Why this project is worth a look

A compact original scheme

The original portfolio identifies 13 homes, giving the project a residential scale rather than a resort or high-rise format. Shared access and maintenance arrangements remain matters for the selected property's documents.

A practical bedroom count

Two bedrooms and two bathrooms provide a workable starting layout for longer stays. The 135-square-metre plot and 90-square-metre building are different measurements; a plan is needed to understand the usable space.

A carport is listed

Covered vehicle parking is one of the few amenities clearly stated for these homes. Buyers should still verify the actual dimensions, access and whether the right to use the space transfers with the property.

Sold out, not on sale

The developer's sold-out label is an important reality check. It does not rule out a private resale, but no individual resale offering for this scheme has been substantiated.

About the project

Lestari Residence is a small housing development associated with Soobali Development in Sanur, Bali. The developer's property portfolio describes 13 homes, each with two bedrooms and two bathrooms. It also marks the development as sold out. That distinction should shape the entire conversation with a potential buyer: this is not a current off-plan release with confirmed inventory. A homeowner might eventually sell an individual property, but no live resale listing attributable to these 13 homes was verified during this review. An old project profile can identify what was originally marketed; it cannot establish that a particular home can be purchased today.

The published project entry gives 135 square metres of land and 90 square metres of building area per home. Those figures should not be collapsed into one vague "size". Land area relates to the parcel, while building area describes the structure rather than necessarily the usable internal floor area. Two bedrooms and two bathrooms suggest a more practical arrangement for a couple, a small family or someone needing a separate workroom than a single-bedroom holiday unit. Whether it actually feels spacious depends on the plan, ceiling heights, circulation space and outdoor layout. None of those details can be read reliably from the portfolio's short entry.

The only property-level amenity explicitly identified in the listing is a carport. A covered place for a car may be genuinely useful for everyday living, although its dimensions and legal allocation to each lot would need to be established from a particular sale. There is no verified claim on this project page about private swimming pools, a communal pool, a gym, security personnel or an inclusive property management contract. Those features may appear elsewhere in Soobali's portfolio, but the brand's other villas are not evidence of what a Lestari Residence owner receives.

A development of 13 homes has a different set of practical questions from a high-rise condominium. Buyers need to understand who owns internal roads, whether utilities are individually metered, how drainage works, whether there are shared areas and who pays to maintain them. The published unit count is an indication of the original scheme, not proof of the number of registered lots, current occupied homes or titles available for transfer. A visually tidy residential enclave can still have unclear road access or shared maintenance responsibilities. For a resale purchase, the parcel boundaries and rights attached to the selected house matter more than the estate's name.

Location is the largest factual gap. Soobali calls the project Sanur, a district commonly understood as part of South Denpasar on Bali, but its portfolio does not identify the street, land parcel or a pin that can be reliably matched to the 13-home development. The Umalas II address at the bottom of the company website is a corporate contact in Kerobokan, not a site address. Search results also lead to a hotel called Lestari Residence outside Sanur and to Kutat Lestari Residence, where Soobali manages a separate four-bedroom holiday villa. Neither name establishes that those premises form part of this two-bedroom development. A buyer should not be shown a map pin borrowed from either property.

The portfolio still displays IDR 2.8 billion alongside the development. Because the original price publication date is not specified and the same entry says sold out, this is historical marketing information, not an asking price for October 2026. A resale quotation, if one emerges, would be a new transaction involving a particular owner and a house in a particular condition. It may include furniture or alterations, have different title conditions or allocate taxes and fees differently. No reliable, project-specific resale price has been established, so neither a current entry budget nor capital appreciation should be inferred from the old number.

The word "freehold" on the marketing page needs careful treatment. In Indonesia, land rights have specific legal meanings. Hak Milik is a form of land ownership generally reserved for Indonesian citizens rather than foreign individuals. Depending on the buyer and the property, a different right such as Hak Pakai, a legally defined right of use, may be relevant. This is not a simple swap of one English sales label for another. The seller needs to demonstrate what is recorded on the land certificate, who holds that right, whether the parcel has encumbrances and how the buyer's intended rights could lawfully be registered.

Foreign buyers face an additional constraint that matters in this case. The Indonesian land ministry's regulation listed as in force at the time of review sets a minimum acquisition price of IDR 5 billion for a landed residential home in Bali under the relevant foreign-home-ownership framework. This is not a universal threshold governing every lease or commercial arrangement, and it says nothing about the present value of Lestari Residence. It does, however, make the old IDR 2.8 billion advertisement particularly unsuitable as evidence that a foreign individual could obtain registered residential rights in one of these houses. Eligibility depends on the precise legal route, buyer status, transaction and current interpretation of the rules.

Soobali Development has a reasonable claim to be the development brand: it presents Lestari Residence under properties it has developed. The identity of the legally responsible development company remains a separate matter. A related Soobali villa-management website identifies PT SooBali Cahaya Gemilang, but that is evidence about the management business, not proof that this entity held the Lestari land or sold these homes. For a resale, the current registered owner and a clean chain of title are the primary counterparties to investigate. A payment instruction from a brand, broker or unrelated company should not replace clear documentation of who has authority to sell.

The project is described as sold out, but that should not be mistaken for documentary evidence of construction completion or lawful occupancy. No confirmed handover date, building approval, occupancy suitability certificate or as-built drawings for Lestari Residence were publicly available in the reviewed material. The relevant paperwork depends partly on when the property was built: older Indonesian houses may have references to an IMB building permit, while the newer system includes PBG building approval and an SLF certificate of fitness for use. A document that has not been inspected is not necessarily missing, yet its existence cannot be presumed either.

Living in the house and operating it as an investment would involve different decisions. A resident will care about moisture, roof condition, ventilation, access during heavy rain, water supply, electrical capacity, noise and the ease of reaching daily services from the actual street. A landlord will also need to establish permissible rental use, local compliance, guest operations, maintenance expenses, taxes and the management agreement, if any. Soobali's separate villa-management business is not evidence that these 13 homes come with an operating contract or that a future purchaser is entitled to use it. No verified occupancy record, rental income, operating cost schedule or resale transaction data has been found for the development.

The most defensible reading is therefore narrow but useful: Lestari Residence was marketed by Soobali as a 13-home development in Sanur, with a clearly stated original two-bedroom format, and is now labelled sold out. Beyond that, a buyer would need a specific resale address, a named seller, registered land documentation, building approvals and an opportunity to inspect the house. Until those materials are available, it would be premature to describe the estate as an active offering, promise foreign ownership, locate it on a precise map or attach a credible yield forecast. A project profile is the starting point for due diligence, not the due diligence itself.

Best for: People looking for a modest two-bedroom residence rather than a large resort villa, provided a genuine resale becomes available.; Buyers who value a private plot and covered parking and are willing to check actual access, condition and shared obligations before making an offer.; Purchasers whose legal status and chosen ownership route can be verified against the selected property's land certificate and present Indonesian rules.; may not suit: Anyone requiring a confirmed developer-sold unit, a current quoted price or an off-plan instalment schedule: none has been established.; A foreign individual expecting direct Hak Milik land title merely because the old advertisement says freehold.; Buyers who need proven pool facilities, beachfront walking distances or a documented rental-yield programme before shortlisting a property..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The street, land parcel and coordinates of the 13 homes remain unverified. Soobali's Kerobokan office, similarly named lodging and a separately marketed villa at Kutat Lestari Residence are not evidence of this site's address.
  • No land certificates or sale agreements were reviewed. The registered titleholder, transfer restrictions and legal developer entity are unknown; a PT named on the associated villa-management website is not automatically the Lestari contracting party.
  • Actual handover, relevant building and occupancy paperwork, current resale listings and lot-specific prices are unverified. The historical IDR 2.8 billion marketing figure is not a live offer.
