Why this project is worth a look

A 13-villa scale

The project is described as having 13 villas. That does not automatically mean better privacy or better management, but it creates a very different ownership environment from a large resort estate. With fewer homes and fewer shared amenities, the practical questions become basic ones: who maintains access, security and common landscaping, how costs are allocated, and whether the management arrangement is properly documented.

A tangible home format

The currently documented villa gives buyers something concrete to assess: three bedrooms, three bathrooms, 185 sqm indoors, a 460 sqm plot, two storeys, an 8 × 3 metre private pool and parking for two cars. That is much more useful than a generic luxury label. The limitation is equally important: only one public configuration has been verified, so the wider villa mix should not be assumed.

Kamala, not beachfront

Kamala Beach is shown at roughly a six-minute drive rather than at the gate of the estate. For buyers who want the west-coast neighbourhood without paying purely for beachfront positioning, that may be a sensible balance. Anyone expecting a walkable beach routine should treat the distance as a real lifestyle trade-off rather than a minor detail.

Documentation matters here

The open sources are good enough to identify the estate and one sale unit, but they do not close the legal and commercial due-diligence file. The developer, land title, foreign-buyer structure, payment schedule and management charges remain unpublished or unverified. Those gaps should be resolved before a substantial reservation or contract payment is made.

About the project

Naka Villas Kamala is a small residential villa project in Kamala on Phuket’s west coast. Current project directories describe it as a separate 13-villa development. It should not be merged with Kamala Hills Naka Villas, an older 11-villa estate completed in 2009. The similarity in naming is more than a cosmetic issue: the two projects have different ages, stock histories and specifications, so a buyer comparing listings needs to make sure documents and asking prices belong to the right estate. For Naka Villas Kamala, the open-market trail points to 9/6 Kamala 1, Kamala, Kathu, Phuket, with the project map anchored in the same part of the neighbourhood.

The public market currently exposes one clearly described configuration: a three-bedroom, three-bathroom villa with 185 sqm of indoor space on a 460 sqm plot. The listing describes two storeys, two parking spaces and a private 8 × 3 metre pool, together with a private garden, terrace, balcony, covered parking and outdoor shower. These details are useful because they show what a real unit in the project looks like rather than relying on generic villa marketing. They should not, however, be treated as a confirmed master specification for all 13 homes because no complete project brochure or verified schedule of villa types was found.

The asking price attached to that unit is THB 28 million. This is an open-market listing, not a verified developer price list or a guaranteed entry price across the estate. It works as a present-day budget anchor and nothing more. A buyer would still need to confirm that the villa remains available, what furniture or equipment is included, whether the seller is the project owner or an individual owner, and what transfer-related costs sit outside the headline figure.

The setting is close to Kamala Beach without being a literal beachfront address. The project profile places the beach about 2.7 km away, roughly six minutes by car, while Phuket International Airport is shown at about 28.6 km. That makes the location workable for buyers who want Kamala as their local base but do not require a walk-out-to-the-sand lifestyle. Day to day, a car, driver or ride-hailing service is likely to be part of the routine rather than an occasional convenience.

Published common facilities are limited and residential in character: car parking, 24-hour security, CCTV and a communal garden area. For a 13-villa estate, that can be appealing to someone who would rather pay for a private plot and pool than for a large clubhouse programme. At the same time, the public sources do not state the common-area fee, management budget, rental rules or operating structure, so the cost of owning the villa cannot be modelled responsibly from the material currently online.

The largest due-diligence gap is the developer identity. Major project portals do not name a developer, and the review did not find an official project website, legal project company or primary sales document that could be tied to Naka Villas Kamala with confidence. This is not evidence that no responsible company exists; it means the public trail is too thin to rely on. Before money changes hands, the buyer should see the land documents, building permissions, contracting party, payment recipient and the legal relationship between those parties.

Construction status needs the same date-sensitive treatment. The current FazWaz project page and a current LivePhuket project page now show the development as completed in August 2026. A Dot Property listing updated on 28 August still describes the unit as off-plan and scheduled for August completion. The register therefore uses “completed” as the newest project-level status, but that should not be read as confirmation that every villa has been handed over or is ready for immediate transfer. Physical completion, snagging, utilities and registrability need to be checked at unit level.

Home types & sizes

3-bedroom villa

The verified listing describes a two-storey villa on a 460 sqm plot with a private 8 × 3 metre pool and two parking spaces. These are confirmed details for the advertised home, not a verified specification for every villa in the estate.

THB 28M in the public listing

No verified master brochure, full villa schedule or official project price list was found. The unit card therefore shows only the configuration supported by the current public listing. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 28M based on the public listing updated on 28 August 2026. This is the lowest open-market anchor found during the review; availability, specification, ownership structure and final terms for the selected villa need separate confirmation.
  • Completed: August 2026

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer who wants a small villa community in Kamala rather than a large resort or condominium scheme. Thirteen homes make the estate easy to understand in scale, although the quality and cost of management still need separate verification.; A family or couple looking for a three-bedroom home with its own plot and pool. The documented 185 sqm / 460 sqm format is specific enough to judge day-to-day usability, parking, outdoor space and the two-storey layout.; Someone comfortable driving a few minutes to the beach. Kamala is close, but the estate is not documented as a walk-to-the-sand location, so a car-based routine is the safer expectation.; A buyer willing to do proper document due diligence before reserving. The property can be identified and physically evaluated, but the public record on the developer, land and foreign ownership structure is thinner than it should be for a high-value purchase.; may not suit: A buyer who only considers primary projects with a clearly published developer, official sales website, payment schedule and documented handover record. Naka Villas Kamala does not currently provide that level of public documentation.; A foreign buyer expecting to own the villa land directly in their personal name. Foreign land ownership is generally restricted in Thailand, and no specific to the project long-term land lease structure has been verified here.; Someone who requires a true walkable beachfront location. Kamala Beach is close by car, but the estate is not documented as having direct beach access..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The developer and legal project entity remain unverified. FazWaz lists no developer in its project data, and no official Naka Villas Kamala website or primary project document was found in the open search.
  • Late-August and early-September 2026 status signals conflict: current FazWaz and LivePhuket project pages show completion in August 2026, while the Dot Property listing updated on 28 August still describes the villa as off-plan. Unit-level handover evidence was not found.
  • The land title and foreign-buyer ownership structure are not published. The sale listing marks the land and villa under Thai ownership; any specific to the project land lease, building ownership arrangement and lease term need documentary confirmation.
