Access, common areas, noise, upkeep and the way buildings have aged are all visible. The price of that certainty is the need for a proper condition review of the individual property.

Two distinct products

The community contains 34 townhouses and 7 private-pool villas. Townhouses provide the lower entry point and substantial internal space, while villas add private outdoor amenities and typically a higher acquisition and maintenance budget. They should not be evaluated as one uniform unit type.

Inside Kamala

Kamala Beach is listed at about 1 km from the project. The estate is part of the wider beach district but not a beachfront development, which can suit buyers who prefer a more residential setting while still keeping the coast close.

Lot-level due diligence

Resale homes differ in size, renovation history, maintenance charges and land arrangements. Some townhouse listings show Chanote-titled land held on leasehold terms, while other property records leave those fields blank. The legal and physical review has to follow the selected home, not a generic project assumption.

About the project

Kamala Paradise 2 is an established low-density residential community in Kamala on Phuket’s west coast. It is not an off-plan launch: the project was completed in 2013, so a buyer is dealing with individual resale homes that can be inspected in their actual condition. The published project mix is 41 homes in total, split between 34 townhouses and 7 private-pool villas. That distinction matters because the two products sit at very different price points and have different maintenance demands; a project-level average does not tell you much about the home you are actually buying.

The community sits on Hua Khuan Nuea Road in Kamala rather than on the beachfront. Project directories place Kamala Beach at roughly 1 km, and the published driving directions lead from the Phuket FantaSea area onto Hua Khuan Nuea Road before the entrance. The setting therefore works more like a residential pocket inside a beach district than a front-row resort. Buyers who want Kamala for day-to-day living may find that balance useful, while anyone expecting direct beach frontage should treat the 1 km figure as an important limitation rather than a minor detail.

Townhouses form the majority of the development. The original project profile describes two-bedroom, three-bathroom homes of 120–196 sqm arranged over three levels with a rooftop terrace. Resale stock shows how much individual homes can differ inside that range: recent listings have advertised examples at 155, 182 and 185 sqm. As of 7 September 2026, the lowest current asking price found on FazWaz was THB 6.99M for a two-bedroom, 182 sqm townhouse. That is a live resale asking price, not a developer schedule, and it should be read together with the home’s renovation history, furniture, land rights and common charges.

The seven pool villas are a separate proposition. The project profile gives an original size range of 250–252 sqm and describes a three-bedroom layout with a private pool. Current resale advertisements, however, show individual villas at 292 and 300 sqm. Rather than force those figures into one clean number, the safer interpretation is that lot-level measurements are not fully standardised across the secondary market. A buyer should therefore verify the built area shown in the sale documents and understand whether terraces, pool decks, later extensions or other spaces are included in the advertised figure.

Confirmed shared facilities are straightforward: a communal swimming pool, garden, parking, 24-hour security and CCTV. There is no reliable evidence in the sources reviewed for a large clubhouse, gym, restaurant, children’s club or hotel-style service layer. That makes Kamala Paradise 2 a simpler residential estate than many newer resort-oriented schemes. Some owners will prefer not to pay for a long list of amenities they rarely use; others will find the common areas too limited. The project works best when the home itself, the Kamala location and the gated setting are the main reasons to buy.

Because the estate is more than a decade old, condition varies by house and has to be treated as a primary purchase variable. One currently marketed pool villa was described as fully renovated in 2022, while other homes have different ages, fit-outs and maintenance histories. A project name cannot substitute for a physical survey. Roof waterproofing, drainage, electrical systems, air-conditioning, pool equipment, signs of moisture, window and door condition, and any structural or layout changes deserve a unit-level inspection. If alterations have been made, the buyer should also check that the documentary record still matches the property being sold.

Foreign ownership is another lot-specific issue. A foreign individual generally cannot own the land under a house in personal freehold. Several current Kamala Paradise 2 townhouse listings identify the land as leasehold with a Chanote title and describe the building itself as foreign-ownable. That is useful evidence, but it is not enough to assume every home in the estate follows the same structure. Before a substantial deposit, the buyer should see the land title, identify the registered landowner, confirm the remaining registered lease term, review renewal and succession clauses, and verify the legal ownership of the structure.

Public project directories name Kamala Paradise Group as the developer and link it to both Kamala Paradise 1 and Kamala Paradise 2. Open corporate records also contain the more specific name Kamala Paradise Company Limited, an active Kamala-based company engaged in real estate. The trail is directionally consistent, but a primary project document connecting that legal company to Phase 2 was not found. For a completed resale purchase, that gap does not prevent analysis of a specific home, but it should remain separate from facts that can be proved directly through the title and sale documents.

Pricing currently spans a wide resale range. When checked on 7 September 2026, three sale listings were visible from THB 6.99M for a townhouse to THB 22.5M for a renovated pool villa; another villa was offered at THB 15M. The spread reflects more than floor area. House type, private pool, plot, renovation quality, furniture, current condition and land arrangement all affect the asking price. The THB 6.99M figure is therefore best used as an entry-point reference for the estate, not as a promise that comparable homes will always be available at that level.

For the right buyer, the attraction of Kamala Paradise 2 is its transparency as an existing community: the location, access, neighbours, pool, security, buildings and resale market already exist. The trade-off is that there is no single standard product left to buy. Each home has its own condition, paperwork and history. Buyers comfortable with that level of property-specific due diligence may find the estate easier to assess than an off-plan promise. Buyers who want a newly completed, highly standardised development with fresh warranties and a uniform ownership package will probably find a newer project simpler.

Ownership format

A foreign buyer generally cannot hold the underlying land in personal freehold. Some current Kamala Paradise 2 townhouse listings show the land as leasehold with a Chanote title and the building as foreign-ownable, but that is lot-specific listing data rather than a confirmed project-wide structure. For any selected home, the land title, landowner, registered lease term and building ownership documents should be checked separately.
