That distinction matters. The address is in an established, heavily used urban neighbourhood where the transport, food, retail and everyday services already exist; buyers are not waiting for a new district to mature around them. Real Asset launched the scheme in 2023 with 454 residential units, and current portals now identify 2026 as the completion year. PropertyHub also shows live rental activity. The buying conversation has therefore moved from off-plan promises to a much more practical question: which finished unit, on which floor, under what ownership quota and at what real all-in price?

The building is large enough to support a substantial amenity programme without becoming a mega-development. There is one tower and 454 homes, while Real Asset's launch information also referred to four retail units. For an owner, the more useful question is how those residents and common areas are distributed through the tower. Several shared spaces sit on different levels rather than being concentrated at the ground floor: market portals identify meeting or co-working space on level 6, a lounge on level 22, fitness on level 31 and the pool above. This creates variety, but it also means the experience can change noticeably by floor. A unit close to a busy amenity level may feel different from an otherwise identical plan in the middle of a residential stack.

The product mix is deliberately narrow. Real Asset described three principal layouts: one-bedroom homes from 26 to 34 sqm, a 43 sqm One Bedroom Plus, and a 52 sqm two-bedroom. There are no tiny 20 sqm studios in the published launch mix, and this is not a family-led project built around large three-bedroom apartments. Most demand will naturally sit around compact one-bedroom stock, with the 43 sqm plan acting as the more flexible option for someone who wants a work room, occasional guest space or a second functional room. One current DDproperty page labels a 43 sqm unit as two bedrooms and one bathroom, while the developer's own product naming calls 43 sqm One Bedroom Plus. We retain the developer's naming and treat the portal label as a reminder to review the actual floor plan of the specific unit.

Pricing is not one clean number. DDproperty currently displays a project entry point of THB 3.0M and shows additional published unit anchors around THB 4.07M for 34 sqm, THB 6.3M for 43 sqm and THB 6.9M for 52 sqm. FazWaz, meanwhile, has shown specific 43 sqm and 53 sqm units marked Foreign Quota at around THB 6.33M and THB 6.916M. Those figures describe different pieces of inventory rather than a single uniform developer price list. A buyer should use THB 3.0M as a search anchor only. The decision needs to be made on the exact unit number, floor, outlook, fit-out, seller, transfer status and foreign-quota eligibility, because those variables can move the real price materially.

Huai Khwang MRT is the location anchor. Real Asset promoted the project as roughly 300 metres from the station, while DDproperty currently shows about 490 metres and a six-minute walk. The difference is likely measurement method rather than a different site. What matters more is whether the route works for the buyer in real life: which station entrance is most useful, where the pedestrian crossings are, and how the walk feels in heat or rain. The Blue Line gives straightforward access toward Rama 9 and Asoke and connects into the wider Bangkok rail network. Because the site is set back along Pracha Rat Bamphen, it should not be judged as if it were a tower planted directly on the main Ratchadaphisek carriageway.

Amenities are a meaningful part of the proposition, especially for the smaller units. Real Asset's own material lists spaces such as Lobby Gallery, Yoga Room, Creative Space, Team Space, Club 31 Fitness, Cozy Lounge, landscaped and rooftop areas, a panoramic pool with a children's pool, Smart Locker and Self Storage. The branding around these spaces is lifestyle-heavy, but the underlying functions are straightforward and useful: work outside a small apartment, meet someone without using the unit, exercise on site, receive deliveries and use outdoor space without leaving the building. For a finished condominium, the sensible next step is to inspect these areas in person. Size, ventilation, maintenance, booking rules and peak-time usage matter more than the number of facility names in a brochure.

Foreign ownership follows Thailand's condominium framework rather than a specific to the project shortcut. DDproperty describes the tenure as freehold, and current FazWaz inventory has included units explicitly marked Foreign Quota. A foreign buyer can register condominium freehold only while the building remains within the statutory foreign ownership ceiling of 49% of the total unit area. That ceiling is building-wide, not a marketing label attached permanently to every apartment. Before transfer, the selected unit needs a quota confirmation from the condominium juristic person and the buyer must satisfy the normal Land Department requirements. A seller saying that the project is 'freehold' is therefore only the first part of the ownership check.

This project makes most sense when evaluated as a finished urban apartment rather than as a speculative story about Ratchada's future. Its case can be built from observable features: a Blue Line MRT station within walking distance, a mature Huai Khwang neighbourhood, a 454-unit scale, a practical one- and two-bedroom mix, and a common-area programme that compensates for compact private space. The trade-offs are equally concrete. Small homes require disciplined storage, the district is busy, headline entry pricing may not match the units a foreign buyer actually wants, and building experience varies by floor and orientation. The right comparison is therefore between several live units inside this project and a few nearby alternatives, using the same checklist for ownership quota, total price, common fees, view, noise, condition and rental practicality.

The condominium is marketed as freehold. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium; quota availability must be confirmed for the selected unit before transfer.
