Ananda repeatedly positioned the tower about 80 metres from MRT Phra Ram 9. That is a concrete advantage for residents who use the Blue Line every day and want to avoid a long feeder trip to the station. It also reduces the need to own a car for many central-Bangkok routines. The trade-off is the main-road frontage. A serious viewing should include opening the windows, listening to traffic at the actual unit and checking how floor height and orientation change the experience.
Resales can be compared
The developer inventory is sold out, but the secondary market is deep. That gives buyers something useful: multiple apartments in the same building can be compared on condition, furniture, view, floor, tenancy status and seller terms rather than relying on a single show unit. Asking prices span a wide range, so the cheapest advert should not be treated as the project's definitive value. The better approach is to line up several genuinely comparable units during the same search window.
Layouts serve different lives
Studios, standard one-bedrooms, several two-bedroom sizes and duplexes create genuinely different ways to use the building. The building is operating, the developer's own factsheet labels the project sold out, and the market is now driven by individual resales rather than a single developer inventory sheet. As of 1 September 2026, major portals show a substantial pool of units for both sale and rent. A buyer therefore has room to compare actual apartments within the same building: floor, orientation, condition, furnishing, foreign-quota eligibility and seller terms all matter. DDproperty's current project range starts at THB 2.68M, but that number should be read as a low asking-price anchor for one part of the resale market, not as a uniform project price or a promise that an equivalent unit will still be available when an enquiry is made.
The building is large enough that its operating mechanics deserve attention. Ananda's project sheet states 705 total units, broken down into 703 residential units and two shop units, across 28 floors. It also lists 297 car spaces, three passenger lifts and one fireman lift. Those are more useful facts than generic claims about convenience. During a viewing, it is worth testing the ordinary weekday experience: lift waiting times, car access from Rama 9 Road, actual parking rules, traffic noise and the outlook from the exact stack. Scale can be a benefit because there are usually more comparable resales and rentals inside one address, making pricing less opaque. The trade-off is equally straightforward: more households share the circulation, common facilities and management systems than they would in a smaller condominium.

The unit mix is broader than a simple studio-and-one-bedroom building. Historical floor-plan material shows studios around 21 sqm, one-bedroom apartments around 30 sqm, conventional two-bedroom units roughly 45–56 sqm, plus one- and two-bedroom duplex layouts. Duplexes appear in two distinct parts of the building, around floors 6–7 and on the top pair of floors, 27–28. PropertyHub's project profile gives slightly different reference sizes—20.72 sqm for a studio, 30 sqm for one bedroom, 50 sqm for two bedrooms and 61.96 sqm for a duplex—while current resale listings show further small variations. That is a reason to treat portal labels as search filters rather than legal specifications. The condominium title, registered area and actual internal layout of the chosen unit should be checked before price comparisons are made.
The common areas are concentrated into a relatively clear vertical stack. The ground floor contains the lobby and management functions; floors 2–4 are parking, while floor 5 combines parking with some residences. The sixth floor carries the pool, library, laundry, garden and residential/duplex units, and the seventh adds the gym together with the upper level of some duplexes. A detailed historical inspection also records a games room, living rooms and a jogging track. This arrangement creates different buyer profiles inside the same tower. A duplex with direct access near the sixth-floor garden or pool can feel unusually connected to the amenities, but privacy and activity noise need to be judged in person. A top-floor duplex on 27–28 is a different proposition, with more separation from common spaces but greater reliance on the lift core for every trip.
The strongest location fact is measurable proximity to rail. Ananda consistently described the project as 80 metres from MRT Phra Ram 9, while Central Rama 9 and Fortune Town sit close to the same junction and sources place Airport Rail Link Makkasan within a short connection. For someone who plans daily life around mass transit and central Bangkok, that can be more valuable than a larger unit farther from a station. The counterpoint is the main-road setting: the building fronts a busy urban corridor, so noise, exposure and view quality can differ materially by direction and height. Investors also have to remember that an active rental market is not the same as guaranteed income. Studios, conventional one-bedrooms, two-bedrooms and duplexes compete against one another, often with very different furnishing packages and asking rents.

Ownership format
A foreign buyer can hold a unit on a freehold basis only when that specific apartment is available within the foreign quota, capped at 49% of the aggregate condominium-unit area in the building. Where foreign-quota freehold is unavailable, a leasehold structure may be offered under a separate agreement. The title and quota position of the chosen unit should be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The smallest format in the tower. Historical plans are around 21 sqm, PropertyHub lists 20.72 sqm and many current adverts round similar units to 22 sqm. It can suit a solo resident who values the Rama 9 location more than surplus space. The viewing should focus on storage, kitchen practicality, built-in furniture condition and the registered title area because even a small difference is noticeable in a unit of this size.
The standard one-bedroom is materially easier for full-time living than the studio because the sleeping area is separated from the main room. Historical plans centre on about 30 sqm, while resale portals show nearby sizes and occasionally inconsistent labels. Price comparisons therefore need the exact plan type, not just a '1 bed' filter. It is a mainstream rental format, which can broaden the tenant pool but also puts the owner into direct competition with many similar units in the same tower.
There are several two-bedroom plans rather than one standard size. The detailed historical review records layouts around 45, 53, 55 and 56 sqm, with these units generally occupying corner positions. That makes orientation and outlook particularly relevant. The format can work for a couple needing a study, a small household or sharers, but the layouts differ enough that bedroom count alone is a poor comparison tool. Room widths, bathrooms, balcony, window placement and refurbishment quality should be checked side by side.
One-bedroom duplexes appear around floors 6–7 and 27–28. The historical plan is about 43 sqm, while modern resales commonly show 44–45 sqm. Lower duplexes can sit unusually close to the garden and pool, with some units accessing the common-area level directly. That makes them distinctive within the building, but stairs also consume practical space and will not suit every resident. Privacy, amenity noise and the real split of usable area between the two levels should be checked in person.
This is the largest regularly documented layout family. The historical review gives about 60 sqm, PropertyHub lists 61.96 sqm for a duplex reference plan and current listings often sit around 62 sqm. Top-floor versions span levels 27–28. It can appeal to buyers who value separation between living and sleeping zones more than the simplicity of a single-level layout. A viewing should test the staircase, ceiling heights by zone, storage, heat on the upper level and the condition of windows and seals.
Published areas vary slightly because portals use different plan catalogues and resale adverts often round figures. Studios appear as 20.72, 21 or 22 sqm; duplexes show historical references around 43/60 sqm and modern listings around 44–45/62 sqm. Those figures should not be averaged into a fictional standard.
