Ratchada–Rama 9 already has offices, retail, hospitals and major road connections. The compromise is that COBE is not directly attached to the MRT, so rail commuters should test the last-mile journey for themselves.
About the project
COBE Ratchada–Rama 9 is best understood as a residential campus rather than a single Bangkok tower. SC Asset's current project material describes nine residential buildings on a large site in Huai Khwang, with more than 1,600 homes and shared spaces spread across gardens, leisure areas and work-oriented facilities. That scale is a meaningful part of the buying decision. It gives residents a broader mix of layouts and amenities than a small infill condominium, but it also means a much larger resident population, more movement through common areas and more dependence on estate management. Buyers who prefer boutique buildings should not assume that a new project automatically means a quiet, low-density atmosphere.
The timing also matters. Older portals still carry completion labels ranging from 2024 to 2025, while SC Asset's own progress widget showed 95.28% overall completion on 30 April 2026. More recent August 2026 reporting based on statements from SC Asset says construction is finished, ownership transfers have been under way since May and more than half of the project had transferred within roughly two months. In practical terms, this has moved COBE from an off-plan decision into a physical-product decision. A buyer can inspect the actual approach roads, common areas, building circulation, finishes and views instead of relying only on renders or a sales gallery.

The address is on Thiam Ruam Mit Road in Huai Khwang, within the wider Ratchada–Rama 9 business district. Thailand Cultural Centre is the reference Blue Line station, but this is not a station-front condominium; the last part of the commute is a surface journey rather than a direct lobby-to-MRT walk. That distinction matters for anyone who expects rail to be the only daily transport. The trade-off is access to a well-established urban cluster. SC Asset lists The Street Ratchada at about 2.7 km, Praram 9 Hospital at about 3 km and Central Rama 9 at about 3.9 km, while Ratchadaphisek and Rama 9 roads connect the project to a much broader office and retail catchment.
The unit range is unusually broad for one project. Standard published configurations run from studios of roughly 23–28 sqm to one-bedroom homes of 30–34 sqm, one-bedroom-plus plans of 35–40 sqm, two-bedroom units of 50–72 sqm and three-bedroom homes around 106 sqm. High-ceiling variants also appear in project material. That gives buyers several ways to use the same address: a small first home, a city base, a couple's apartment with a flexible room, or a genuinely larger family layout. The label on the floor plan is not enough, however. A 35–40 sqm 'plus' unit can work very differently depending on window placement, the dimensions of the extra room, structural columns and how much space is lost to circulation.
SC Asset's live project page currently advertises a starting price of THB 2.69 million, and the online booking section shows 24.5 sqm studios on several floors at that level. That makes the figure a useful current entry point rather than a historical launch number. It should still be treated as an entry point only. Fresh resale listings show a much wider spread once size, floor, view and bedroom count change. The sensible comparison is therefore unit against unit, not project average against a headline price. Foreign purchasers also need a separate legal check: the project is marketed as freehold, but a foreigner's ability to register freehold depends on the statutory 49% foreign quota being available for the selected condominium unit.
COBE's pet-friendly positioning is another genuine differentiator. SC Asset promotes the project specifically to pet owners, which is not standard across Bangkok high-rise condominiums. For a buyer with a dog or cat, that can remove a major compatibility problem before the search even starts. It does not remove the need to read the juristic-person rules. Species, size or weight limits, the number of pets, lift use, cleaning obligations and access to designated areas can all be governed by building regulations. Buyers without pets should also inspect how pet routes and pet areas relate to the specific building they are considering.
The common-area programme is focused on everyday use rather than a long list of decorative amenities. SC Asset names a lobby, fitness centre, co-working area, relaxing spaces, swimming pool, main park, yoga area and meeting room. That combination is particularly relevant for residents who work from home part of the week and want an alternative to putting a desk in a small studio. The size of the site also gives the landscaping more importance than it would have in a single-tower scheme. The open question is operational rather than architectural: once a large number of owners and tenants are in residence, service quality, booking rules and maintenance standards determine whether these spaces remain useful.
As a purchase in 2026, COBE works best for buyers who want a new, transfer-ready SC Asset development and are comfortable choosing within a large multi-building master plan. It offers more variety than many one-tower projects, has a real pet-friendly angle and sits within a mature Ratchada–Rama 9 urban environment. It is less compelling for someone who wants a literal doorstep MRT connection, a very small resident community or a building with no pet traffic. The project-level decision is only the first filter. The real value comes from selecting the right building, floor, orientation, layout and ownership status inside the development.

SC Asset presents the project as freehold. A foreign buyer can register condominium freehold only while the statutory foreign quota—49% of the aggregate saleable area—remains available; quota status is unit-specific and should be confirmed before reservation. Do not assume a leasehold alternative is available unless it is documented for the selected unit.

The smallest standard format and the current budget entry point. SC Asset's live booking section showed 24.5 sqm studios on several floors at THB 2.69M in August 2026; window orientation, storage and usable room width matter more here than the nominal size alone.
A conventional city one-bedroom for a single resident or couple. The bedroom is separated from the living area, but the overall footprint is still compact, so kitchen run, dining space, storage and balcony depth can materially change how the plan feels.
The extra room creates useful flexibility for a study, small secondary room or storage. Its value varies by plan: a genuinely usable plus room needs workable dimensions and, ideally, natural light rather than simply a labelled corner off the living area.
The size band is broad enough that two two-bedroom homes can function very differently. It can suit a couple needing a permanent study or a small family, but buyers should compare bathroom count, storage, bedroom privacy and circulation on the exact floor plan.

The registry uses 1,612 because it remains the figure on the live official project page; the condominium registration documents should be checked before treating the final count as settled.
- Sources count the buildings and floors differently. SC Asset's project page states nine buildings; detailed project reviews describe most residential buildings as 27 storeys with one reaching 29, while some portals display 12 buildings or 30 floors, likely because shared structures are counted separately or a different convention is used. The registry therefore uses 29 as the maximum supported residential floor count.
- A current full developer payment schedule is not published on the live project page. FazWaz shows a THB 50,000 reservation followed by four 5% stages and 80% on handover, while another current agency source shows 30% before completion and 70% at completion. No payment percentage is entered in the registry until the unit-specific contract is checked.
