Why this project is worth a look
Built and inspectable
The first phase has been in use since 2008, so a buyer can judge what is physically there today. That shifts attention away from launch promises and toward maintenance, waterproofing, access, common-area condition and the selected home’s renovation history. For a resale buyer, those observable details are more valuable than a future facilities schedule.
Small-scale setting
Most project-level sources place the estate at 31 homes. That is compact compared with a large condominium development, but the number alone does not guarantee privacy or low fees. Its real advantage is legibility: the buyer can understand the immediate environment, see how shared areas are used and compare neighbouring homes rather than buying into a very large anonymous project.
Near Kamala, not beachfront
FazWaz places Kamala Beach at roughly 1.5–1.6 km from the project. That is close enough for quick access but it is not a first-line beach property. The location is a better fit for someone comfortable using local transport and valuing a residential setting inside Kamala than for a buyer whose priority is stepping directly from the property onto the beach.
Several house formats
The project profile documents two-bedroom homes at 127 and 173 sqm and a four-bedroom format at 280 sqm, while resale listings show additional variations such as a 143 sqm two-bedroom home. That gives buyers options, but it also makes direct comparison harder. Price should be read together with condition, land position, levels, parking, outdoor space, renovation and legal structure.
About the project
Kamala Paradise 1 is an established low-rise residential project in Kamala on Phuket’s west coast. It is no longer a developer-sale story: the first phase has been standing for many years and today is primarily a resale market. FazWaz, Dot Property and Nestopa identify the project as a 2008 development with 31 homes, while FazWaz gives June 2008 as the project completion point. That makes the buying process more tangible than with an off-plan launch. A buyer can inspect the actual house, shared pool, access roads, drainage, landscaping and neighbouring properties instead of relying on renderings or a future facilities list.
The project is associated with Kamala Paradise Group, which later developed Kamala Paradise 2. The two should not be merged. Phase 2 is separately profiled as a 41-unit project completed in August 2013, while this dossier covers the earlier first phase. Listings and databases sometimes shorten the name to Kamala Paradise, and the aliases Kamala Paradise Phase 1 and Kamala Paradise I also appear. The practical identity check is therefore the combination of the first-phase name, 2008 completion, Kamala location and the original unit mix rather than the wording of an individual listing title.

Property classification is less tidy than it would be in a condominium. FazWaz describes the development as houses and villas, while Hipflat uses house and townhouse language. The original project profile lists three main configurations: two bedrooms and 127 sqm, two bedrooms and 173 sqm, and four bedrooms and 280 sqm. Current resale stock does not always match those catalogue sizes exactly. A two-bedroom home offered in September 2026 is listed at 143 sqm with 2.5 bathrooms and three storeys. That mismatch is not something to smooth over; it is a reminder that, in an older low-rise estate, the selected home matters more than the project template.
Kamala Beach is close but not directly outside the gate. FazWaz places the project roughly 1.5–1.6 km from the beach. Its neighbourhood data also puts a 7-Eleven at about 880 m, Mini Big C at about 900 m and Kamala Market at about 1.1 km. The location therefore works differently from a beachfront resort residence. It offers access to Kamala’s shops, restaurants and beach area while remaining inland on the Hua Khuan Nuea Road side. Buyers who expect to move around by scooter, car or taxi are likely to find that more natural than buyers whose priority is a fully walkable beach routine.
Shared facilities are straightforward rather than resort-scale. FazWaz and related project profiles consistently list a communal swimming pool, car parking, 24-hour security and CCTV; the longer project description also mentions garden or public green areas. There is no strong evidence of a large clubhouse, gym or hotel-style service layer. For a mature estate, that simplicity can be easier to understand, but only if the common areas are in good condition and the management arrangement is working. A viewing should therefore pay attention to maintenance quality and actual shared-area use, not just the facilities checklist.
As of 8 September 2026, the lowest public resale asking price found is THB 5.8 million. FazWaz shows the project from THB 5.8 million, and a current KaiBaanThai listing offers a two-bedroom, 143 sqm home at the same asking price after a reduction from THB 6.2 million. The listing had been updated shortly before this check. This is a market listing for one resale property, not a developer starting price and not a valuation of every home in the estate. Other active properties are priced higher, so THB 5.8 million should be treated as a lower current entry point that requires fresh stock confirmation.
Historical transaction data adds useful context but should not be converted into a return promise. Hipflat records past sales across different sizes, including two-bedroom homes around 127–173 sqm and a four-bedroom 280 sqm property. Prices vary widely between those transactions. That is unsurprising in a housing estate where renovations, land position, outdoor space, furnishing, view, maintenance history and exact legal structure can have a larger effect than they would in a more standardised condominium. The transaction trail is useful because it confirms a functioning resale history and variation within the estate, not because it produces a single “correct” price per square metre.
Foreign-buyer ownership needs a separate legal review because this is not a condominium unit. Thailand’s government information portal states that foreign ownership of land is generally restricted, with only narrow statutory exceptions such as qualifying investment and ministerial approval. Those exceptions should not be treated as the normal purchase route for an ordinary overseas buyer. The current 143 sqm listing identifies the land title as Chanote, while its ownership fields are marked as Thai ownership or company. That is useful listing-level evidence, but it does not establish a project-wide foreign ownership route.
Before paying a reservation on any specific house, the buyer should see the documents attached to that property: the land title or registered lease, the registered owner, encumbrances, the basis on which the building is owned or occupied, and any estate rules or common-cost obligations. If a long lease is proposed, the registered term and renewal mechanics matter more than a marketing shorthand such as “90 years.” If a corporate structure is part of the sale, the company itself and its ownership need proper review; a nominee arrangement should not be treated as a substitute for a lawful ownership structure.
Address data also needs a careful editorial choice. FazWaz and Dot Property place the project on Hua Khuan Nuea Road in Kamala. Hipflat publishes a longer address containing 64/133 and Soi Muban Kamala Na Thong House, Nestopa gives 67/16, and a hospitality listing uses 67 Moo 5. These records point to the same general project area but do not agree on a single house number. Rather than inventing precision, the registry entry uses the road, subdistrict, district and province, supported by the Street View link exposed from the FazWaz project map. That Street View point provides the coordinates used in this dossier with a deliberately non-pinpoint radius.
The age of Kamala Paradise 1 is neither a defect by itself nor proof that the estate is durable. What it does provide is evidence to inspect. Roof terraces, waterproofing, pumps, plumbing, electrical systems, air-conditioning, drainage and external finishes have all had time to show how they perform in Phuket’s climate. A technical inspection is therefore more important than comparing brochure specifications. Two homes built within the same phase can now differ substantially because of renovation history, owner maintenance and previous rental use. The 2008 project completion and 2010 completion date shown for one current resale home should also be checked against that property’s actual records.
The most useful way to approach Kamala Paradise 1 is as a small, mature resale community rather than a uniform developer product. The factual attractions are clear: Kamala location, roughly 1.5–1.6 km to the beach, a project size most sources place at 31 homes, shared pool and security, and several proven house sizes. The trade-offs are equally real: ageing stock, inconsistent listing data, no public confirmation of a single foreign-buyer land structure across the estate, and meaningful variation between individual homes. The decision therefore turns on the selected property’s condition, title and total cost rather than on the project name alone.
