That distinction matters because the names often appear together across portals, yet AP Grand has its own address, its own 36-unit inventory and a consistent three-bedroom townhouse format. A buyer is not evaluating an off-plan launch here; this is a mature resale project where the condition, ownership history and alterations of the individual home matter more than an old launch brochure.
The developer is consistently identified in open project sources as AP Grand Residence Group. Its own website links four Kamala developments to the group — AP Grand, AP West, AP Twin and AP Nest — and describes the business as a local property developer and manager. That gives AP Grand a clearer identity than a one-off house carrying a marketing name. It still does not remove the need to identify the actual contractual counterparty in a resale purchase. The current seller may be an individual owner rather than the original developer, and the exact Thai corporate registration behind the brand has not been independently verified here.

Major property databases consistently describe a relatively compact scheme of 36 homes on roughly 5,040 square metres. The houses are three storeys, with published configurations of three bedrooms and either three or four bathrooms, and reported built areas running broadly from about 125 to 220 square metres. The narrow product mix makes the project easier to understand than a large mixed development, but it does not make every resale comparable. Renovation quality, furniture, plot size, pool position, maintenance history and owner-made changes can create a material gap between two homes that look similar in a listing headline.
The practical proposition is closer to a managed townhouse community than to a standalone private villa. Across the stronger sources, the recurring shared facilities are a communal swimming pool, gym, sauna, children’s play area and 24-hour security. For families or long-stay owners, that can be a useful middle ground: more internal space than a typical condominium, while some leisure facilities are maintained collectively rather than by one household. The trade-off is that buyers inherit the quality of the common management as well as their own house, so current common-area charges, rules, maintenance standards and any reserve-fund issues should be checked against present documents rather than assumed from historical portal descriptions.
The project sits inland within Kamala rather than directly on the beachfront. The developer material refers to roughly 800 metres to Kamala Beach, while several portals show a longer distance of around 1.8 to 2.1 kilometres. Those figures may be measuring different gates, units or road routes, so the practical question is not which marketing number is right but how the actual route works from the selected house. The official project address is 110/19 Soi 10, Moo 3, Kamala, Kathu, Phuket 83150, and directions place the entrance around the Hua Khuan and Soi Bell area, with road access towards both central Kamala and Patong.
As of 9 September 2026, resale stock can be found from THB 5.3 million. That figure comes from an individual active resale advertisement, not a developer price list. One current home is advertised at 180 square metres with three bedrooms and four bathrooms across three floors; another is marketed at 210 square metres with three bedrooms and three bathrooms for THB 7.8 million. A simple price-per-square-metre comparison will miss some of the most important differences in this project. Land size, title structure, physical condition, renovations, parking, relationship to the communal pool and any unrecorded alterations deserve more weight than a single headline metric.
Foreign ownership needs a separate legal check because this is landed housing rather than a condominium unit. Some portals label the tenure as freehold, but that description should not be treated as proof that a foreign buyer can directly own the underlying land. Thailand generally restricts foreign land ownership, subject to narrow statutory exceptions. For a selected AP Grand Residence townhouse, the due-diligence package should therefore distinguish between ownership of the building, ownership or lease of the land, the registered title deed, any lease term and renewal wording, and what rights transfer on resale. The 49% foreign condominium quota is not the relevant shortcut for this type of property.
The age of the project also changes the inspection logic. A buyer can now see issues that an off-plan brochure cannot reveal: how roofs and façades have handled repeated wet seasons, whether lower floors show signs of damp, the condition of air-conditioning and plumbing, noise around the communal areas and how parking works at busy times. Those observations do not replace a technical survey, but they help explain why one townhouse may be materially cheaper than another. In a mature resale scheme, a price gap should first be investigated as a possible condition, title or maintenance issue before it is treated as a bargain.

Project portals label the tenure as freehold, but AP Grand Residence is a landed townhouse project. A foreign buyer should not read that label as automatic direct ownership of the underlying land: the title deed, ownership of the building and the land-use or lease structure must be checked for the selected home. Direct foreign land ownership in Thailand is generally restricted by law.
