Why this project is worth a look
Villa-scale interiors
At roughly 295–314 sqm with four bedrooms, these are far larger than a typical resort condominium. There is enough internal space for a family, guests and a proper work area, while the private pool pushes the day-to-day experience closer to a villa. Price comparisons should therefore include completed pool villas as well as other condominiums; comparing only on a condo price-per-square-metre basis would miss the point of the product.
Only twelve homes
A 12-residence scheme offers a level of privacy that is difficult to reproduce in a large resort building. There are fewer neighbours and less transient movement through shared spaces. The trade-off is operational: in a small condominium, common costs are spread across a limited owner base, so the health of the juristic person, reserves and maintenance programme matter more than a polished amenity list.
Condo route to ownership
For an overseas buyer, the condominium format can be a meaningful advantage over buying a landed villa because a qualifying unit may be registered directly in the buyer's name within the foreign quota. That does not mean every advertised residence has foreign freehold available. Current listings show different tenure structures, so the exact unit, quota position and transfer route must be checked before a reservation becomes binding.
A hillside address
The setting is designed around privacy and outlook rather than a fully walkable beach routine. Kamala gives convenient access to Phuket's west coast, but the residence sits above the main coastal strip and daily life is easier with transport. A site visit during normal commuting and dining hours is more useful than relying on marketing drive times because slope, access roads and traffic determine how the location actually feels.
Verify the actual unit
Project databases disagree materially on completion, with dates ranging from 2022 to 2026. That inconsistency is manageable only if the transaction is anchored to primary documents and physical inspection. The buyer should establish who the legal seller is, what title the selected residence carries, whether the unit is finished, whether common charges are clear and what documents will be presented at transfer.
About the project
The Exclusive Sky sits in an unusual part of the Phuket market. Legally and commercially it is presented as a condominium, yet the residences are sized and planned much more like compact villas: only 12 homes, roughly 295–314 sqm, four bedrooms, generous living areas and a private pool for each residence. That combination is the real proposition. Buyers are not choosing a conventional beach condo; they are considering villa-scale space while retaining a condominium ownership structure, which can matter materially to an overseas purchaser if foreign freehold quota is available for the specific unit.
The address is 6/126 in Kamala, Kathu, on Phuket's west coast. The site is on the hillside rather than directly on the beach strip. That changes the day-to-day experience. The setting is quieter and oriented toward views and privacy, but it is not the sort of property where every errand can comfortably be done on foot. A car, driver or regular taxis make life significantly easier. For a family staying for long periods, that may be an acceptable trade-off for space and seclusion; for a buyer whose priority is a walk-out beach lifestyle, the location deserves a practical visit at the times of day they would normally travel.

Low density is the most distinctive physical advantage. Twelve homes create a very different environment from a resort condominium with several hundred units and constant movement through the lobby and shared areas. The four-bedroom layouts also leave room for children, guests and a proper office rather than forcing a buyer to choose between living space and extra bedrooms. Low density, however, should not be confused with low operating complexity. A small condominium still needs a functioning juristic person, realistic common-area budgets and competent maintenance of pools, pumps, security systems and hillside infrastructure.
Most sources agree on the core product: 12 residences, four bedrooms, approximately 295–314 sqm, private pools, parking and a set of shared facilities such as a communal pool, gym, reception and security. The completion history is much less clean. FazWaz and DDproperty describe the project as completed in June 2022, and a DDproperty listing published in 2026 explicitly markets a unit as completed in 2022. In contrast, several current sales pages still use under-construction language and refer to handover in Q2 or Q4 2026, while another database uses a 2025 completion date. For the registry we therefore use the stronger recurring 2022 completion record, but a buyer should verify the physical and legal status of the exact building and unit rather than relying on a project-level label.
Developer naming also needs care. Major property databases attribute The Exclusive Sky to Soticon Group and connect it with other Kamala developments. Some current sales material instead names Kamala Falls Co., Ltd. as the developer. These may be a brand-level name and a project company within the same development structure, but we did not find a current primary corporate document that conclusively explains the relationship. In a transaction, the important question is not which logo is used in marketing; it is which legal entity owns or sells the unit, receives the purchase funds and signs the transfer documents.
The public asking-price range places The Exclusive Sky against both high-end condominiums and villas. The lowest visible anchor checked on 10 September 2026 was THB 41.25M, with other units advertised higher. At that level, a sensible comparison set includes completed pool villas in Kamala, Surin and nearby west-coast areas as well as large condominiums. The Exclusive Sky becomes more compelling when a buyer values villa-like internal space but prefers a condominium route to ownership. A detached villa may be more attractive when private land, gardens and complete separation from a condominium juristic person matter more.
Operating costs deserve separate attention. Current sales material quotes a common-area fee of around THB 60 per sqm per month and a one-off sinking fund of around THB 1,000 per sqm, but we have not treated those figures as verified by current condominium statements. With a residence of roughly 300 sqm, even a modest difference in the monthly rate becomes meaningful over a year, and the private pool brings its own maintenance costs. A buyer should therefore ask for the latest invoice for the selected unit, clarify which pool and maintenance expenses sit inside the common fee, and review the condominium reserve position rather than relying on a promotional yield estimate.
This is a project where unit-level due diligence should come before enthusiasm for the concept. Before paying a reservation deposit, a foreign buyer should match the exact unit number to its title and tenure, confirm whether foreign quota is genuinely available if freehold is expected, inspect the finished condition and clarify the current common-area charges and sinking-fund position. On a resale, the seller's ability to deliver the required debt-free certificate and transfer documents also matters. The Exclusive Sky has a genuinely rare format for Phuket, but the public record contains enough inconsistencies that the safest buying decision will be built around the individual residence and its documents, not around a generic project description.
Ownership format
The project is marketed as a condominium. A foreign buyer can register condominium ownership only if foreign quota is available; current listings show both foreign freehold and leasehold structures, so tenure must be verified for the exact residence and transfer documents.
Home types & sizes
Even the smallest published layout is villa-scale by condominium standards. Four bedrooms and a private pool make it suitable for a family or an owner who expects regular guests without giving up a generous common living area.
The mid-size variant appears in current sales material on the upper level of the two-storey building layout. It follows the same family-oriented concept with substantial living space and a private pool; orientation, view and exact configuration should be checked against the specific residence number.
This is the largest layout that appears consistently in current offers. At this price level, the value of the extra area depends on how it is distributed between living rooms, bedrooms, terraces and service space, so floor-plan efficiency matters as much as the headline square metres.
Public sources consistently show four-bedroom private-pool residences, with area and pricing varying by building and unit number. The current floor plan for the exact residence should be requested before comparing offers.
