Why this project is worth a look
A place to inspect
Unlike an unbuilt concept, this neighbourhood has existing homes and streets. Condition, access and the effect of nearby businesses can be judged at the address rather than imagined from a render.
Genuine layout variety
Original plans range from modest two-bedroom houses to larger family homes. Later renovations and lot sizes add another layer of choice, making the individual listing more important than the estate name.
Residential and retail setting
Plaza Sahadewa gives the development a commercial component. Convenience and potential traffic are both part of the location decision.
A visible resale market
Recent advertisements provide examples of what owners are asking for different plots and buildings. They are useful comparisons, not verified sale prices or a promise of stock.
Title matters most
Foreign buyers need a lawful, property-specific acquisition route. Neither an SHM label in an advertisement nor a low asking price establishes one.
About the project
The first thing to know about Griya Alam Pecatu is that it is an established housing estate, not a single new-build villa launch. Different streets contain different house types, and individual properties now appear on the resale market. The developer's website identifies Arjuna, Sahadewa I and II, Yudistira, Puri Sriwedari, Mansion, Nakula I and II, and Plaza Sahadewa. These names describe parts of one broader residential development; they do not justify treating every cluster as an unrelated project or assuming that all the homes share one specification, completion date or ownership arrangement.

Buyers searching for Pecatu properties may find the location labelled several ways. The project's own contact page gives Jalan Raya Uluwatu KM 7, Pecatu Indah Resort, Ungasan, Kuta Selatan, Badung. Resale portals often use Pecatu as their area label, while the scheme itself carries Pecatu in its name. That distinction is unimportant for an initial property search but matters when a buyer requests the land certificate and checks the actual registered parcel. The map position used here is an approximate estate locator sourced from the official embedded map, not a surveyed boundary or the coordinates of any individual home.
A second name requires care: Pecatu Indah Resort. That is the larger mixed resort district, developed by PT Bali Pecatu Graha and encompassing hotels, leisure attractions and other properties. Griya Alam Pecatu identifies PT Cupumanik Graha Persada as its housing developer. Neither company name should be substituted for the other. The wider resort's attractions include Dreamland Beach and New Kuta Golf, but being located within the district does not make a homeowner a golf member, confer private access to the beach or provide an automatic hotel-style management service. No such benefits have been established for an ordinary purchase in this estate.
There is considerable variation in the original homes. Arjuna was marketed with a compact single-storey, two-bedroom layout. Nakula and Yudistira materials describe two-bedroom designs; Mansion and Puri Sriwedari include three-bedroom homes. The developer says Puri Sriwedari consisted of 13 two-storey houses with two design variations. That figure belongs to Puri Sriwedari alone; there is no verified estate-wide home count. Likewise, old marketing copy mentioning the introduction of Nakula II does not establish its present delivery schedule, the number of unsold units or whether construction remains active. Any proposal to buy directly from a developer today needs a current, signed offer rather than an undated page.
The small commercial element also explains why the estate should not be described as a compound of identical holiday villas. Plaza Sahadewa is presented as a retail or commercial section with parking and toilets, alongside the residential clusters. Some original home descriptions include a garden and a carport; others mention a garage or service area. The presence of those features in one brochure is not a promise that every resale house includes them. A commercial strip may be convenient, but its traffic, operating hours and access arrangements are also relevant to the neighbouring streets. Buyers should assess the actual setting of the chosen building, not a single aerial impression of the entire resort.
Security and estate services are harder to verify from public material. A cluster description promotes 24-hour security, CCTV and underground utility arrangements. Those statements show what was marketed, not what is contractually provided across every block in October 2026. An occupied neighbourhood can have well-used roads and established services, but it can also have differing maintenance practices, private alterations and outstanding charges. Monthly estate fees, road ownership, access control, water provision and responsibility for repairs need to be established with the relevant association, operator or seller for the particular address.
The resale evidence makes one point especially clear: this is not a uniform price list. A two-bedroom house advertised on 8 August 2026 carried an IDR 1.5 billion asking price, with 90 square metres of land and 70 square metres of building area. A Yudistira listing updated on 22 September 2026 asked IDR 2.4 billion for two bedrooms on a 165-square-metre plot with 75 square metres of building area. Another home, advertised on 17 September 2026 for IDR 4.5 billion, offered three bedrooms, 200 square metres of land and 160 square metres of building area. Those are individual seller advertisements, not completed transaction evidence, a market median or confirmation that the homes remain available.
Land size and building size tell very different stories here. A larger plot may leave more garden and outside space even where the house itself is modest. On a house that has changed hands, an extension or renovation may make the original model description almost irrelevant. The project website sometimes gives a single figure such as 80, 108 or 160 square metres without identifying whether it describes floor area or land. Its older promotional copy also uses paired type numbers. The unit guide below therefore records the original marketed layouts, while the separate resale examples are useful for understanding current variation. A buyer needs the surveyed plot area, actual built area and approved layout for the exact property under negotiation.
Foreign ownership cannot be inferred from a property portal's sale button. Listings here commonly state SHM, referring to a Hak Milik land title. An individual foreign buyer cannot simply take direct title to Hak Milik land. Indonesian law provides other rights in defined circumstances, including Hak Pakai, a right of use, but the legal route depends on eligibility, the land record and the nature of the transaction. A broker's reference to a certificate is not a substitute for seeing it, confirming the current registered holder and understanding what legal interest the buyer will actually receive. It would be misleading to present an advertised Indonesian freehold house as automatically available on equivalent terms to a foreign individual.
There is also a material price-related restriction for that buyer group. Ministerial Decision 1241/SK-HK.02/IX/2022, listed as in force by Indonesia's land ministry, sets an IDR 5 billion minimum for the ordinary acquisition of a landed house by a foreign buyer in Bali. Its provisions extend to previously owned as well as new homes, with special provisions for particular cases. That does not make every house priced above IDR 5 billion eligible, nor does it turn a low-priced resale into a viable foreign purchase. It means the IDR 1.5 billion entry listing and the legal ability to acquire a home must be analysed separately. A qualified Indonesian property lawyer should verify the applicable rules and any genuine exception for the buyer and parcel before money changes hands.
Another common shortcut is to assume that a house described as ready to occupy has a complete and transferable building documentation pack. Some advertisers mention an older IMB permit, and a Yudistira resale listing specifically says that its SLF was still being processed. Those are seller statements only. Under the current building framework, PBG concerns building approval and SLF concerns fitness for use. The relevant questions include what was authorised when the house was built, whether later additions were regularised and which documents apply to that precise building. None of the publicly reviewed material constitutes a verified estate-wide set of permits, and an individual listing cannot settle the position for neighbouring houses.
The location may appeal to buyers who want a residential base in southern Bali with road access to the peninsula's attractions rather than accommodation directly on the shoreline. It should not be sold on an assumed rental yield. The existence of tourists nearby says little about whether short stays are permitted for a particular plot, whether the necessary operational approvals are available or what a house could earn after utilities, upkeep, guest services and vacancy. There is no substantiated estate-wide rental guarantee or standard operator contract. Someone buying primarily for their own use is likely to care more about access, the immediate neighbours, maintenance costs and whether the house actually suits day-to-day living.
An existing estate does offer something valuable that an off-plan concept cannot: a buyer can visit the street, inspect the roof and drainage, speak with neighbours, and compare the seller's description with the home in front of them. The trade-off is that every resale has its own ownership history. The sales party, encumbrances, parcel boundaries, permission for alterations, common-area arrangements and taxes require property-specific evidence. PT Cupumanik Graha Persada is named by the project's website, but that self-description does not independently establish the current registered corporate status, ownership of any particular plot or authority to sell a homeowner's resale. Those are document questions rather than gaps that a brochure can close.
Unit types & sizes
Originally promoted as a single-storey 45/84 house type. The paired type label is not a surveyed statement of a resale home's land and floor areas.
Get floor plans and current pricesThe original product card includes a carport and garden. Its 80 sqm figure is not explicitly defined as land or building area; developer stock is marked sold out.
Get floor plans and current pricesThe developer's page says 'Available Soon' but offers no verifiable delivery programme. The area basis and actual inventory remain uncertain.
Get floor plans and current pricesThe marketed type included a garden and carport. Resale homes in Yudistira can differ significantly in plot size and the building now standing on it.
Get floor plans and current pricesThe catalogue mentions a garage and kitchen without specifying what the 300 sqm measurement represents. Its cluster detail page also contains copy referring to Mansion.
Get floor plans and current pricesThis is the original catalogue example, not a reliable description of every current house in the cluster. The area basis is unspecified.
Get floor plans and current pricesTwo-storey houses were presented in two design variations; the developer reports 13 homes in this cluster alone. The original release is marked sold out.
Get floor plans and current pricesThe product page depicts a garden. Different cached versions of the developer catalogue show different prices, so no current developer asking price is asserted here.
Get floor plans and current pricesNot a residential house. The project's commercial component is presented with toilets and parking; the basis of the stated area is not clarified.

Best for: Owner-occupiers looking for an established neighbourhood on the Bukit Peninsula, with the patience to choose and inspect an actual house.; Couples or families who value a separate plot and want to compare the surrounding street, parking and property condition rather than buy from a standardised plan.; Resale buyers comfortable assessing renovations, maintenance liabilities and seller documents on a case-by-case basis.; Long-term holders who can budget for running costs and assess rental permissions and net income without assuming that tourism nearby creates a guaranteed return.; Foreign buyers only where their advisers can substantiate a lawful acquisition structure and the relevant minimum-price and eligibility rules.; may not suit: Buyers expecting one new-build handover date, a uniform contract and independently verified unsold developer stock.; Investors seeking contractual income guarantees, bundled resort privileges or estate-wide hotel management: none has been substantiated.; Foreign individuals assuming that any SHM-labelled house, including the lowest-priced resale, can be acquired directly without a title and eligibility review..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Current developer inventory and phase status are unresolved. The catalogue marks several types sold out, labels Nakula II 'Available Soon', and the Sahadewa I page shows both 'Sold Out' and 'Available 10 Unit'. No reliable estate-wide home count or current construction schedule was obtained.
- No parcel certificates, chain-of-title records or building approvals were reviewed for individual homes. Advertisements claim SHM or IMB; one Yudistira seller says SLF is in process. These claims do not establish the legal or licensing status of the estate as a whole.
- PT Cupumanik Graha Persada is named as developer on its own site, but the current corporate register extract, any seller's authority and the title holders for specific homes remain unverified. The official map supports an approximate estate location, not surveyed residential plots.
