The low unit count is the project’s defining characteristic. It can mean a quieter, more residential feel, but it also makes day-to-day management more visible: the condition of the shared pool, access roads and common areas matters more than a long amenity list.

Built, not promised

Completion in 2008 shifts due diligence away from construction risk and toward the actual fabric of the home. A buyer can inspect what exists today, but should pay close attention to roof condition, damp, plumbing, electrical work, air-conditioning, past renovations and any deferred maintenance.

A villa setting

This is not a high-rise product. The appeal is a standalone-home feel in Kamala with shared pool access and a small-community setting. Buyers who value private entrances and low density may prefer it to a large condominium, while those wanting extensive managed facilities may not.

Resale due diligence

There is no developer payment plan or current project price list to lean on. Each opportunity has to be assessed as a specific resale: seller, title, land and building rights, physical condition, common charges, included contents and the price of the actual house on offer.

Kamala Thai Style is a small, completed villa compound in Kamala on Phuket’s west coast. The main project portals are consistent on the core facts: seven homes, completion in August 2008 and a communal swimming pool. The same development is also described as Kamala Thai Style Phase 1. No separately documented Phase 2 with its own specifications, completion date, plans or inventory surfaced during the research. An older Phuket directory uses the name Kamala Thai Style Apartments and links to the former project website, so these names are treated as one property rather than separate schemes.

Its scale is the most useful starting point for a buyer. Seven villas create a very different ownership experience from a newer condominium with hundreds of units. There is less shared infrastructure and potentially more privacy, but the condition of an individual house and the way the common areas are managed matter much more. A communal pool is consistently documented, and current evidence from one of the villas shows active use of that shared amenity. For a resale buyer, the practical questions are who maintains the common areas, what owners contribute and what condition the shared facilities are in today.

The working location is 71/24 Moo 5, Kamala, Kathu, Phuket 83150, behind Phuket FantaSea, with a direct map point at 7.955197, 98.289043. Other public databases publish different house numbers and street references. That does not justify treating them as separate projects, but it does mean the operative address of a selected villa should be checked against its title and seller documents. Because of the conflict, the coordinate is best treated as an approximate point within about 400 metres rather than a surveyed location for a particular gate.

Beach distance is another area where the public record does not line up neatly. Different descriptions range from roughly 700 metres to about 2.5 kilometres, probably because they start from different points and use different routes. The defensible conclusion is that the compound sits within the Kamala beach district, not that one exact walking-distance claim should be treated as a surveyed fact.

There is no defensible current asking-price floor to publish. As checked on 9 September 2026, the main project portals showed no active units within the project profile. With only seven villas, resale stock can be intermittent and may circulate through owners or local agencies without appearing on the large portals. A price therefore needs to come from a live, identified unit rather than from a neighbouring-project range or an old market estimate.

The public unit schedule is incomplete. A historic review on the project profile mentions a one-bedroom home, while a current holiday-rental listing explicitly branded Kamala Thai Style V235 describes a three-bedroom, three-bathroom villa for six guests with access to an 18-metre shared pool. That is enough to show that buyers should not assume all seven houses have the same layout. For a resale, the useful specification is the one attached to the actual house: land area, registered building area, bedrooms and bathrooms, private versus common space, renovation history, furniture included in the sale and the condition of roof, plumbing, electrical systems and air-conditioning.

Legal structure needs the same unit-by-unit approach. This is a villa development, not a condominium building, so the condominium foreign-quota rule is not the relevant framework. None of the reviewed project sources publishes the land title or the transaction structure for an individual house. Thai government guidance and the Land Code restrict direct foreign ownership of land except for narrow statutory exceptions. If a foreign buyer is considering a resale here, the title deed, registered landowner, ownership of the building and any long-term lease must be checked before the commercial terms are evaluated. Ordinary leases of immovable property are capped at 30 years under Section 540 of the Civil and Commercial Code, and leases exceeding three years need registration to be enforceable beyond three years.

A one-bedroom home is mentioned in a historic project review. No verified area, bathroom count or current plan was found, so it should not be treated as the standard layout across the compound.

A current listing explicitly branded Kamala Thai Style V235 describes a six-guest villa with three bedrooms, three bathrooms, a kitchen and access to an 18-metre communal pool. The reviewed listing versions did not provide verified land or built-up area.

No complete schedule for all seven villas was found. At least two different configurations appear in the public record, so room count and areas should come from the documents and measured plan of the specific house.
