Several current units are explicitly marketed as foreign-freehold eligible. That can materially simplify ownership for an international buyer, provided the juristic person confirms quota availability for the specific unit before transfer.
About the project
Oasis Condos Kamala is a very small condominium in Kamala, Phuket. The strongest project records show nine units in total, while the current listings span floors two through five; unit 502 is explicitly described as being on the fifth and top floor. That makes this a very different proposition from the large resort condominiums common around Phuket. A buyer is not choosing between hundreds of apartments, multiple buildings and extensive amenities. The decision is much more concentrated around the individual 33-sqm apartment, the quality of the building refurbishment, ownership status and the way the condominium is actually managed.
The project date needs careful treatment. FazWaz and several connected property portals record completion in December 2025. Hipflat has surfaced both December 2025 and May 2026 in its project data, while the owner listings say that the whole building was fully refurbished in 2026. Those statements can coexist if 2025 is being used as a project database date and 2026 marks the completion of a major refurbishment, but the available public evidence does not establish the original construction history. December 2025 is retained as the main completion reference because it comes from the higher-priority project source, while the refurbishment is disclosed separately rather than being presented as a new-build completion.

The visible sales inventory is unusually consistent. Seven apartments listed in early September 2026 are all one-bedroom, one-bathroom units of approximately 33 sqm. Asking prices sit in a narrow band from roughly THB 3.1 million to THB 3.4 million. Units 202, 203 and 204 on the second floor are around THB 3.1 million; third-floor units are around THB 3.2 million; unit 401 is offered at about THB 3.3 million; and unit 502 on the top floor is around THB 3.4 million. For a nine-unit building, that makes comparison relatively straightforward because the buyer can see how sellers are pricing floor position and ownership eligibility without having to normalise a wide range of layouts.
The apparent uniformity should not be overread. Lower-floor sale descriptions refer to partial furnishing after the building refurbishment, while other listings describe furniture as negotiable. Views vary between city, mountain and garden aspects. More importantly, the ownership labels are not identical. Several units, including 302, 401 and 502, are specifically marketed as eligible for foreign freehold under the foreign quota. Some second-floor units are instead displayed with a company ownership label on the portal. A THB 100,000 or THB 200,000 difference therefore tells only a small part of the story; title status, renovation quality, actual outlook, included furniture and the condition of building services may be more important than floor number alone.
Amenities are modest but coherent with the scale of the property. Project pages consistently show a communal swimming pool, CCTV and on-site parking. Individual listings add rooftop access, a rooftop terrace and controlled access, while the top-floor listing describes direct access to the rooftop pool and common area. Thailand-Property also refers to a roof garden on the lower-floor resale units. This is enough to give the building a useful shared leisure element, but there is no evidence of the larger amenity package seen in resort developments. Buyers should specifically check pool operating rules, parking allocation, current condition of the common areas and the actual common-area fee, because the public listings do not state a CAM charge.
The most reliable address is at street level: Soi Bell, Kamala, Kathu, Phuket 83150. A verified building number has not been found in the public sources, so none should be invented. The coordinates used in this dossier are deliberately broad and are derived from a known point on the same Soi Bell, with a 500-metre radius rather than a false precision pin. Project portals place Kamala Beach roughly 1.7–1.9 km away, with some listings giving about four minutes by car. The same neighbourhood data puts Phuket International Airport at approximately 27.7 km and 46 minutes by road, though west-coast traffic can change that substantially.
For a foreign buyer, the legal structure can be simpler than buying a landed villa, provided the selected apartment is genuinely available within the foreign ownership quota. Thai government guidance confirms that foreign ownership in a registered condominium is capped at 49% of the aggregate unit area and that a certificate from the condominium juristic person is part of the transfer process. Oasis Condos Kamala is a good example of why this needs to be checked at unit level rather than assumed at project level. Some advertised units explicitly offer foreign freehold, while others carry different ownership labels. The quota status should therefore be confirmed in writing before a deposit is treated as non-refundable.
The developer is not confirmed. FazWaz lists the developer as N/A, and the research did not identify an official project site, a credible developer profile or a legal entity that can be safely stated as the original developer or the 2026 refurbishment company. That information gap matters, but its practical effect is different in a completed nine-unit building from an off-plan purchase. A buyer can inspect the finished property, so the focus should move toward hard documents: condominium registration, the juristic person, the seller’s title, any refurbishment approvals or records, building rules, accounts and the current condition of common assets.
The rental market provides a useful reality check rather than a promised return. Visible long-term rental listings are around THB 19,000 and THB 22,000 per month for the same 33-sqm one-bedroom format. FazWaz displays an estimated gross yield of around 8%, but that is a portal calculation based on asking sale prices and estimated or advertised rent. It does not account for vacancy, repairs, management, utilities, taxes or common charges. An investment buyer should therefore use an actual lease, payment history and verified running costs from the specific apartment if available, rather than treat the portal percentage as project performance.
The attraction of Oasis Condos Kamala is ultimately its compactness. The product is easy to understand: a small one-bedroom apartment, a completed and reportedly refurbished building, a pool and rooftop common space, and a Kamala location within a short drive of the beach at a relatively low absolute entry price for the area. The compromise is equally clear. This is not a branded condominium with a long corporate track record and abundant public documentation. It may suit a buyer comfortable doing unit-level due diligence and comparing nearly all available stock in one small building. It is a weaker fit for someone who wants the transparency, standardisation and established management history of a large developer-led project.
Ownership format
A foreign buyer may hold condominium freehold within the statutory 49% foreign-ownership quota of a registered condominium. Current Oasis Condos Kamala listings include both foreign-quota units and units shown under other ownership labels, so the exact status of the selected apartment must be confirmed before payment.
