About the project

Kamala Garden View is a small, completed pool-villa community in the residential part of Kamala on Phuket’s west coast. The main project records consistently describe 12 villas on roughly 5,000 sqm and identify Soticon Group as the developer, with December 2019 shown as the project completion date. That matters because the buying decision in 2026 is no longer an off-plan bet. A buyer can inspect an existing house, but the due-diligence burden shifts to the individual resale unit: physical condition, alterations, land title, building rights, management charges and the seller’s legal position.

The original scheme was fairly simple. Project profiles show two-bedroom villas from about 147 sqm and three-bedroom villas around 150–160 sqm, generally as single-storey detached homes with a private pool. An older Phuket.Net project listing describes a three-bedroom layout with two bathrooms, open-plan living and dining, a Western kitchen, a small garden and covered parking. Resale stock is less uniform. Current listings include three-bedroom houses at 150 sqm and 186 sqm, while an earlier resale record shows 254 sqm. Those differences look unit-specific rather than evidence of separate project phases, so the original brochure sizes should be treated as a starting point, not as a reliable description of every house now offered for sale.

The strongest address trail points to 25/14 Khok Yang Road, Kamala, Kathu, Phuket 83150. FazWaz and Dot Property use the spelling Kokyang Road, while Booking.com and Agoda place individual Kamala Garden View villas at 25/14 Khok Yang Road. Hipflat shows 25/4 Moo 2 instead, which is a real conflict rather than something to silently reconcile. The coordinate pair 7.9446, 98.287761 comes from an accommodation listing for a villa inside the compound, so it is suitable as a project-area reference with a radius rather than as a surveyed centre point.

This is not a beachfront development, and that distinction should remain clear. Phuket.Net places Kamala Beach at about 1.47 km and Phuket FantaSea at about 1.32 km; FazWaz gives roughly 2.2 km, or about five minutes by car, to the beach. The practical appeal is the balance between a quieter inland setting and quick access to Kamala’s everyday services. Patong is still a short drive away, while Phuket International Airport is typically around 45 minutes by road, traffic permitting. Buyers who value a calm villa setting without giving up the restaurants, shops and beach life of Kamala may find that more useful than a first-line address.

Visible resale supply on 10 September 2026 gives a useful market snapshot. FazWaz shows three villas at approximately THB 12 million, THB 17 million and THB 20 million, plus one long-term rental at THB 165,000 per month. Dot Property shows the same broad THB 12–20 million sale range. These figures should not be turned into an investment-return claim. The spread inside a 12-home development is already large enough to show how much the specific plot, usable area, refurbishment history, furniture, pool, legal structure and seller motivation can affect an asking price.

Ownership is the point where a project-level summary becomes insufficient. Thai government guidance makes clear that direct foreign ownership of land is restricted and only available in narrow statutory circumstances. Resale portals for Kamala Garden View do not show one uniform structure. One THB 12 million villa is described with leasehold villa ownership, Thai ownership of the land and a Chanote title; another listing presents several possible villa-ownership labels and leasehold or company-held land. Those portal labels are not a substitute for the actual title documents. A foreign buyer should review the land title, registered owner, lease registration and term, renewal and succession clauses, and evidence of ownership of the building before treating any unit as comparable to another.

The shared facilities are more substantial than in a completely standalone villa cluster. Project sources repeatedly list a clubhouse, gym, reception or lobby, meeting room, 24-hour security, CCTV and parking. The pools are private to the villas rather than a single communal pool being the centre of the scheme. FazWaz also publishes a common-area fee of THB 25 per sqm and a sinking-fund figure of THB 500 per sqm, but its own project page is inconsistent about whether the calculation basis is plot area or indoor area. On a completed resale purchase, a buyer should rely on current management rules and recent owner invoices rather than assume the historic project-page formula still applies.

Soticon Group is consistently attributed as the developer by FazWaz, Phuket.Net, Dot Property, PropertyScout and other project databases. Those sources also associate the brand with Grand Kamala Falls, Grand Breeze Park Condotel and The Exclusive Sky. A Thai commercial database separately lists Soticon Company Limited in Kamala as a real-estate business, but the available evidence is not enough to state that this exact legal entity was the contracting developer for every Kamala Garden View sale. For a resale buyer, that distinction is manageable: the immediate legal focus should be the current seller, title chain and property-specific documents rather than relying on the developer brand alone.

Kamala Garden View therefore works best as a property-by-property comparison inside a small finished community. Buyers can inspect real houses, see how differently individual villas have aged or been upgraded, and compare legal packages rather than buying from renderings. The format suits someone who wants private outdoor space and a pool near Kamala without moving into a large resort compound. It is less suitable for a buyer expecting every unit to share identical specifications, completion dates and ownership mechanics. The project name is only the first filter here; the final decision belongs at the level of the individual villa.
