Why this project is worth a look

A genuinely walkable address

Karra Loft sits on Jalan Pantai Batu Bolong rather than on an outlying road marketed as 'Canggu'. The beach and a broad range of local services are within the neighbourhood, though buyers should also assess noise and traffic around the specific unit.

Space beyond a hotel room

A separate bedroom, equipped kitchen and lounge make the apartment practical for extended stays. Published floor areas differ, so the signed unit plan matters more than a general development specification.

An asset already in use

Prospective owners can inspect a functioning property and read accounts of actual guest stays. This is useful operational evidence, but should never be confused with proof of title, permissions or net returns.

Twelve units, shared facilities

The relatively small scale and communal pool offer a different living environment from a large branded resort. Small does not mean uniform: separate apartments may have different managers, lease expiries and sale arrangements.

The lease drives the decision

A remaining lease term can have more financial significance than interior styling. With conflicting public expiry dates, the value of any quoted deal rests on the actual agreement and its transfer and renewal provisions.

About the project

Karra Loft is an operating twelve-apartment development in Batu Bolong, the walkable part of Canggu where travellers often prefer a kitchen and some living space to a conventional hotel room. It is not a sprawling residential estate. The product is a small collection of loft-style apartments arranged around shared leisure space, with holiday accommodation services operating on site. That distinction matters for a buyer: a well-reviewed place to stay is not automatically an apartment with a separately registered ownership title. The deal needs to be assessed as a particular unit and a particular set of legal rights, with rental operations considered separately.

The location is unusually specific for a Bali project listing. Accommodation platforms give the address as 12C Jalan Pantai Batu Bolong, Canggu, within Kuta Utara in Badung Regency, and hotel directories publish a consistent map location for that address. Booking descriptions put Batu Bolong Beach at roughly an eight-minute walk. Cafés, surf-oriented businesses and other everyday tourist amenities are part of the immediate neighbourhood rather than a long drive away. This is attractive for people who want to arrive without planning every trip around a scooter. It also comes with a trade-off: a lively visitor district is not a secluded residential enclave, and a current accommodation listing warns that nearby building work can sometimes be heard during the day.

The basic layout is more convincing than a list of luxury adjectives. The accommodation advertised at Karra Loft has a separate bedroom, a sitting area, a kitchen, a bathroom and outdoor space. The developer-associated Revolt Group describes duplex-style units with a balcony and laundry facilities. A furnished kitchen, washing machine and enough room to sit away from the bed all make a difference to someone staying for weeks rather than nights. This is still a one-bedroom format. Buyers looking for a family-sized apartment, multiple workrooms or a private swimming pool should not mistake the generous presentation of the interiors for a larger category of home.

There is one material measurement issue. Revolt Group and the accommodation operator describe apartments of about 75 square metres, while a current sale advertisement lists a specific one-bedroom unit at 70 square metres. Binaryx, which discusses an investment structure relating to Karra Loft unit 5, also cites 70 square metres for that unit. We have not seen a complete, signed area schedule explaining whether the figures represent different units or different measurement conventions. The correct figure for a buyer is the one supported by the floor plan and legal documents for the actual unit being acquired, not a range assembled from several marketing pages.

Shared amenities are comparatively straightforward. The pool, deck or lounge space, terraces and guest reception appear across hospitality listings, while rental descriptions also mention air conditioning, internet access and equipped kitchens in the apartments. Some sales copy adds co-working space, a gym, spa services and other extras without clearly separating facilities inside Karra Loft from services that may be organised elsewhere. Those claims should not be treated as part of the building's guaranteed common property. A sensible viewing would distinguish physical spaces, services included in the operator's contract and optional services provided by third parties. The last two can change even if the building stays exactly the same.

This is an existing rental property, not an off-plan concept. There are guest reviews from actual stays, and Revolt Group says operations began in May 2023. A sale listing gives a second-quarter 2023 handover, whereas another broker directory carries a 2024 handover date. The business has plainly been receiving guests, but the underlying handover documents and occupancy approvals were not available for inspection in the public sources reviewed. Guest feedback is valuable evidence of the lived experience — comfort, convenience, cleanliness and service — yet it does not establish title, land tenure, seller authority or net investment returns.

The project's corporate history needs equally careful reading. Revolt Group lists 'Karra Lofts' among its completed projects on its own website and discusses the property as something it built. Older sales directories identify Bali Invest Club as the developer, while accommodation platforms use that name for a hosting or management business. None of those uses of the name proves which Indonesian company owns the underlying land rights, signed the construction contracts or can legally grant the rights being offered for sale. One broker directory links to a separately described angel-investment club; its website does not independently establish a connection with this development. For a purchase, the company named on the agreement and the evidence of its authority matter more than the corporate label on the brochure.

A specific sale listing offers a 70-square-metre, one-bedroom Karra Loft apartment for IDR 3.63 billion. That is an asking price observed on 21 October 2026, not a valuation of the entire complex or proof that the unit is still available. Another property directory labels the scheme sold out, and a promotional post by Revolt Group speaks of limited remaining stock. There is no need to force those statements into a single inventory number. Primary sales may have ended while an individual contractual interest is being resold, and an investment-platform position is something different again. Buyers should establish exactly which transaction they are being invited into before comparing quoted prices.

The advertised payment terms deserve the same caution. The FIRST Bali listing mentions a USD 3,000 booking deposit, 55% at signing and an interest-free instalment option extending up to 24 months. It also promotes a financial incentive connected with tokenisation. These are assertions in a particular agency offer, not an independently reviewed developer payment schedule. The published information does not settle who provides the instalments, what happens on default, which payments are refundable or whether the arrangement applies to a resale. A buyer needs the complete cash-flow obligations, the recipient of each payment and the costs of transferring the interest, including taxes, notarial charges and any agent or management fees.

Land tenure is the key legal question. The public descriptions offer a long-term contractual lease, commonly called sewa, rather than direct foreign freehold ownership of Indonesian land. Revolt Group's promotion says the lease runs to 2048 with an extension; Alnair instead states an expiry on 31 October 2059; another broker profile refers to a 20-year term without reproducing the agreement. These could describe different units, original terms or simply inconsistent sales data. Until a specific lease and its chain of assignments have been reviewed, none is a safe statement of the remaining term on a new purchase. The start date, expiry, transfer rights and price and enforceability of any extension are all capable of changing the value of the same apartment substantially.

Some interests in Karra Loft have also been offered through tokenised investment structures. Binaryx discusses units 3A and 5 and describes documents associated with a land lease and a company-linked investment arrangement. This is not evidence that every apartment is sold that way. Nor is owning a token or a membership interest in a foreign vehicle equivalent to receiving the lease rights over an entire Indonesian apartment. Someone considering either route should identify the contracting entity, the rights the vehicle actually holds, the investor's rights against that entity, and the mechanism for a later exit. An apparently comparable entry price can relate to a completely different legal product.

Revolt Group publicly asserts that building and occupancy permissions are in place and that the land is zoned for commercial visitor use. Those claims have not been independently matched to copies of project-specific documents in the material available. In Indonesia, PBG concerns building approval and SLF concerns a building's fitness for use; they are not interchangeable. A functioning rental business and a positive guest score cannot stand in for either document. The land certificate, lease chain, building permissions, permitted use and any operating licences should be checked against the address and the actual plot before conclusions are drawn about lawful short-stay operations.

Property management is another unit-level question, not simply a complex-wide amenity. Some accommodation listings are run under the Bali Invest Club name, another unit is offered by Betterplace, and in March 2026 Binaryx reported that a new manager had taken over the rental operations of its Karra Loft 3A and 5 assets. An owner may therefore face different fees, reporting systems, maintenance arrangements and restrictions from another owner a few doors away. The manager's agreement should specify who controls bookings and prices, which costs are deducted, who authorises repairs, whether owners may stay in their own unit, and how an operator change is handled.

Finally, this development should not be assessed by an advertised annual return. Promotional material contains claims about rental income, a minimum monthly payment and buyback rights, none of which substitutes for reviewed accounts or a signed enforceable undertaking. An operating asset offers a much better starting point for due diligence: request actual booking and payout statements, management charges, maintenance and utility bills, taxes, periods of vacancy and evidence of any owner-funded work. Those records belong beside the lease expiry, not in a separate sales conversation. Karra Loft could suit someone who values a compact, established apartment within walking reach of Batu Bolong; it is a poor match for anyone who wants perpetual land ownership or relies on rental guarantees without seeing the underlying documents.

Ownership format

Karra Loft units are marketed on a contractual lease (sewa) basis rather than as direct foreign ownership of the land. The remaining term, commencement date, transferability and renewal rights must be established from the documents for the particular unit; published expiry dates conflict.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Published lease terms conflict: Revolt Group promotes an expiry in 2048 with an extension, Alnair states 31 October 2059, and Rise Real Bali gives a 20-year term. The offered unit's lease, remaining term, extension price and assignment rights have not been inspected.
  • Revolt Group claims PBG building approval, SLF occupancy certification and compliant commercial land use. Project-specific copies or reference numbers, the land title, the Indonesian development entity and the particular seller's authority have not been independently verified.
  • Published apartment sizes differ between 70 and 75 sqm, with no signed unit schedule available. Units 3A and 5 changed rental manager in 2026, so management terms and the present availability of individual sale listings also need confirmation.
