Why this project is worth a look
A genuine residential estate
The original offering was a landed family-house product, not a branded resort unit. There is no evidence that hotel-style rental operation or centrally managed income comes with ownership.
A traceable development history
BTN Properti names Sri Sedana, and the Udayana University study refers to PT Sri Sedana. The record establishes a useful origin story but not the legal identity or title position of a present-day reseller.
More than one house format
Listings span small one-bedroom resales and larger three-bedroom homes. That offers choice for different living arrangements, provided buyers compare real plots and do not assume consistent specifications or permits.
A specific geographic anchor
Jalan Raya Munggu–Kapal in Cepaka, Kediri, Tabanan is identifiable in bank and mapping sources. It is a better anchor than loosely applied Munggu, Badung or Canggu labels in advertising.
About the project
Grand Srikandi Mansion is a conventional landed housing estate rather than a single operator-run holiday villa development. The project record at BTN Properti names an initial phase on Jalan Raya Munggu–Kapal, in Banjar Batan Duren, Desa Cepaka, Kediri, Tabanan. That address matters more than the Canggu-adjacent marketing language often used for houses in the area. The original product was a family house with its own plot, and the homes advertised today can vary considerably in size, condition and documentation.

There is a traceable developer connection, but it should not be mistaken for a guarantee about an individual resale transaction. BTN lists Sri Sedana as the developer of Grand Srikandi Mansion Phase I. A 2023 engineering paper from Udayana University also names PT Sri Sedana in connection with housing development under this name. Neither source establishes which company or individual currently owns any particular parcel, who would sign its sale agreement, or which bank account should receive the purchase price.
Two historic BTN house entries give a useful starting point for understanding the estate. Both describe a three-bedroom, two-bathroom house with 62 square metres of built area. One is paired with a 60-square-metre plot and an advertised IDR 475 million price; the other has a 65-square-metre plot and a stated IDR 500 million price. The public bank pages do not establish when those amounts were last updated or whether the units were still on sale in October 2026. They are historic catalogue figures, not a live developer quote.
The estate-level bank entry also displays a broad IDR 384 million to IDR 1.37175 billion price span. That lowest figure is below either of the two house entries still visible on the same site. It may relate to a different product or an older release, but the complete inventory and pricing history are not published there. The tempting conclusion that a three-bedroom house can be bought for IDR 384 million today is not supported by the evidence. Mortgage calculators shown alongside the entries are illustrative financing tools, not proof of stock or a transaction price.
Recent marketing is best read as a collection of individual resale opportunities. A one-storey house in the Grand Srikandi Mansion Munggu area has been advertised for IDR 815 million, with one bedroom, approximately 50 square metres of building area and 61 square metres of land. Another listing asks IDR 950 million for a two-storey three-bedroom house on a 60-square-metre plot. A further listing in Cepaka, Tabanan quotes IDR 1.25 billion for a three-bedroom house with 100 square metres of building space and a 106-square-metre plot. These are asking prices for different properties, not a consistent price list for Phase I.
Even apparently straightforward listing specifications deserve a second look. One IDR 950 million advertisement identifies 80 square metres in its structured building-area field while describing 120 square metres in the sales text. Another agent may repeat the same seller’s details on a different platform without independently measuring the property. Buyers should not treat the number of web pages carrying a figure as verification. Measured floor area, land area and any later extensions have to be reconciled with the building documents and the particular plot being transferred.
The name creates an additional trap. Searches for Grand Srikandi Mansion also turn up a Cepaka-labelled residential location associated with Dalung in Badung Regency. That is not the administrative address BTN gives for its Jalan Raya Munggu–Kapal Phase I in Kediri, Tabanan. Grand Srikandi Mansion Munggu is the more useful geographic label for the phase considered here, but listing portals sometimes still categorise Munggu houses under Badung. The deed, cadastral parcel and real street entrance ultimately determine which property a buyer is being shown.
A separate set of villa advertisements complicates the picture. Brokers place The Havana Luxury Villa within the wider Grand Srikandi Mansion Munggu area. These villas are promoted with private pools, larger interiors and prices that belong to a different segment. That does not make their amenities, planned finishes or marketing terms features of Sri Sedana’s original 62-square-metre house type. Nor is it proof that The Havana and the original estate have the same developer or legal selling entity. They must not be rolled into one undifferentiated development dossier.
The address has a practical story of its own. Munggu is a familiar reference point for people navigating southwest Bali, while the bank locates this phase across the administrative boundary in Cepaka, Kediri, Tabanan Regency. Independent place entries at Rumah123 and Waze repeat Jalan Raya Munggu–Kapal, Cepaka, Tabanan for the Grand Srikandi Mansion Munggu location. There is no need to substitute a broad Canggu pin when a more specific street and village are available. We have not, however, verified the precise plot coordinates or boundaries of Phase I.
For everyday use, the location suits a different set of priorities from beachfront tourist accommodation. Access along the Munggu–Kapal corridor, a usable residential street, practical parking and the ease of travelling for school or work may matter more than a photograph of a nearby beach. Property agents mention Seseh, Munggu, Canggu and Tanah Lot in their marketing, but their drive-time estimates are not consistent evidence of how long a resident will take in traffic. The route from a particular house to the main road deserves a real inspection.
Utilities are another reason to avoid treating the estate as one standardised product. BTN’s detailed house page states that a PDAM public-water line is available, alongside a kitchen and a 2,200-watt electricity connection. The general development page on the same bank website says there is no PDAM connection. Several resale offers instead describe bore-well water. These statements may reflect different plots, phases or outdated fields, but they cannot all justify a blanket claim that every house is served by the same water infrastructure.
Descriptions of one-gate access and 24-hour security recur in resale and rental advertising. They are useful leads about the way the estate is used, although no estate-wide management agreement, fee schedule or enforceable security service commitment has been provided. A carport, a small garden or a balcony might be an improvement made to a particular unit rather than a universal building specification. Before valuing such features, a buyer needs to distinguish privately owned space from common access roads and any shared services that must be paid for.
Legal ownership is especially consequential for an overseas buyer. BTN describes the original units as SHM, an abbreviation for Hak Milik, the Indonesian form of land ownership title. A foreign individual cannot take direct title to SHM land. Other possible arrangements, including forms of use rights in permitted circumstances, have their own eligibility and documentary requirements. Neither a vendor’s use of the word freehold nor an agent’s suggestion that a lease can be arranged establishes the exact rights a foreign buyer would receive. There is no reviewed plot-level title or draft foreign-buyer agreement in the public material.
Construction paperwork should be assessed property by property as well. Some listings refer to an IMB, the former Indonesian building-permit instrument, while the current system involves PBG building approval and SLF certification of fitness for use. A one-bedroom resale advertisement says that its building approval remains in process. That statement applies to the advertised house and should not be turned into a conclusion about every unit in the estate. Equally, the presence of occupied and rented homes does not substitute for review of the actual approvals applicable to the house being purchased.
A 2023 academic feasibility study provides more historical context than a sales brochure. It discusses types 36 and 62, a projected 40,000-square-metre land acquisition and a sales scenario modelled over 2020–2023. Those figures illuminate how the housing project was evaluated, not how many houses had actually been completed, transferred or remained unsold by 2026. The study describes a Badung project context, while the BTN Phase I record is in Tabanan. Without a phase-specific approved site plan, its calculations cannot safely be adopted as the physical inventory or completion schedule for this page.
For buyers planning to live in the house, the asking price is only part of the cost. The ultimate outlay can include transaction taxes, notarial and registration work, title-related expenses, repairs after a building inspection and recurring costs connected with access or estate upkeep. A house sold by its present owner may also have a different payment route and document set from a developer sale. Because none of those terms has been verified across the available offers, this profile does not promise one fixed all-in acquisition budget.
The area has a visible long-stay rental market, but individual advertising rates are not investment returns. A house of approximately 60 square metres with three bedrooms was advertised for IDR 55 million per year in October 2026. Another house may have a different fit-out, occupancy pattern, water system or compliance position. Rent collection, vacancies, maintenance, taxes and management costs could all change the result. Comparing that rent with the asking price of an unrelated house would create a yield calculation without a matching asset or a verified operating history.
Grand Srikandi Mansion is therefore most usefully viewed as an established location in which houses are traded or rented individually, with a documented historic Phase I product and a named developer in earlier sources. It is not presented here as an active off-plan launch or a guaranteed income programme. The street, original house format and resale evidence are reasonably clear. Current plot availability, phase boundaries, verified permits, transferability of titles and the full schedule of ownership costs are not. Those details will decide whether a particular house makes sense for a particular buyer.
Ownership format
BTN Properti identifies the original house type as SHM (Hak Milik), the Indonesian land ownership title, but this is not a checked certificate for an individual plot. A foreign individual cannot take direct ownership of SHM land. Any alternative lawful holding structure must be established against the selected property, buyer eligibility and actual documentation.
Home types & sizes
The BTN Phase I entry pairs a 62 sqm home with a 60 sqm plot and a stated 2,200-watt supply. Its IDR 475 million figure is an undated historic asking price, not a confirmed present-day offer.
Get floor plans and current pricesA second BTN entry retains the same 62 sqm building specification on a 65 sqm plot. Its IDR 500 million asking price has no reliable current-update date and should be treated as catalogue history.
Get floor plans and current pricesAdvertised in autumn 2026 within Grand Srikandi Mansion Munggu. Furnishings and a bore well are described; the agent says building approval is still being processed. This is an individual property, not a standard Phase I floor plan.
Get floor plans and current pricesAn owner advertisement describes a carport, bore-well water and an IDR 950 million price. A related agent entry conflicts over the building area, reporting 80 versus 120 sqm; neither measurement nor any extensions have been verified.
Get floor plans and current pricesThe Cepaka, Tabanan listing describes a two-storey house with an IDR 1.25 billion asking price as of August 2026. Availability, the exact phase attribution and the underlying documents remain unverified.

Location
- BTN locates Phase I on Jalan Raya Munggu–Kapal, Banjar Batan Duren, Desa Cepaka, Kediri District, Tabanan Regency.
- The internal Cepaka Mansion street name appears in the bank entry and individual house advertisements, but a plot-specific cadastral location still needs to match the sale documents.
- Agents often use Munggu or Canggu as the customer-facing location. For a land transaction, the Cepaka, Kediri, Tabanan administrative chain matters more than a portal’s Badung category.
- The precise Phase I boundary and plot coordinates have not been independently established, so no approximate district-centre pin is presented as the estate’s surveyed location.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- No approved Phase I site plan, final count of built or handed-over houses, surveyed estate boundaries or exact plot coordinates was independently established. The 2023 feasibility paper discusses a Badung context, while BTN places the named initial phase in Tabanan; its project-wide model is not a verified Phase I inventory.
- Original plot titles, IMB/PBG approvals, SLF certificates and an estate maintenance agreement have not been reviewed. One resale agent explicitly reports PBG as in process; BTN’s general and unit pages disagree about the PDAM water connection.
- No seller has confirmed live stock or the exact phase attribution of the October 2026 listings. BTN’s IDR 384–500 million figures are historic catalogue anchors; IDR 815 million and above are individual resale asking prices. Some portals label Munggu houses as Badung despite the Tabanan address of the bank-listed phase.
