Why this project is worth a look
Only two residences
Casa Aurea and Villa Terra form one named development rather than a large estate of repeated units. The small number of homes makes individual design and contractual differences especially important.
A genuine design choice
Casa Aurea prioritises terraces, shared gathering areas and its featured pool. Villa Terra is built around planting and a quieter water-focused atmosphere; the amenities should not be assumed to match.
Room for extended groups
Six bedrooms per villa could suit extended-family visits or larger gatherings. The number alone does not prove an efficient circulation plan, step-free access or comfortable privacy for all occupants.
A Sanur base
Mertasari has a recognisable southern Sanur setting rather than an unspecified Bali location. The exact street, beach access and boundaries still need to be established for each house.
About the project
Mertasari is a collection of two six-bedroom villas in the Sanur area of Bali, presented by Island Living Developments. The homes are named Casa Aurea and Villa Terra. They are not two versions of a standard floor plan: the developer gives each a separate architectural identity, and neither should be treated as representative of the other. For someone considering a large private house in Sanur, that distinction is more useful than the broad language about luxury in the marketing materials.

Casa Aurea is the social, hacienda-influenced option. Its published description centres on stone finishes, archways, extensive terraces and a substantial pool with a slide. Villa Terra takes a different approach: tropical planting, a close connection between indoor and outdoor space, and a water feature below an external area. The developer has not clearly identified a swimming pool for Villa Terra in the project text. A buyer should therefore avoid treating the pool at Casa Aurea as a facility shared by both properties.
The website gives six bedrooms and 7.5 bathrooms for each villa, but it does not provide complete floor plans. This matters more with a large house than it might first appear. Bedroom count does not show which rooms offer privacy, how many require stairs, whether staff and service functions are separated from guest space, or how the living areas behave in the wet season. A design that feels open and inviting for a weekend gathering might need a closer look before it becomes a full-time family home.
Scale is one of the least settled parts of the public information. Island Living presents Mertasari as a two-villa development spanning 914 sqm. On the same project page, Casa Aurea has a stated total of 1,112 sqm, accompanied by 400 sqm of internal space and 712 sqm of external areas. These measurements may describe different categories or levels, but no survey or measuring convention is supplied. The 914 sqm headline cannot safely be divided between the two properties or read as the land conveyed with either one.
Villa Terra's figures are harder to reconcile. The page calls it a 716 sqm villa while separately displaying 360 sqm and 97 sqm in its area specifications. Those figures do not explain the stated total, and the accessible page text does not clearly pair each figure with its internal or external label. Rather than quietly replacing one number with another, the sensible approach is to preserve the quoted information and leave the area comparison open until measured drawings and the relevant plot documentation are available. Asking for those documents is not a formality when two large homes have markedly different advertised sizes.
The geographical description is also intentionally broad. The company's portfolio calls Mertasari a Sanur beachside development. Mertasari Beach is a recognised coastal area in southern Sanur, within Denpasar, and local government material places the beach in Sanur Kauh. That supports the surrounding neighbourhood context, not the cadastral location of these two villas. No reliable public street address or plot pin was identified for the project, so a walking time, beachfront claim or mapped site coordinate would be speculation.
The portfolio is marked 2025. It would be a mistake to treat this as a verified completion date or evidence of handover in 2025. The accessible pages do not include a dated completion certificate, a sale notice for either home, a current inventory or a price list. The brand is clearly associated with the design and development portfolio, and its own website describes Island Living Developments as a development and delivery business. That still leaves a separate question: which legal entity owns the land rights and would actually sign a sale or lease agreement for a particular villa?
Ownership needs to be resolved at the document level rather than inferred from the terminology of other Bali listings. Indonesian land title, use rights and contractual leases are different arrangements. A foreign buyer cannot simply assume that Hak Milik, the Indonesian freehold land title, can be registered directly in their own name. Hak Pakai, a right of use, and other structures depend on the property and buyer's circumstances; none has been evidenced for Casa Aurea or Villa Terra. The public website gives no lease commencement date, expiry, renewal wording or chain between any company and the underlying title.
Nor does the presentation establish the permits relevant to construction and use. PBG concerns building approval, while SLF concerns the building's fitness for use; land-use compatibility is a separate matter. Their absence from a website is not evidence that they do not exist. It means a purchaser has no basis to assume they have been verified. This is particularly important if the plan is to rent the villa to paying guests rather than use it as a private residence, because the applicable permissions and operating arrangements need to match the intended activity.
Island Living also publishes projected development-investment returns elsewhere in its marketing. Those projections cannot be carried across to a buyer's expected rental yield or resale result. A two-house project has no published operating record here showing room nights, nightly rates, management fees, staffing, maintenance or owner-use restrictions. The most defensible conclusion is narrow but useful: Mertasari is an identifiable pair of architecturally different, large villas in Sanur, with enough detail to begin a focused enquiry, and not enough verified commercial or legal material to price a purchase responsibly.
Home types & sizes
Designed around generous gathering spaces, stone surfaces, arched balconies and sunlit terraces. The site separately lists 400 sqm and 712 sqm in its internal/external area specifications, alongside a resort-style pool with a slide. These are marketing specifications, not verified surveyed areas or proof of the land parcel conveyed.
Get floor plans and current pricesA landscape-led design with open living areas, lush planting and a decorative water feature. Its specifications show 360 sqm and 97 sqm beside an unexplained 716 sqm headline total; the matching of figures to the internal and external labels needs plans. The page does not independently establish a swimming pool for this villa.

Location
- Island Living places the project in Mertasari on the beachside of Sanur, within the Denpasar area of Bali. 'Beachside' identifies a general part of the neighbourhood; it is not proof of first-row beach frontage, a private beach connection or a specific walking distance.
- Denpasar's tourism and district authorities identify Mertasari Beach with Sanur Kauh and South Denpasar. That helps locate the public coastal destination, but those sources do not identify the two-villa plot or its exact village administration.
- A site visit should be anchored to a genuine address and plot boundary, not to a beach search result. Street width, neighbouring uses, access arrangements and actual travel routes may make a bigger difference to daily comfort than the marketing's coastal shorthand.

Best for: A family seeking a large private base for several generations or frequent visiting relatives. The six-bedroom configuration is promising, although sleeping arrangements, stairs, acoustic separation and guest bathrooms need to be tested against real plans rather than a headline bedroom count.; A buyer who values architectural personality and wants to assess two different ways of living in the same general neighbourhood. Casa Aurea's pool-led entertaining space and Villa Terra's garden-led concept are not interchangeable, and their running costs may differ substantially.; A purchaser who can work through an evidence-led acquisition, including a proper title review, a site inspection and a contract with an identified counterparty. The project has a clear public identity but should remain a preliminary shortlist option until those materials exist.; may not suit: Someone needing a transparent, immediately comparable asking price and a known lease or title term before speaking to the seller. Neither villa currently has those deal-defining numbers in the reviewed public information, and prices from unrelated Mertasari listings would be misleading.; An investor who requires verified operating income, a signed management arrangement or an immediately usable short-stay rental model. The developer's investment projections do not establish the performance, licensing or net cash flow of either finished villa..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The public location is Mertasari / Sanur beachside only. Neither home's exact street, plot boundary, individual land area, cadastral village nor coordinates were confirmed. A pin for Mertasari Beach would not locate the development.
- The project is described as spanning 914 sqm; Casa Aurea is also described as 1,112 sqm and Villa Terra as 716 sqm. Villa Terra's separate area figures of 360 sqm and 97 sqm do not reconcile with 716 sqm, and their labels cannot be confidently paired from the accessible page text. Plans, measured-area definitions and subdivision documents remain unverified.
- No current asking price or availability as of 17 October 2026, verified handover tied to the portfolio's 2025 label, buyer's title or lease, contracting entity, PBG/SLF records, plot-specific land-use evidence or rental-operating terms were established. Unreviewed permits should not be described as absent.
