The historic 231 sqm house type is large by Kamala apartment standards, while BAM's current 193.2 sqm bank-owned property is asking THB 4.568M. The important qualifier is that this is an as-is resale asset: renovation cost, title position and physical condition can matter more than the headline price.

Resale stock is not uniform

The original project profile describes four bedrooms and four bathrooms, yet the current BAM house has three of each. More than a decade after completion, individual homes may have been altered, repurposed or maintained very differently, so the project template is not a substitute for inspecting the exact address.

Inland Kamala trade-off

FazWaz places Kamala Beach about 1.2 km away and the estate sits back from the main road. Buyers who value more internal space and a quieter setting may see that as a reasonable trade-off; anyone expecting immediate beach access or a fully walkable resort location should treat it as a limitation.

Land rights drive the legal review

This is landed housing rather than a condominium unit, so the 49% foreign condominium quota is not the relevant ownership route. A foreign buyer needs a property-specific review of the land title, the building rights and the lawful transaction structure before committing funds.

The Trend Kamala is a completed low-rise residential scheme in Kamala on Phuket's west coast. Several property databases place it under a condominium category for navigation, yet their own project descriptions identify three-storey townhomes and semi-detached houses. For a buyer, that is a material distinction rather than a naming issue: this is landed housing, so title, land rights and transfer structure need to be reviewed very differently from a foreign-freehold condominium purchase.

FazWaz records completion in March 2013, three storeys and 76 units. The narrative on the same page also mentions 79 units, which creates a genuine source conflict. The registry entry therefore uses 76 because it appears as the structured project count on both FazWaz and Dot Property, while the 79 figure is preserved as an unresolved discrepancy. The historic standard product is described as a three-storey, four-bedroom, four-bathroom semi-detached home of 231 sqm.

Resale evidence shows why the original specification should not be treated as a template for every house today. BAM currently markets property 67/74 in The Trend Kamala as an as-is three-storey semi-detached home with three bedrooms, three bathrooms and approximately 193.2 sqm of usable area. Its asking price was THB 4.568M when checked on 16 September 2026, and BAM identifies title deed no. 15151 for that particular asset. Those details are valuable as property-specific evidence, but they do not establish the configuration or title position of the other homes.

The development sits in Ban Hua Khuan, inland from the Kamala–Patong road. FazWaz's directions approach the site via Hua Khuan Nuea Road, with the last turn after roughly 110 metres on the internal access. Its location data places Kamala Beach about 1.2 km away by road and Phuket FantaSea around 0.8 km away. In practical terms, this is not a beachfront doorstep address; it is a quieter inland Kamala setting where a car, scooter or taxi is likely to make everyday movement more convenient.

The original project description lists a communal pool, clubhouse, poolside relaxation area, parking, 24-hour security, CCTV and a shuttle service. There is a second layer to the current picture: travel platforms now operate listings for The Trend Kamala Hotel at 67/68–67/69 Moo 5 in the same Ban Hua Khuan address cluster. Those sources confirm an active hotel and swimming-pool operation, but we did not find documents showing how the hotel-use buildings relate to the original 76-unit residential scheme or which shared facilities are legally available to private owners.

The biggest due-diligence gap is the lack of accessible primary development documentation. We could not verify the original developer, find an authoritative original project website, or locate a current public set of estate-management rules and unit plans. For a completed 2013 project, that shifts the emphasis away from brochure-era claims and toward the selected property's documents: land title, building ownership, physical condition, common-fee position, current management arrangements and any rules affecting rental or commercial use.

The Trend Kamala should therefore be treated as a resale estate rather than a uniform primary product. The BAM asset already differs from the historic standard home in both size and room count, and part of the same address cluster is being used for hotel accommodation. Price comparisons only become meaningful once the exact house area, land parcel, refurbishment condition, facility rights and legal title are known. A low headline price may represent genuine value, but it can also be compensation for deferred maintenance, altered layouts or more complicated legal and management arrangements.

For a foreign buyer, ownership comes before any rental or yield discussion. Thai law generally restricts direct foreign ownership of land, with narrow statutory exceptions subject to specific conditions. The Trend Kamala is not the sort of property where that issue can be reduced to a generic 'freehold' label: the land title, the building rights and the proposed transaction structure need to be checked house by house. Nominee-shareholding arrangements should not be treated as a substitute for a lawful ownership structure.

Ownership format

The Trend Kamala is landed residential property rather than a registered condominium. That distinction matters for a foreign buyer: direct foreign ownership of Thai land is generally restricted, subject to narrow statutory exceptions.
