Why this project is worth a look
Two distinct buying routes
Completed villas can be inspected now, while the hotel rooms involve a future opening and an operating model. The shared name makes them look comparable; the contracts and practical risks are anything but identical.
About the project
Ardhana Residence is best understood as two property propositions sharing one development in Ungasan. High Quality Construction has completed its villa quarters, while a boutique hotel is still being built alongside them. The current developer material describes 16 Luxury villas, seven Fengshui villas and 58 hotel rooms arranged as apartments and loft suites. A buyer looking at a resale villa and someone considering a hotel room would face different contracts, practical uses and delivery risks, even though both are marketed under the Ardhana name. That distinction should come before a comparison of brochures or advertised prices.

The timeline makes the split unmistakable. HQC reports that construction of the villa quarters finished in June 2025 and that the houses are occupied. Its August 2026 update, however, described continuing concrete work and interior finishing at the boutique hotel. The published target for that part is the third quarter of 2027. Listings describing the entire complex as fully completed flatten these two separate realities into a misleading headline. Buyers of an existing villa can assess something tangible today; buyers of a hotel-format unit are still taking exposure to construction, handover and eventual opening.
The developer says the finished villas are now largely a resale proposition rather than a conventional new-launch selection. That has a useful consequence: a purchaser can examine the actual room proportions, parking, outdoor space, water systems and relationship with neighbouring homes. Yet a finished building is not the same as a clean transaction. The seller must be able to transfer whatever contractual rights it holds, including any remaining lease term and benefits or responsibilities attached to the villa. A broker listing marked “completed” does not establish the land title, an occupancy certificate or the condition of the property being offered.
Ardhana occupies an Ungasan hillside on the Bukit Peninsula, close in area to Garuda Wisnu Kencana Cultural Park. This is a drive-to-the-beach setting rather than a beachfront residence. HQC quotes roughly ten minutes by car to Melasti and Pandawa and twelve to Jimbaran; those are the developer’s travel illustrations, not verified journey times for a particular day. For regular use, the final stretch of road, convenience of food shopping and the routes people actually take often matter more than an attractive aerial view. The exact parcel address remains unverified, so none of these location descriptions should be treated as a substitute for visiting the site.
The design is deliberately distinct from a standard row of white concrete villas. HQC describes Asian-inspired architecture, planted roofs and a layout influenced by Feng Shui and Vastu. Those choices can create sheltered outdoor spaces and a recognisable identity, but they do not mean every unit has a sea view. The marketing material refers to ocean, Garuda, jungle and park outlooks, depending on position. A lower apartment may be chosen for its practical floor plan; a particular villa may offer greater privacy than the next one. The meaningful comparison is at unit level, where orientation, light, noise and actual surroundings can be assessed.
The villa component covers different living needs. The Luxury quarter is advertised with one- to three-bedroom homes of 70–155 square metres, whereas Fengshui villas are the smaller 48-square-metre format. HQC describes private pools and turnkey furnishings. In a compact villa, the appeal is having a separate home with outdoor space, not necessarily generous room for a family or a home office. Larger homes may be more useful for extended stays, but building area should not be mistaken for land area. Listings sometimes present house size, interior area and plot size differently, making the original floor plan and plot description essential to a fair comparison.
The Smart quarter is the hotel component, not simply another name for a conventional condominium tower. Its catalogue includes Standard apartments of 25–30 square metres, 78-square-metre Luxe apartments and two-level Loft suites of 59.8–79.6 square metres. A 25-square-metre hotel apartment can make sense as a short-stay product without offering the storage, kitchen or long-term living flexibility expected of a regular home. A loft may feel much larger, but two levels do not establish how many enclosed bedrooms it contains. The buyer needs to understand both the floor plan and whether the room is subject to an operating arrangement that limits personal occupancy.
The planned amenity package is unusually important to how these parts interact. HQC lists a restaurant, pool bar, spa, fitness room, yoga studio, rooftop lounge, coworking space, walking areas and facilities for children. They are described as part of an integrated community, but the hotel is not yet finished. A current villa owner therefore should not assume everything pictured in the resort presentation is already in service or permanently included without charge. Equally, a hotel-unit purchaser needs to know which facilities the operator must actually deliver and when they are expected to become available. Amenity access rules deserve the same attention as the apartment itself.
Wyndham’s own hotel website contains a listing for The Ardhana Residence Bali Ungasan within its Trademark Collection, independently supporting the branding connection. It is not proof that the unfinished hotel inventory is open today. HQC calls the relationship a franchise and says its own team handles everyday operations to Wyndham standards. That is materially different from saying the hotel chain itself guarantees occupancy, net rent or investor distributions. The operating contract needs to identify the legal operator, management fee, expenses charged before profit is shared, accounting rights and the circumstances in which the brand or operator can change.
Pricing is less clear than the project concept. HQC displays prices on request; Balinsky showed a 25-square-metre apartment at an asking price of USD 93,000 on 12 October 2026, with a separate 70-square-metre villa advertised at USD 230,000 on 13 October. These prices illustrate two different products rather than one coherent ladder of available inventory. Some listing descriptions even differ from their own price headlines. Buyers should work from a dated written offer naming the exact unit, payment currency, tax treatment, additional charges and lease position. A low advertised entry price is not evidence of an available unit or a confirmed all-in acquisition cost.
HQC presents itself as an integrated developer covering architecture, construction, engineering, furnishing and project management. It identifies PT High Quality Construction as its Indonesian contracting company. The completed villa quarters are a relevant piece of delivery history, while the later hotel construction still has to reach its own milestones. HQC also advertises a ten-year warranty covering structural elements and the pool shell and a twelve-month finishing warranty. These are developer claims until the actual warranty terms identify the responsible party, start date, exclusions, claims process and whether protection travels with a resale purchase. A buyer should not treat an advertised warranty as an insurance policy.
The stated ownership route is a contractual lease rather than a transfer of freehold land to a foreign individual. HQC markets a 30-year term with a priority extension for another 30 years through an Indonesian company. That phrase does not by itself establish an unconditional second period. The first term’s commencement date, the land title behind the agreement, the party authorised to grant or renew the lease and the extension-price mechanism all need to be read in the actual instrument. A resale villa might come with fewer than 30 years remaining, regardless of what a launch brochure once promised. The value of a lease is inseparable from its remaining duration and enforceable rights.
There are unresolved permission questions too. Balinsky labels the building permit PBG as applied for or pending, whereas HQC describes its general practice of obtaining permits before construction but does not publish the specific Ardhana document in the material reviewed. Nor was the relevant SLF building fitness certificate available to establish approved use of each completed or future component. Land-use descriptions also conflict: the project page uses both tourism-zone and residential-zone wording, and a third-party property analysis refers to residential zoning. Neither a colour code in marketing nor a hotel brand settles what a particular plot and building may legally be used for.
For investors, the distinction between residential and hospitality income becomes especially sharp. A privately occupied villa can require an owner to arrange maintenance, cleaning, guest acquisition and local compliance, unless a management agreement covers them. A hotel room may be easier to operate hands-off only if the management contract actually transfers those responsibilities and its fees are acceptable. Gross nightly-rate comparisons do not answer what remains after staff costs, platform charges, maintenance, replacement reserves, taxes and periods without guests. Personal-use rights, resale approvals and operator termination also matter, because they determine how freely an owner can change strategy later.
A live Wyndham web listing and an occupied villa quarter are encouraging pieces of context, but they should not be read as a universal completion or legal-clearance certificate for Ardhana Residence. The sensible decision is to choose the intended use first. Someone wanting an existing family retreat will naturally focus on the villas, current surroundings and remaining lease years. Someone comfortable with a managed hospitality product might instead examine the hotel units, provided construction exposure and operational documents are acceptable. At this point the available public information establishes what the project is; it does not settle the merits of every unit or transaction.
Unit types & sizes
The completed Luxury quarter consists of furnished pool villas. A resale buyer needs the exact building and plot measurements, the current condition and the years actually left on the transferable lease rather than an old launch description.
Get floor plans and current pricesThese smaller villas are also part of the reportedly completed residential area. They offer a different balance of privacy and interior space, making room proportions and the usability of the outdoor area more relevant than the label on the brochure.
Get floor plans and current pricesCompact rooms in the unfinished hotel component, better assessed for guest use and management rules than as automatic substitutes for permanent homes. Individual listings have appeared, but HQC does not publish a live developer price schedule.
Get floor plans and current pricesA larger single-level hotel-apartment option. The advertised area does not establish its enclosed-bedroom count or how freely the owner may occupy or let it outside the hotel arrangement.
Get floor plans and current pricesSplit-level hotel suites marketed with selected ocean and Garuda views. Their internal stairs and the division of floor area between levels matter for accessibility, family use and how comfortably the rooms function in practice.

Best for: A buyer seeking an existing villa for regular Bali stays, comfortable with a hillside Ungasan location, car-based travel and some ongoing construction next door. A physical viewing is possible rather than a decision based entirely on renders.; Someone who values a small detached pool villa more than generous interior space and can judge whether the Fengshui layout works for storage, working and longer stays.; An informed hospitality-property buyer willing to accept the announced Q3 2027 hotel completion target and examine the management agreement, personal-stay rights, operating costs and actual mechanism for rental distributions.; A purchaser who sees an established developer and an international hotel brand as useful context, not as substitutes for site-specific land, permit and contract evidence.; Anyone needing a fully functioning, completed hotel residence today: the boutique-hotel part was still being built in the latest dated developer update.; Buyers expecting direct beachfront access or a car-free everyday routine; this is an inland Ungasan hillside location.; Those requiring guaranteed income, automatic lease renewal or already documented permission for their intended short-stay rental use; the reviewed public record does not establish any of those outcomes.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- HQC currently identifies 23 villas and 58 hotel rooms; Balinsky and an older marketing site describe 84 units and 61 apartments. A current signed unit schedule was not available, so no aggregate unit total has been entered. The parcel is unresolved: HQC lists Jl. Songipi No.4 as its office; Wyndham pages alternately show Jl. Songipi and Jl. Pura Pengulapan Gg. A third-party map pin has not been matched to cadastral records. The underlying land title, project-specific PBG and SLF, official zoning documentation and the actual lease-extension instrument were not reviewed. Tourism and residential zoning descriptions conflict across the public materials.
