Why this project is worth a look
A finished building to inspect
The strongest advantage today is verification rather than prediction. The condominium is completed and registered, so a buyer can inspect the exact unit, lift route, common areas, view, daylight and surrounding traffic before deciding. That does not replace title, quota and contract checks, but it removes many of the unknowns that come with buying from plans.
More than one layout idea
The building offers compact Simplex one-bedrooms, conventional two-bedrooms up to 60 sqm and Vertiplex homes with double-height volume. Those are meaningfully different products, not cosmetic labels. Simplex is easier to compare on registered area and everyday practicality; Vertiplex can feel much larger, but the mezzanine package needs to be separated from the legal condominium area when assessing value.
Useful central-Bangkok logistics
The location makes most sense as part of the Victory Monument–Din Daeng–Ratchaprarop transport network, not as a condominium directly beside a BTS entrance. AP quotes about 1.4 km to BTS Victory Monument and 1.2 km to Airport Rail Link Ratchaprarop, while several major hospitals and road links sit in the same corridor. Buyers who regularly move through this part of Bangkok may value that network more than a shorter walk to a single station.
Real market evidence exists
Because the project is complete, buyers can compare AP's remaining promotions with live resale and rental offers rather than relying on projected yields or future-market claims. Current listings show foreign-quota one-bedrooms, larger two-bedroom homes and rental stock. An advertisement is not proof that a unit is still available, but the presence of an operating secondary market gives a much better basis for price comparison than launch-stage marketing alone.
About the project
ASPIRE Vibha–Victory is a completed 29-storey condominium on Asok–Din Daeng Road, close to the transport and employment corridor running between Victory Monument, Ratchaprarop and Din Daeng. The building has 593 residential units plus one commercial unit and 240 parking spaces according to AP. This is not a station-front condominium: AP quotes roughly 1.4 km to BTS Victory Monument and 1.2 km to Airport Rail Link Ratchaprarop. That distinction matters. The address works best for someone whose daily life is already tied to this part of central Bangkok and who is comfortable mixing rail, shuttle, taxi and road travel rather than expecting every trip to begin with a two-minute walk to the BTS.
The project is no longer a promise on a brochure. AP is marketing ready-to-move-in homes, and its latest brochure records the condominium registration on 25 September 2025. Current resale and rental listings also show occupied-market activity in the completed building. For a buyer, that changes the due-diligence process in a useful way: the exact corridor, lift lobby, common areas, traffic noise, view, natural light and condition of a selected unit can all be inspected before committing. The legal work is still essential, especially for a foreign buyer, but there is much less need to infer the finished product from renderings.

The unit mix is broader than the compact 26–35 sqm range highlighted near the top of AP's public page. The full official brochure runs from 26.5 sqm one-bedroom Simplex layouts to two-bedroom, two-bathroom homes of 55.5–60 sqm. Simplex residences occupy the conventional residential stack from floor 8 upward. The upper floors 22–28 introduce the Vertiplex format, with base areas from 26 to 46 sqm and a double-height living zone advertised at 4.45 metres. This means buyers should compare actual plans rather than treating the project as a single small-unit product: a 26.5 sqm entry one-bedroom, a 60 sqm two-bedroom and a Vertiplex solve very different living needs.
Vertiplex deserves a separate reading because the dramatic sense of space can obscure an important contractual detail. AP states in the brochure that the stair, mezzanine and certain partitions are treated as a furniture package supplied by a third party. In practical terms, a buyer should not automatically add the fitted upper level to the registered condominium area or value it as if every square metre were title area. The sensible comparison is three-way: the registered area shown in the title and sale documents, the usable space after installation of the mezzanine package, and the exact furniture or fit-out included with the unit being sold. That is particularly important on a resale, where the package may have been altered by the owner.
Facilities are distributed through the building rather than concentrated on one amenity floor. The ground level combines the arrival areas, landscaped spaces and work/social zones including The Parlour, a co-working area, Work Hub and Chill Out. Floor 8 carries the main pool and fitness facilities, while the 29th floor adds Sky Lounge and Sky Park. The parking stack occupies much of floors 2–7. This arrangement gives residents several different places to work, exercise and spend time outside the apartment. Because the building is now operating, however, the useful question is no longer how long the amenity list is; it is whether the pool, gym, lifts, gardens and shared work areas feel appropriately sized and maintained for a 593-unit project when you visit at a busy time.
Pricing now comes from two overlapping markets: remaining or promotional AP stock and individual resale offers. On 30 August 2026, an open-market 26.59 sqm one-bedroom was advertised at THB 3,179,600 with a foreign-quota designation. AP's own current page was promoting selected 1-Bed Extra units from THB 3.49M and a Vertiplex 1 Bedroom Extra from THB 4.89M. These figures should not be blended into an average or treated as a universal price list. Floor, view, furniture, foreign quota, seller type and the legal status of the exact unit can materially change the deal. The THB 3,179,600 figure is therefore used here only as a current lower market anchor; availability, ownership form and all commercial terms must be reconfirmed for the chosen apartment.

Ownership format
The project is registered as a condominium. A foreign buyer may own a unit freehold within the foreign quota, capped at 49% of the total unit area in the building; quota availability must be confirmed for the selected unit before transfer. If a unit is not available in the foreign quota, the transaction structure has to be considered separately, including a possible leasehold arrangement rather than treating it as equivalent to freehold.
Unit types & sizes
The entry format for one person or a couple. At the lower end it is a genuinely compact city apartment, so furniture placement matters; around 32–33 sqm there is more breathing room for storage and a proper work setup. A 26.59 sqm unit was listed at THB 3,179,600 in the foreign quota on 30 Aug 2026, but that is a specific live asking price rather than a fixed price for every one-bedroom.
At 35 sqm this is easier to compare with a conventional one-bedroom than the smallest layouts. AP was publicly promoting selected 1-Bed Extra units at THB 3.49M on 30 Aug 2026, limited to a small batch of city-view homes. The unit number, floor, furniture package and promotion validity still matter; the headline price should not be read as the price of every 35 sqm apartment.
A two-bedroom option for buyers who need a genuinely separate second room but do not require two bathrooms. The brochure shows several layouts across this range, so the same bedroom count can translate into different living rooms, kitchens and storage. It can work well for a couple wanting a dedicated office or a small family, but the exact plan and window orientation make a material difference.
The largest conventional layout in the project. Two bathrooms make it more practical for a family, two adults sharing, or a rental where the bedrooms need more independence. Current listings confirm 60 sqm two-bedroom homes in the completed building. When comparing prices, separate furnished resales from any remaining developer stock because fit-out and furniture can materially change the total value.
Compact Vertiplex units on floors 22–28 use a double-height living zone advertised at 4.45 m with a fitted mezzanine concept. The space can feel larger than the registered unit area, which is precisely why the contract and title plan deserve extra attention. AP states that the stair, mezzanine and certain partitions are treated as a furniture package provided by a third party; buyers should not automatically value that fitted upper level as additional registered floor area.
The larger Vertiplex types provide more base floor area and more separation between sleeping, working and secondary zones than the 26–32.5 sqm versions. AP was advertising a Vertiplex 1 Bedroom Extra from THB 4.89M on 30 Aug 2026. The proposition is not just about square metres: ceiling volume, upper-floor views and the fitted mezzanine package all affect what the buyer is paying for, so a simple area-only comparison with a standard Simplex is misleading.
AP's current top-level project card shows a headline usable-area range of 26–35 sqm, while the FAQ on the same page and the current official brochure show the full product matrix up to 60 sqm. The unit structure above follows the brochure: Simplex 26.5–60 sqm and Vertiplex 26–46 sqm. No reliable source found a separate net internal area versus registered unit area, so net-area fields are intentionally omitted. Location
- BTS Victory Monument is about 1.4 km away on AP's official project page. That distance matters: this is not a station-front condominium. AP states that there is a daily shuttle to the station, so a frequent BTS user should verify the current timetable and peak-hour travel time rather than assuming a two-minute walk.
- Airport Rail Link Ratchaprarop is about 1.2 km away. It provides a second rail option towards Phaya Thai and Suvarnabhumi, although again the walk is not a doorstep connection.
- Don Muang Toll Way is listed at roughly 1.5 km by AP. The address makes more sense for someone who mixes rail, taxis and private-car travel than for a buyer whose top priority is a purely walk-to-BTS lifestyle.
- Rajavithi Hospital is about 1.3 km away, Phyathai 1 Hospital about 1.4 km and Phramongkutklao Hospital about 1.7 km. This concentration of major hospitals is one of the location's most practical strengths for owner-occupiers and for potential long-term tenant demand.
- Talat Sri Wanit is around 300 m away and King Power Rangnam around 1.3 km. Everyday shopping is available closer to home, while the broader lifestyle catchment naturally extends toward Victory Monument, Rangnam and central Bangkok.

- AP consistently states 240 parking spaces, but its Thai and English project pages do not describe the 40.5% ratio the same way: the Thai wording includes stacked parking while the English wording says it is excluded. The 240-space count is retained; the ratio treatment needs confirmation.
- Several aggregators classify the project under Sam Sen Nai / Phaya Thai, while AP's official address is 702 Asok-Din Daeng Road, Din Daeng, Din Daeng, Bangkok 10400. The official address is used here and the aggregator district tag is not carried into the primary location field.
