the boundaries of the entire development.

Buyers have a choice between one-bedroom and two-bedroom homes. Listings submitted under the developer's name describe a mix of ten two-bedroom villas and two one-bedroom villas within the twelve-home scheme. That balance is important when comparing current offers: there were never equally large inventories of the two configurations. A one-bedroom villa offers a manageable private base for a couple or solo resident, while two bedrooms give a small family or two adults more flexibility. Neither layout automatically guarantees a particular rental audience, and the number of units still offered for purchase has not been consistently updated across the project's own marketing pages.

The current Octo project page specifies 70 square metres of living area for the one-bedroom design and 115 square metres for the two-bedroom design. Its one-bedroom description includes a bathroom, private pool, sunken seating area and two internal levels. The two-bedroom version has two bathrooms, two principal floors and a roof terrace. These are published design specifications, not a complete measured schedule for every villa. Rental websites describe particular homes with extra roof seating, a jacuzzi or other personalised features. The exact outdoor area, extent of roof access and any extras should be taken from the chosen home's plans and handover inventory rather than inferred from a generic product image.

Much of the architectural appeal comes from the relationship between the rooms and the pool courtyard. The developer uses Mediterranean-influenced arches, restrained tropical detailing and living rooms designed around a recessed sofa area. Guest accommodation listings show furnished kitchens, air conditioning and internet connectivity in operating villas. Those amenities make the homes practical for visitors who want more independence than a hotel room affords. They also create routine responsibilities: pool equipment needs servicing, humidity affects finishes and textiles, and furnished accommodation needs replacements after heavy use. The condition of one photographed home cannot establish how all twelve have been maintained.

Unlike an off-plan development whose completion date is still a promise, UNU Villas has evidence of real operation. An older sales listing anticipated completion in the third quarter of 2025. Octo subsequently published material about a November 2025 opening celebration, and individual villas appeared on accommodation platforms during 2026. That combination supports describing the complex as completed for the purposes of a project overview. It does not, however, prove that every individual home has been legally handed over or that all building-approval and occupancy documents have been issued. A buyer should treat commercial opening and statutory compliance as two separate questions.

There is also a less comfortable detail in some guest-facing listings: notices about construction activity nearby. The developer's promotional language emphasises quiet surroundings, and other rental advertisements make the same claim. Both descriptions could reflect different properties within the site, different dates or changing activity on adjacent land. Rather than assuming either marketing statement applies permanently, a buyer should examine the immediate boundaries of the unit and any proposed works next door. Views of rice fields, another recurring selling point, are attractive only for as long as the neighbouring land remains in its present condition; the advertisements do not establish a protected view corridor.

Octo's current published asking prices start at USD 165,000 for a one-bedroom villa and USD 225,000 for a two-bedroom home. An older Octo page still shows a lower starting price of USD 159,000. These are dated marketing entry points, not verified quotations for a specific unsold unit on 20 October 2026. The older site states that actual transactions take place in Indonesian rupiah, so a dollar headline is not necessarily the amount that will appear as a fixed contractual obligation. The sale price, currency mechanics, tax treatment and fees should be agreed together; otherwise a buyer can spend considerable time comparing numbers that do not represent the same package.

The furnishing package needs its own clarification. Newer promotional copy calls the villas fully furnished, yet elsewhere refers to furniture packages being available separately. Earlier sale listings mark the properties as unfurnished. Meanwhile, individual homes in the rental pool clearly contain beds, equipped kitchens and living-room furniture. There are several plausible reasons for the different descriptions, including changes over time and unit-specific offers, but none is a substitute for an agreed inventory. A useful handover schedule would state exactly which appliances, furniture, décor, air-conditioning units, pool systems and warranties form part of the purchase price.

The proposed legal structure is a contractual long-term lease rather than direct ownership of the underlying land by an overseas individual. On the newer project page, Octo quotes an initial twenty-four-year period followed by a twenty-five-year extension. An older FAQ on the group's website refers instead to twenty-five plus twenty-five years. The developer calls the extension contractually guaranteed, while also saying that fees are payable at the extension date and depend on circumstances then. Without the actual signed lease and landowner undertakings, the public wording cannot settle the starting date, enforceability of the renewal, method of calculating the additional payment or what happens if the landowner changes.

Indonesia's land-rights framework makes those distinctions material. Hak Milik is a form of land ownership that an individual foreign buyer cannot simply hold in their own name. Hak Pakai concerns rights of use, while Hak Guna Bangunan, usually abbreviated HGB, is a building-use title whose holder and legal conditions must be examined separately. Those registered rights should not be conflated with a private lease agreement, nor does a right held by an Indonesian company mean that its foreign customer personally owns the land. For UNU Villas, the open marketing supports a lease offer; it does not disclose the complete land certificate, the titleholder, encumbrances or the documents connecting the contracting seller to the landowner.

The same care applies to permissions. Indonesia distinguishes PBG, the building approval process, from SLF, the certificate confirming a completed building is fit for its intended use. Neither document was available for review in the accessible UNU project materials. This does not establish that either is missing. A villa being offered to paying guests is also not proof that the property's planning designation and the operating entity's tourism permissions have been independently verified. Accommodation platforms show commercial activity, not the complete legal basis for it. The regulatory documents for the actual plot and for the operator of the selected unit remain material to a purchase decision.

The operating arrangement is particularly worth untangling. Octo advertises in-house villa management, and its projected-return tables assume management costs of roughly fifteen to twenty per cent. But named UNU homes are also marketed for guest stays by Balinest Villas on major booking platforms. This might be a subcontracting relationship, a later management change, or the choice of individual owners. The available records do not identify which arrangement applies to a newly purchased unit. What matters in a management agreement is who receives guest income, sets rates, handles cancellation refunds, pays for maintenance, reports taxes, and bears responsibility for damage or owner use.

Return projections should not be read as trading history. The project website presents a range of occupancy scenarios and associated profits, but these are assumptions supplied by the seller, not audited cash flows for the individual homes. The fact that some villas are advertised for nightly or monthly stays demonstrates that the product has entered the accommodation market. It says little about achieved occupancy, discounts, channel fees, non-paying nights, repairs or after-tax earnings. A prospective rental investor would learn far more from an actual booking ledger, bank settlement records and a full expense statement for the chosen property than from an attractive percentage printed above a sales form.

Resale introduces a final time-related risk. A second buyer would ordinarily be evaluating an assignment of the remaining contractual rights, subject to whatever transfer and consent clauses the signed documents contain. A home that photographs beautifully today can have a different resale profile years later if its lease has substantially shortened or the renewal price is difficult to predict. It is also worth separating fixtures that are genuinely part of the property from furniture whose value depreciates through use. These are practical considerations for anyone expecting the villa to be both a home and an asset they may eventually sell.

The strongest case for looking at UNU Villas is the opportunity to assess a compact, already operating scheme in person, down to its pool equipment, building finish and management routine. The main unresolved questions are not about whether the name refers to a genuine Bali villa collection; they concern the exact legal rights, permissions and terms associated with a selected home. Until the land records, executed lease, renewal provisions, purchase schedule and inventory are available, the published price and rental expectations should remain the beginning of a discussion, not the final investment conclusion.

Ownership format

Marketed as a 24-year contractual lease with a further 25-year extension subject to an additional fee. The developer describes the extension as guaranteed, but the executed lease, commencement date and renewal-price mechanism have not been reviewed.
