Why this project is worth a look

Inspect before committing

The development is finished, so due diligence can start with the actual building rather than a render. A viewing reveals maintenance quality, lift condition, pool upkeep, parking pressure, road noise and how the chosen unit really feels.

Resort services, verified

Grand Breeze Park was marketed around hotel-like services, but a 2026 buyer should separate the original concept from what is operating today. Pool, reception and security can be checked on site; rental programmes and other services need current contractual evidence.

A unit-led resale market

There is no single developer price list to rely on. Live listings differ by size, currency and seller, so value is determined by the exact apartment, registered area, floor, view, furnishings, title quality and sale terms.

Freehold needs proof

Project databases use the word freehold, but a foreign buyer still needs the selected title and current foreign-quota certificate. That document-level check matters more than the general tenure label on an aggregator.

Messy data is manageable

Public sources disagree on completion year and building count. Those conflicts should not be averaged away; they can be resolved through the juristic person's records, condominium registration documents and the title package for the unit being purchased.

About the project

Grand Breeze Park Condotel is a completed low-rise development in Kamala on Phuket's west coast. The core project facts are unusually consistent across the larger property databases: 185 units, five floors and Soticon Group as the developer. It was conceived as a hybrid between a private apartment and a resort-service environment, with project profiles referring to a pool, fitness facilities, reception, concierge, security, parking and rental-oriented services. That original positioning still explains the building today, but a resale buyer should judge it as an operating property rather than as a launch brochure. The useful questions are visible on site: how the common areas have aged, whether the lifts and pool are maintained, how much traffic or noise reaches the unit, and whether the service level matches the common fees.

The published address is 6/126 Moo 6, Kamala, Kathu, Phuket 83150, on the Kamala–Patong road corridor. This is not the flat, walkable centre of Kamala Beach; the setting is more hillside and car-dependent. Older project marketing gives different beach distances, ranging from roughly two to four kilometres, while some sales pages claim shorter access. Those figures are too inconsistent to present as a precise buyer promise. For practical due diligence, drive the actual route from the building to Kamala, Patong and the services you would use, and do it at the times that matter to you. A unit can have an attractive map position but still feel inconvenient if every daily trip starts with a steep or traffic-heavy road.

One of the most useful findings is also a reminder not to over-clean messy source data. FazWaz and LivePhuket describe Grand Breeze Park as five low-rise buildings, each associated with the same five-floor project, while PropertyHub lists one building with the same 185 units. Both cannot be treated as equally precise architectural descriptions. The difference may reflect whether the database counts the estate as one condominium project or counts its separate blocks, but that is only an inference. The registry record or the condominium juristic person's master plan should settle it. For the public data fields, the defensible facts are five floors and 185 units; the building count is left as an explicit verification point rather than guessed.

The apartment mix is straightforward in the original project profiles. One-bedroom layouts are commonly shown at around 32 sqm and two-bedroom units at around 58 sqm. A Japanese project database gives a broader 31–57.74 sqm range, while the live Hipflat inventory currently includes a 38 sqm one-bedroom. This could reflect a legitimate alternative layout, a different registered measurement or simply listing inconsistency. A resale buyer should not rely on a generic project floor-plan label when the title deed and the physical apartment can be checked directly. The registered area matters for transfer, common fees and later resale, so any mismatch between the brochure size, listing size and title should be resolved before signing.

Pricing today comes from individual resale listings rather than a developer price list. FazWaz showed no matched units at the time of the check and Phuket.Net also displayed no available inventory. Hipflat, however, showed two active sale listings: a 38 sqm one-bedroom from USD 100,298 and a 58 sqm two-bedroom from USD 188,438. Dot Property separately carried a furnished 58 sqm two-bedroom at THB 6.2 million, updated on 26 July 2026. These are asking prices from different sellers and platforms, not a single project-wide rate. The sensible way to use them is as market anchors: compare the exact unit, floor, view, furniture, title status and seller terms rather than assuming that every apartment should trade at the same price per square metre.

Several databases still display the project's original '7% guaranteed return for five years' message. They also preserve the construction-era instalment schedule, including a reservation deposit and staged payments through foundation, structure, interiors and handover. For a completed resale project, neither should be treated as a current offer by default. If a seller claims an existing rental guarantee transfers with the apartment, ask for the signed agreement and identify the paying entity, the start date, the remaining term, exclusions and termination rights. A five-year guarantee advertised during launch could already have expired, could belong only to specific original contracts, or could have been replaced by a different management arrangement. The public evidence does not establish that a new buyer in 2026 receives that benefit.

Ongoing charges are clearer. FazWaz and Hipflat both state a common-area fee of THB 50 per sqm per month and a sinking fund of THB 800 per sqm. Repetition across current project databases makes these useful working figures, but a resale transaction still needs a fresh confirmation from the condominium juristic person. The key document is not just the fee schedule; it is the unit-level debt-free certificate and the building's financial context. Ask whether there are special assessments, major repairs planned, insurance issues or large arrears among owners. A resort-style development with pools and service areas can be expensive to maintain if equipment is ageing, so the long-term condition of the common property matters as much as the headline monthly rate.

The amenity list is broad, but not every historical item should be assumed to operate exactly as advertised. Pool, gym, security, parking, reception and concierge are the most consistently repeated features. Older or broader project pages also mention restaurants, a sky bar, conference space, minimart, spa, beach shuttle and rental management. A buyer who cares about those services should verify them during the viewing and ask who operates them today. This is especially important for an owner planning holiday rentals. The word 'condotel' describes the project's concept, but it does not itself prove that every owner can run short-term stays without restriction, that a hotel licence covers a particular operation, or that the condominium rules permit the intended rental pattern.

Ownership deserves a document-first approach. PropertyScout lists the project tenure as freehold, and older unit listings also describe freehold ownership. For a foreign buyer, however, project-level wording is not enough. The selected apartment must have a condominium title suitable for transfer and the building must have capacity within Thailand's foreign-ownership quota. The statutory limit is 49% of the total unit area in the condominium, and the condominium juristic person provides the quota certificate used for transfer. If a seller offers leasehold instead, compare it as a different legal product rather than as a substitute label for the same right. Term, renewal language, registration, inheritance and resale mechanics all need to be understood separately.

The completion date is another area where the public record is untidy. PropertyScout, FazWaz, PropertyHub and Nestopa generally point to 2021, while Thailand-Property and a Japanese project profile use 2022, and a recent Phuket.PRO developer summary says 2024. The current working record uses 2021 because it is the value supported by the larger cluster of project profiles and is also consistent with older completion references. Still, a buyer does not need to debate marketing dates if the legal documents are available. The condominium registration date, occupancy history, title issue date and juristic-person records are more useful for establishing the building's legal and operational age.

For an established Phuket condominium, the developer name is only one layer of the due-diligence picture. Soticon Group is consistently associated with Grand Breeze Park and with nearby projects including Grand Kamala Falls, Kamala Garden View and The Exclusive Sky, but day-to-day ownership in a completed estate is shaped by the condominium juristic person. Ask for current house rules, recent meeting minutes, financial statements, insurance information and any planned major works. That record can be more informative than a developer biography because it shows whether the common property is being funded and maintained in a way that is sustainable for existing owners.

Grand Breeze Park Condotel therefore makes most sense as a physical, inspectable resale proposition rather than a yield story. It offers compact apartments in a west-coast location between Kamala and Patong, with a resort-style common-area concept and a defined secondary market. The trade-off is that the open web contains stale launch material and conflicting project metadata, so the transaction should be built around the chosen apartment rather than around a generic brochure. Confirm the title, foreign quota, registered area, common-fee status, current building rules and actual services first. Once those points are clean, the asking price can be compared with other completed Kamala properties on a much more meaningful basis.

Ownership format

PropertyScout lists the project tenure as freehold. For a foreign buyer, a freehold transfer is possible only if the selected apartment carries a condominium title and the building still has foreign-quota capacity: foreign ownership may not exceed 49% of the total unit area. Current quota availability and the condominium juristic person's certificate must be checked before transfer.

Unit types & sizes

32–38 sqm
1 bathroom

Original project profiles commonly show 32 sqm, while Hipflat currently lists a 38 sqm one-bedroom. The range reflects both verified public records; the title deed of the selected unit remains the controlling area for a transaction.

The 58 sqm format appears both in project profiles and live resale inventory. Dot Property shows a furnished 58 sqm unit at THB 6.2M, updated on 26 July 2026; that price and condition apply only to the specific listing.

THB 6.2M in a listing updated 26 July 2026

Core project sources show one-bedroom units around 32 sqm and two-bedroom units around 58 sqm; another project database gives 31–57.74 sqm, while a current Hipflat one-bedroom is 38 sqm. The figures are not averaged: the registered area must be taken from the selected unit's title.

Best for: A buyer who wants a completed Kamala apartment and prefers inspecting the actual building and unit before signing.; Someone comfortable with a car-oriented position between Kamala and Patong rather than a walkable central-beach location.; A one- or two-bedroom resale buyer who values condition, title quality and current building management over launch-stage promises.; A foreign purchaser prepared to confirm the condominium title and live foreign-quota availability for the exact apartment.; An owner attracted to a resort-style concept but willing to verify current rental rules and which services are genuinely operating.; may not suit: A buyer who specifically needs central Kamala to be comfortably walkable without relying on a car.; An investor assuming the old 7% marketing line automatically applies to a 2026 purchase.; Someone looking for a single current developer price list and standard off-plan instalment programme; the market is now primarily resale.; A foreign buyer unwilling to verify the title, foreign quota and condominium juristic-person documents before transfer..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion dates conflict: PropertyScout, FazWaz, PropertyHub and Nestopa generally state 2021; Thailand-Property and a Japanese project profile use 2022; a recent Phuket.PRO developer summary says 2024. The main field uses 2021 as the most consistently supported value, but the legal condominium registration date still needs documentary confirmation.
  • Building count is inconsistent: FazWaz and LivePhuket describe five buildings, while PropertyHub lists one. No building-count field is asserted until the official estate plan or condominium juristic-person records are checked.
  • The old 7% for five years marketing line and construction-stage payment schedule remain visible on aggregators, but there is no evidence that those terms are available to a new buyer in 2026. Any such benefit must be supported by a current unit-specific contract.
