Small-estate scale
With only 12 villas, La Ville Nature is not a master-planned resort where the owner experience depends on a huge amenity package. That can be appealing to buyers who want a more private house-led format, but it also makes the condition and management of each individual villa more important. A documented three-bedroom listing showed a THB 4,500 monthly common-area fee, so security, access roads, water systems, pool equipment and current fee statements deserve as much attention as the project name.
Useful northern location
Thep Krasattri gives the project practical access to Phuket International Airport, UWC Thailand International School and the Nai Yang/Naithon side of the island. It suits owners who organise daily life around driving and who value the north of Phuket. It is less suited to someone expecting a walkable beach-town lifestyle.
Resale or build-to-order
Public sources support two transaction types under the same project name: completed homes changing hands on the secondary market and villas described as build-to-order with an eight-month construction period. Those are materially different purchases. A resale is assessed through physical inspection and title history; a construction contract requires scrutiny of specifications, milestones, payment protection and delivery obligations.
Land rights need clarity
Property portals describe the tenure as freehold, but that label does not by itself give a foreign buyer ownership of the underlying land. Thai government sources confirm that foreign land ownership is generally restricted, subject to narrow statutory exceptions. The exact building and land-right structure for the selected villa therefore needs document-level verification rather than reliance on a portal label.
Proven operating use
Current 2026 booking pages remain live for La Ville Phuket Pool Villa at the same street address. That is useful evidence that at least part of the estate has a real operating history. It does not, however, prove that every villa can be rented in the same way or that any rental return is guaranteed; the rules, management setup and costs must be checked for the specific property.
About the project
La Ville Nature is a small private-pool villa estate in Thep Krasattri, Thalang, on the northern side of Phuket. The project is consistently identified across major property portals as a 12-unit development by Max Decor & Property Company Limited. Multiple travel and mapping sources also converge on the same address at 250/15 Moo 8, Thepkasattri–Naiyang Road, where La Ville Phuket Pool Villa continues to operate as accommodation. For a buyer, that matters more than the marketing language: this is a physical, established location with occupied or operating villas rather than an unbuilt concept that exists only in sales material.
The scheme is compact rather than resort-scale. Public project profiles mention 24-hour security, CCTV, parking and a reception or lobby function, while individual listings show the features that define the actual product: private pools, private gardens or terraces and dedicated parking. That changes the due-diligence emphasis. A buyer is not mainly paying for a long list of shared facilities; the condition of the specific house, pool, mechanical systems, furniture, plot and ongoing management arrangements will drive much more of the ownership experience.

The completion story is not perfectly clean. DDproperty and PropertyScout both show 2024 as the completion year, and current 2026 booking pages at the same address demonstrate ongoing use of at least part of the property. FazWaz, however, still labels La Ville Nature as “made to order” with an eight-month build period, including on a documented three-bedroom sale. The most plausible reading is that completed villas and build-to-order inventory have coexisted, but public sources do not establish the status of every plot. A purchaser should therefore identify whether the transaction is for an existing resale home or for construction of a new villa before relying on any project-level timeline.
Two villa formats are well evidenced in public records. A sold two-bedroom example is listed at 155 sqm with two bathrooms. A sold three-bedroom example is listed at 255 sqm of indoor space, three bathrooms and a 360 sqm plot. Those figures are valuable because they come from actual unit listings, but they should not be treated as an official schedule of every layout in the development. In a 12-home estate, plot and specification differences between individual houses can matter more than the bedroom label alone.
The location works best with a car. FazWaz places Nai Yang Beach at roughly 7.2 km and Phuket International Airport at about 7.8 km, while UWC Thailand International School is around 3.4 km away. Current hotel and booking pages for the same address also describe a short drive to the airport. This gives the estate a clear northern-Phuket use case: practical access to the airport, school and the Nai Yang/Naithon side of the island without living in a dense tourist centre. It is a different proposition from a walk-to-the-beach villa or an urban neighbourhood where restaurants and shops are immediately outside the gate.
There is evidence of secondary-market activity, but there is no reliable single entry price as of the review date. NicNice Property shows a sold two-bedroom La Ville Nature villa at THB 6.5 million; PropertyScout has another sold two-bedroom record; FazWaz records a sold three-bedroom villa at THB 15.5 million. These are different homes from different dates and specifications. Using the lowest historical sale as a current “starting price” would therefore be misleading. Live availability, condition, land-right structure, furniture and the seller’s current asking price need to be checked unit by unit.
There are also public clues about recurring ownership costs, although they are not strong enough to treat as a current project tariff. The sold three-bedroom FazWaz listing records a THB 4,500 monthly common-area fee, while the project profile shows a THB 5,000 sinking-fund payment. Those numbers are useful because they confirm that ownership involves more than maintaining the private house and pool. They should be treated as historical reference points only; a buyer needs the latest fee schedule, any arrears position and the allocation of common expenses for the exact villa before completion.
The developer’s public footprint is relatively limited. FazWaz links Max Decor & Property Company Limited to one project comprising 12 units, and other large property portals mainly mention the company in connection with La Ville Nature. That does not prove the company has never undertaken other work, but it does mean a buyer should not assume a long institutional track record that is not publicly documented. For a direct developer purchase or new-build contract, the legal entity, land rights, permits, payment recipient and construction obligations deserve first-hand document checks.
Short-stay use is visible, but it should not be confused with an investment guarantee. Booking.com, Agoda and other travel platforms continue to market accommodation at the same address under the La Ville Phuket Pool Villa name, describing private pools, kitchens and villa-style stays. That supports the conclusion that some homes have an operating rental history. It does not establish that every owner can run the same model, that one management contract applies across the estate, or that any quoted occupancy or return would transfer with a resale. Rental rules, licences, management agreements and owner costs remain property-specific.
For an existing villa, the document check is different from a condominium purchase. The land document, ownership of the structure, legal road access, utility arrangements, common-fee position and physical plot boundaries need to fit together. If the home has been used for holiday rentals, any management agreement or outstanding guest-related obligations also need to be understood. The estate’s small size does not remove these issues; the buyer is acquiring a specific house with its own operational history, so the paperwork and the physical property should tell the same story.
Historical asking prices should not be turned into a price-growth story either. The sold THB 6.5 million two-bedroom villa and the THB 15.5 million three-bedroom home differ in size, specification and listing date, and the public records do not disclose every transaction term. A sensible valuation therefore starts with current comparable homes of similar size and condition, not with one old headline number. In a 12-villa estate, a small number of unusually fitted or unusually sized houses can create a wide price spread.

A FazWaz listing documents a single-storey three-bedroom villa with 255 sqm of indoor area on a 360 sqm plot. It included a private pool, garden, terrace and covered parking. The listing is sold, so it is useful as evidence of the product format rather than current stock or pricing.
No official public schedule of every project layout was found. The cards above represent two documented examples: a completed two-bedroom resale villa and a three-bedroom villa offered on a build-to-order basis. Other homes may differ in floor area, plot size and specification.
