MRT Ratchadaphisek is immediately beside the project, with historical project information pointing to Exit 4. That changes everyday usability: a resident can reach the rail network without relying on a motorcycle taxi or feeder ride. The same main-road position means road-facing units should be viewed at a realistic time of day so noise, light and traffic exposure are understood before purchase.

Useful apartment sizes

The core range is about 35–46 sqm for one-bedroom units and 67–73 sqm for two-bedroom units. That gives buyers a genuine choice between compact and more comfortable layouts within the same project. A larger one-bedroom can work well for someone who needs a desk, storage and a proper kitchen, while the two-bedroom stock is substantial enough for a couple, a small family or a home-office setup.

Two-wing layout

Metro Wing rises 37 storeys and Urban Wing 32, together forming an 881-unit complex. Parking occupies the lower levels and the fifth floor is identified as a facilities level in historical plans. Pool, fitness, sauna, garden space and controlled access are part of the established amenity package, but buyers should compare both wings in person rather than assuming the experience is identical.

Resale choice

Rhythm Ratchada has a large visible pool of sale and rental advertisements, so a buyer can compare several floors, conditions and asking prices. That depth is useful for negotiation and selection, but it also creates noise: duplicate broker ads, stale listings and renovated units can distort quick comparisons. The correct reference is the specific unit, its title, its condition and its current seller terms.

About the project

Rhythm Ratchada is a completed high-rise condominium on Ratchadaphisek Road in Sam Sen Nok, Huai Khwang. Its strongest practical feature is unusually simple: the project sits by MRT Ratchadaphisek, with older project maps tying the entrance to Exit 4, and the site is between Ratchadaphisek Sois 24 and 26. This is a main-road address rather than a quiet residential lane. For anyone who uses Bangkok’s Blue Line regularly, that can remove the first and last transport leg from a commute. For a noise-sensitive buyer, however, orientation and floor should be checked inside the actual unit rather than inferred from a map.

The project has two towers rather than one: the 37-storey Metro Wing and the 32-storey Urban Wing, with 881 units in total. This distinction also helps avoid a common research error. Rhythm Ratchada-Huai Khwang is a different AP project, and the contractor’s portfolio lists it separately as a 34-storey building. The property covered here is the two-tower Rhythm Ratchada complex linked to AP (Thailand), with AP Pacific Star (Ratchada) shown as the project owner in the contractor record. Data from the similarly named Huai Khwang scheme should not be merged into this page.

The registry entry uses 2011 as the completion year because that is the date supported by the project contractor, PropertyHub and DDproperty. Other portals publish December 2010, 2012 or even 2014, so the online record is not perfectly consistent. For a resale buyer, the important point is that this is an established building rather than a recently completed scheme. If an exact legal completion or registration date matters for a mortgage, insurance or legal review, it should be taken from the building and title documents, not from a portal summary.

The original unit mix is refreshingly straightforward. Project profiles consistently show one-bedroom apartments around 35–46 sqm and two-bedroom apartments around 67–73 sqm. The difference within the one-bedroom range is meaningful: a home around 45–46 sqm can offer a very different daily experience from a compact 35 sqm plan, particularly where the kitchen is enclosed or there is enough room for a proper desk and storage. Current resale advertising also contains outlier sizes, so the registered area and actual plan of a selected unit should always override the generic project range.

Common facilities are spread across the two wings, with historical floor plans marking the fifth floor as a facilities level. Current project profiles confirm a swimming pool, gym, sauna, garden or barbecue area, children’s area, parking, lifts, key-card access, CCTV and security. Parking is commonly quoted at about 530 spaces. The list is respectable, but this is a mature building: a viewing should include the pool deck, gym, lift lobbies, parking levels and the route from the car park into the residential tower. Condition matters more than the brochure list at this stage of the building’s life.

Project databases quote a common-area fee of THB 33 per sqm. That is useful as a reference point, not a substitute for the latest juristic-person statement. Before buying a resale unit, the buyer should verify the current fee, whether the unit has any unpaid balance, whether special assessments have been approved and what major works are being discussed or funded. In an older condominium, those documents can be more informative than a polished renovation inside one apartment because they show what ownership may cost after the transfer.

The resale market is active as of 1 September 2026. PropertyHub showed more than one hundred sale ads and several hundred rental ads for Rhythm Ratchada. Those counts are not transactions and should not be read as unique inventory because the same unit can appear with several brokers. They do, however, show that the project has a broad visible secondary market. One of the lowest current sale listings found in the research was THB 3.0 million for a 36 sqm one-bedroom on the 22nd floor. That is a market listing, not a developer starting price, and availability must be confirmed at unit level.

Foreign ownership needs a unit-specific check. DDproperty describes the project as freehold, and Thai condominium law allows qualifying foreign buyers to own condominium units in freehold within the foreign ownership quota, capped at 49% of the aggregate unit area of the registered condominium. The juristic person’s quota confirmation is therefore part of a serious resale review. A portal label saying “freehold” does not by itself prove that a particular apartment can be transferred into a foreign buyer’s name today. If the quota is full, any leasehold alternative would need to be separately documented and evaluated.

Rhythm Ratchada makes the most sense when it is treated as a real, existing building rather than as a legacy launch. The buyer is not choosing from a developer price sheet or construction payment plan; the decision is between actual resale units with different floors, views, fit-outs and legal positions. The combination of MRT adjacency, larger-than-micro one-bedroom layouts and a deep resale pool is the attraction. The trade-off is equally clear: the building deserves mature-asset due diligence on management, common areas, maintenance and the exact condition of the apartment being bought.

Ownership format

Condominium freehold: a qualifying foreign buyer may register ownership only within the foreign quota of up to 49% of the aggregate unit area. The selected unit’s quota position and title must be confirmed before purchase; any leasehold outside an available quota would be a separate contractual arrangement, not an automatic project entitlement.
