What makes the project more useful to compare than a typical compact condo is the spread of formats inside the same development. The range starts with conventional one-bedroom apartments and two-bedroom layouts, then moves into substantially larger private-pool residences and a 168.61 sqm two-bedroom master penthouse. That means buyers should avoid treating the project as one uniform product. A 30 sqm one-bedroom and a pool penthouse share the same common facilities and address, but their practical use, outdoor space, privacy and likely resale audience are very different.
The unit schedule is unusually broad. Type A one-bedroom apartments run from 29.87 to 52.95 sqm across several subtypes. Type B two-bedroom units are listed at 49.83 to 57.25 sqm. Type C introduces a private pool with one bedroom at 74.15 to 92.61 sqm, followed by a 124.74 sqm two-bedroom pool residence and the 168.61 sqm master penthouse. The site is in inland Kamala rather than directly on the beachfront. Kamala Beach is listed at about 1.7 km away, with driving times of roughly four to five minutes. That is close enough for routine beach access, but it is not the same experience as stepping out onto the sand. Buyers who expect to walk should check the real route and gradient, not just the straight-line impression from a marketing map. Phuket heat, rain and traffic can make a short distance feel very different. In return, the project sits within Kamala as a residential neighbourhood, with supermarkets, everyday services and access north toward Surin or south toward Patong without needing to live directly in the busiest beachfront strip.
The completion story is the main due-diligence point as of 26 August 2026. As of 26 August 2026, the project is widely marked as completed in June 2026. Yet live sales pages still display construction-linked payment milestones extending into late 2026 or even May–June 2027, while some agencies continue to describe the development as off-plan. The registry therefore uses completed status with June 2026 as the stated completion month. For a real purchase, however, that label is not enough. The buyer should verify the handover condition of the exact building and unit, operational common areas, utilities, and the documents required for transfer.
Tenure also needs to be handled at unit level. Thai condominium law allows qualifying foreign buyers to own condominium space in freehold within the building's statutory foreign ownership ceiling, which is 49% of total condominium area. Current Element listings include units explicitly marked as foreign quota as well as units offered on leasehold. So the useful question is not whether the project is 'freehold' in general; it is whether the specific unit being offered still sits within the foreign quota and what title or lease document will be transferred. That should be checked before a reservation payment, particularly when comparing developer stock with resale or assignment listings.
Anocha Property is the developer brand, with other Phuket developments including The Cust Condo and Pitakhome 3. There is also a separately registered entity named The Element by Anocha Co., Ltd., which helps explain why the developer brand and project company can appear differently across contracts and listings. For a buyer, the practical step is to match the seller named in the reservation and sale agreement to the legal entity holding the right to sell the selected unit. A prior project record is relevant context, but it should never substitute for checking the specific contract, construction status and transfer documents in front of you.
Pricing illustrates why unit-level comparison matters. The project still carries a stated starting point of THB 3.94M. A live 29 sqm listing is asking THB 3,988,440, a more recent corporate listing for roughly 30 sqm is THB 4.16M, and other current inventory is shown from above THB 5M. These are not necessarily contradictions: remaining developer units, resale stock, assignments, furniture packages, floor position, views and tenure can all produce different asking prices. The safest way to use a “from” price here is as a search anchor. Before comparing value, normalise the actual unit details rather than assuming the cheapest headline represents the same product as the units shown elsewhere.

Foreign-quota freehold is possible within Thailand's statutory 49% foreign ownership ceiling for condominium space. Current listings at The Element by Anocha show both foreign-quota units and leasehold units, so tenure must be confirmed for the exact apartment before reservation.

The entry-level one-bedroom family contains several distinct layouts rather than one standard plan. The smallest versions suit buyers prioritising a lower entry budget and simpler running costs, while the larger variants offer materially more space for longer stays. Because the size spread is wide, compare exact subtypes and outdoor areas before treating two one-bedroom listings as equivalent.
The standard two-bedroom layouts are compact compared with the private-pool residences and use the footprint more conventionally. They can work for a couple needing a separate office or guest room, or for a small family that values an extra bedroom more than a large private outdoor zone. Living-room width, storage and bathroom placement matter more here than the bedroom count alone.
This is a different proposition from a standard one-bedroom apartment: the larger overall area includes a private outdoor component and pool. It suits a buyer who values privacy, spends substantial time at home and expects to use the terrace rather than treating it as decorative space. Ask for the plan showing indoor versus outdoor allocation because net internal areas are not stated separately.
At 124.74 sqm, this layout sits well beyond the typical compact resort-condo category. The buyer is paying for a much larger private environment as well as the second bedroom and pool. It is easier to justify for regular long stays or family use than for a purely minimal rental strategy.
